Absolute Property Management is hands down the best property management company in Sacramento. They have the best rates and the best service. Whenever I have a question, I call and someone always picks up. With maintenance issues, they're team is quick to line up a service technician to fix the issue, which our tenants really appreciate. Absolute Property Management really goes the extra mile to make sure that our needs are being met, and they're also very friendly and respectful to tenants...in turn, our tenants love living at our rental home, and they always pay on time. They have a full-service accounting team to insure all of the numbers are correct, and their statements are very easy to read (unlike other management companies we've used in the past). I would recommend Absolute Property Management to anyone needing reliable full-service property management in the Sacramento Area.

I have nothing but great things to say about Absolute Property Management. I've used several other property management companies in the past, and those previous management companies were sloppy with their records, didn't return our phone calls, and charged us lost of junk fees. Absolute Property Management has been able to find us quality tenants who pay on time every month, they don't nickel and dime us with garbage fees, and I love how responsive, honest, and caring their team is when it comes to our needs as owners, and to the needs of our tenants. We will continue to use Absolute Property Management for all of our rentals going forward.

What should the customer know about your pricing (e.g., discounts, fees)?
Absolute Property Management offers the best rates and greatest value of all property management companies in Sacramento. We offer 3 easy pricing options, with plans as low as $119 per month. All plans include Full-Service property management. We don't charge any mark-up fees for maintenance items, or any other junk fees. Straightforward, honest, & affordable pricing is what you can expect when you work with us!
What is your typical process for working with a new customer?
As an owner, the first step in the process is for you to choose a service plan which best meets your needs. Once you have chosen the service plan that that’s right for you, contact us via our website, by email, or by phone, to discuss the next steps. We will need you to sign a Property Management Agreement, which will spell out many of the terms of service. For vacant properties, we will schedule an initial on-site visit at the property, where we will take notes and offer suggestions on what (if anything) is needed, in order to get the property rent-ready. You will need to complete an Owner Property Questionnaire (located on our website) where you will list important details about the home (Ex: Does the home have solar?, HOA & Utility details, and so on). Once the home is rent-ready, we will take photos of the home and create an attractive rental ad. We will then find you a quality tenant, and we will screen the tenant to insure they have good credit, good income, no criminal record, and no evictions. We will prepare a Lease Agreement for you and the tenant to sign, and we will then set up portal accounts for you and the tenant...the tenant will be able to make payments directly through their portal, and you will be able to view / download statements, and so on.
