We needed to sell our investment property in Brookside Estates and after the tenant moved out it needed extensive work. We called 3 real estate agents to see what the value of our home was and how they could help us with the repairs and the sale. Sheree Cox was the only one that had a complete plan for rehabbing the house and marketing it when it went on the market. It took 2 weeks for the work to be done and it sold for $15,000 over list price within 3 days. Finding a reliable real estate agent to help you sell your home is not always an easy task. In my case, putting my house on the market meant receiving dozens of phone calls from agents looking for their next pay check. But I declined their offers as I sought the services of an up-and-coming realtor who I had been referred to by a friend. This young man proved to be just what I was looking for: someone reliable, personable, punctual, and as full of tact as you could get. They say negotiation is a key part of a realtor’s work. And one of the biggest factors in choosing a realtor is whether they have the negotiation skills necessary to broker the best possible deal on your behalf. Well, with Arman, I had no worries because his ability to negotiate was second to none. My husband and I could not have been happier with his work; he made sure the listing was presented in the best possible light. And because of his efforts, we received multiple offers on our home. Ultimately, we sold our home at the price we believed it was worth. This would have not been possible without an agent like Arman by our side. I must also say that he was always easy to reach – there was not one phone call that went unreturned or unanswered. Moreover, he was very helpful in that he kept me and my husband updated with important time-sensitive information as quickly as he received it.     I have sold and bought three properties with Pam Sanchez . She has always conducted a very professional business ,while not losing sight of the fact that her job as a real estate agent is to assist with arranging smooth transitions on both sides of a deal. In particular the house I'm living in now was a bidding situation , while not the highest bidder ,it was her suggestion that made the deal work satisfying both parties. Interestly right after the deal was agreed to the opposing bidder made a similar offer but it was to late. This is the foresight I expect ,and the very reason why you hire professionals. I have used two other agents over the past fifteen years and would describe their service as average but not exceptional. If you are looking for a real estate agent who is willing to search for solutions to difficult problems and reason outside the box , I give Pam Sanchez an unhesitating endorsement .       What's the difference between a real estate broker and an agent?

      Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

      What should you look for in a real estate agent?

      When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

      Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house.       What do real estate agents charge?

      Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

      • Home inspection: $200-$350 or more, depending on region.
      • Home appraisal: $250-$400 or more, depending on region.
      • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
      • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
