I have a property and share fences with 5 different neighbors. We have replaced 4 and dream builders did the 5th. They are hands down the best builders we worked with. The price was excellent, the fence looks great, they knocked out the job in days, and went above and beyond fixing a few extra odds and ends. I'm going to use them for a bathroom model and even some landscaping work. I run a company with over 500 employees and I would hire these guys if they were bond traders versus builders. They are honest and have true character.

Francis is our new "go to" guy. I am so grateful we found him. As a landlord living in Orange County, I wasn't sure how it was going to work out finding someone for repair work on a condo in Sacramento. Francis made a potentially difficult long distance problem very easy. He supplied SKUs so I could order items online, which he then picked up at the store.Thumbtack gave several good options, and we lucked out with Francis. He did an excellent job installing a new toilet and garbage disposal, and fixing little odds and ends around the house. I recently hired Albert to repair the fence on my rental property in SF due to storm damage. He was prompt & courteous and attentive to my needs as a remote landlord. He gave me a fair estimate and sent pictures of the damage and explained the scope of the repair involved. After approval of the proposal, he executed the work in a timely matter and kept me updated on the progress & worked well with my tenant. Within 2 weeks, another storm caused some further damage to the property and he came promptly and repaired the problem, saving me hundred of dollars in the process. After 2 wonderful experiences, I employed him again to repair some lock and door knob issues that recently occurred as well. I would highly recommend him for any handyman services you might require as he is both honest, co-operative, punctual and trustworthy.

Nate was very courteous, efficient and reliable. I asked several carpenters to give me an estimate for replacing trim around the outside of my house windows and they said they would, but didn't show. Nate showed when he said he would and gave me pricing right away. He started and finished the job giving me constant updates including pictures. I am glad to have found someone so knowledgeable and will continue to use him for things at my properties.

I had had nothing but bad experiences in the past with property management firms, so had been doing my own management. I had one duplex in a "challenging" area and was having a terrible time finding good tenants. I had 3 evictions in one year. I saw Bonnie's ad and decided to give her a try after speaking with her. She is a miracle worker. I don't know how she does it but she finds great tenants and I have since given her another duplex. I can't believe what a great job she is doing. The only problem I have with her is she says she may be relocating out of the area in the future. I will be devastated if that happens. She is a godsend. Please Bonnie, don't leave!

It gives me great pleasure to write this recommendation letter on behalf of Equinox. I own two rental properties in the cities of Napa and American Canyon. Last year, Equinox repaired my property in Napa. This job included the painting of the exterior of the building made of stucco and wood. Equinox performed exceptionally well and went above and beyond by making sure that work was completed to my satisfaction (on time and within budget). Additionally, Equinox worked diligently in repairing a wooden deck and an iron bridge that connects the deck to the patio. After the work was done, the house recovered its luster and beauty! Equinox painted the exterior of my second property in American Canyon. This building is made up mostly of stucco. They power washed the exteriors, replaced the wooden frames of front windows, performed detailed repairs around the walls where they found cracks and other minor things. I was very impressed with the final result. I was very satisfied with their performance. The house recovered its original beauty! Equinox's personnel is detailed oriented, dependable and trustworthy. I hired Mr. Quinley to build a vertical stamped concrete wall with a redwood fence on top of it. My property backs up to a commercial property lot. Mr Quinley did an awesome job. In fact I've had an incredible number of compliments about it. He did such a great job, I hired him to put in two sliding glass doors & a set of French doors.

Chris did a great job. He was on time. He is a very hard worker. I needed new railings for my porch and I wanted tile laid on my porch, also. Chris gave me options of how the job could be done. He went with me to Home depot and Lowes to pick out the materials that I wanted used and purchase them myself. I really appreciated that. He is very meticulous and precise with his work. He did extra work that he thought would make it look better. I am so proud of the work he did. He has such a great personality.       What is a general contractor?

      When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

      When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

      What does a property management company do?

      Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      How do you choose a commercial general contractor?

When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

      Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      Do property managers need to be licensed?

      The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
