Shower installation in commercial building: Michael Vargas arrived promptly to give an estimate on the installation of a new pre-fab corner shower in our commercial site's second bathroom. His estimate was fair, and he agreed to work with his two-man crew primarily at night and starting the following evening. He had experience in solving a challenging plumbing issue in successfully determining the best location for the drain route. Mike is easy to work with, cheerful, respectful, and honorable. I would give Belru a 4 1/2 stars. There were several marks left on the walls from handprints and some of the paint touch-ups after the install were not completely covered. All in all Belru Construction did a very fine job and I would hire them again. Their price is competitive too!! They are nice and work very hard.

Thanks to thumbtack I was able to find SOTA Construction Company, a great company for repairs I needed to one of my bathrooms, the shower wall tiles had to be removed and replaced, along with the fan, and some plumbing. They showed up within a couple of hours after I contacted them. And started the job as promised and on time. I'm very happy with the work they did. I would highly recommend these guys. They were very perfessional and nice too!!

Put a request in for quotes on my roof. Hey responded with in 45 minutes with a phone call. Showed up at my house 30 minutes later gave me a rough estimate. Told him get the ball rolling on the job. 2 days later gave me a full estimate maybe $100 more from the rough estimate. 3 days later he had is crew fixing my roof. Done the same day. Very happy!

SW Construction was hired by the seller to repair a truss HVAC support, and section 1 items on the home I am purchasing and where I have resided as a tenant. Scott and his team were great! Scott explained every detail of what they were doing, reviewed every item his team repaired, and gave instruction as needed or if he saw the need for additional changes. Spectrum One did a great job with our Master Bath remodel. My husband and I appreciated the time they took with us through the planning stage, cost and time estimates through the completion of the job. We have a beautiful bathroom. KGA Construction was AWESOME! First, Gennadiy was the only contractor who was available for a small job. The tree trimmer hit my t1-11 siding right on the seam so I only needed one panel replaced. My gas line had to be shut off and removed and Gennadiy worked around PG&E's schedule for the disconnect. Second, Gennadiy did an excellent job of replacing the siding. Third, Gennadiy was very polite and professional. I can't say enough good things about Gennadiy. I am so happy Gennadiy was the contractor who did my job.

I meet with Brian today. My need is to convert a tub/shower to a shower only for my son who will be returning from a deployment. My project changed after contacting Insight and I sent a message to say I had additional needs. Quick response which is always helpful. Brian did show and showed on time. He gave me many options to keep the project price under control. I can purchase all materials or he can purchase for me. I like the options. He gave me an overview and took time to answer my questions. I am waiting his estimate currently. So many Contractors do not show or its not worth their time yet they do not let the customer know that is the situation. I feel Brian will respond with an estimate as promised. I am really most impressed with Brian and hope I have found a contractor that I can use long term future projects :).

The business practices were good from the beginning — on time for estimate, good paperwork, prompt quote itemizing work components, understandable prices, good bottom line. All work was planned and scheduled. I was kept informed with text messages. Adjustments for weather were all communicated in a timely manner. Color samples were applied in all potentially sensitive areas. The finished job looked exactly as expected. The crew members were all experienced, very competent, focused, and motivated. The painting was completed exactly on schedule and looks great. Cleanup was thorough. This was an excellent job in all respects. I’d use APS again.

Not only is the quality of our new home top notch, the entire process from our first meeting until our final walk through was professional and a true partnership. The guys at GoPro Construction were excellent. Had renters trash a house in Sacramento and needed a contractor to rehab/remodel the place in a timely fashion. Brian and his crew did just that. Excellent kitchen and bath quality, as well as better value compared to the other bids I got. The whole job went smooth, except for me getting to the project late one day. The home is so much more fresh than the old style....I guess in a way I lucked out with the bad tenants, as now I have a place where I can raise the rent pretty significantly. Will definitely use again....Will post pictures later, as none in computer.....thanks.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
