    I specialize in selling properties with tenants in place.     Thoroughly investigate anyone you are thinking of acting as your agent. Ask them how many homes they've sold in the last year. How many of those homes were in your area, or the area you're looking to buy in? Can this agent provide you with testimonials from previous clients? Are there any issues this agent may have with the BBB? And of course, is this person a licensed Realtor? Make sure this agent has a well thought out marketing plan, assure this person is working full time and that their business is service oriented. There are many things an agent may just tell you but ask for proof - if it isn't on paper, it doesn't exist.
