Dave Clark was exceptional-before, during, and after the sale of our home. We've had other realtors sell past homes and Dave was by far the very best. His easy going manner and his suggestions were great!

I have worked with Robert to buy two properties, both have more than doubled in value. What sets Robert apart from others, is his attention to detail, network of homes, extensive knowledge of the market, quality service, and his ability to educate and coach his clients on all the variables involved. When we were buying our first property, all realtors were telling us to buy and it’s a great time. Robert was the only one who educated us on the time of the market, it’s still a seller’s market, but the market is about to shift. He told us to wait another 6-12 months and we did. It turned out to be a great call, as the market took a shift and became a buyer’s market. We were able to buy a great home (which did need some work), good schools and currently 2X in value today. Years later, we were about to invest in a heavy remodel project of our home, and Robert suggested an option. Think about a small cost-effective remodel option and invest in a second home as the market shifted again to a buyer’s market. The second home would be in an area with excellent schools for my kids, excellent resell value, and a larger home for my family. We currently love our second home, love the schools, and this one has 2X+ in value and climbing. I highly recommend Robert! -David & Gaby

He is very thorough, reliable and experienced! We have been looking at house market for about 2 years before we bought our first house with his help, and during these 2 years we have been reaching out to him million times via email, in person, phone call. He never gets tired or being impatient, and he always listens with full attention no matter how small or silly my question is and answers each question with his strategies and full considerations. He never pushes or persuade us making any decision and clear minds are important to help us to make a right choice. He is also very good at researching. When we are stocked to find out a 5 bedroom house and already envision ourselves living there, he found out some discrepancies of room counts between county records and seller's description, and researched some other potential issues related to that. That attention to details and due diligence and abundant experience are so important when it comes to big purchase decision. I would highly recommend Arpad!

“Larry put in many hours to help me locate and purchase an inexpensive condo that he was not likely to make much commission on. The sale dragged on for two weeks after the anticipated close of escrow (due to circumstances out of our control), but Larry remained calm and patient and answered all my questions quickly. He even served as my "man on the scene" when I couldn't make it to San Jose for inspections. Larry exemplifies the attitude one expects from an office called Customer Service Realty." I am a realtor, working mainly in Santa Clara county, specializing in residential property. I have helped buyers, sellers and investors since 2004.

If you're buying, expect a lot of questions from me! Why are you moving? Do you have children? What's important to you in a house and neighborhood? The more questions I ask, the better chance we have of finding you just the right home. Once I feel I have a handle on your needs as a buyer, we'll explore the various neighborhoods and available homes together. When a house "clicks", I'll offer you my expertise in helping you evaluate its condition and how this home fits your criteria. Before making an offer, we'll take a look at comparable homes on the market. After negotiating our price and conditions, I'll coordinate a professional team of reliable local lenders, escrow officers, inspectors, and various services who will see to every last detail throughout the escrow period. Even after the sale is complete, I like to assist my clients in any way I can. The way I see it, a successful sale is just the beginning of a long relationship. Sellers have different needs. Some need to sell their home quickly. Others have a little more time to deliberate. All sellers are looking for the best possible return on their investment. In each situation, I like to tailor my services to meet my clients' specific needs. That means evaluating a property's potential, suggesting various pricing and listing strategies, preparing the home, and the seller, for marketing. We'll ensure maximum exposure of your home through the internet, multiple listing service, broker previews, print advertising, open houses, and custom brochures. I believe that my attention to detail, my negotiating skills, my clear communication, honesty and enthusiastic nature are why so many of my clients are pleased with their transactions. But real estate requires a true team effort. And I think many of my clients learn a great deal, not just about real estate, but about themselves, through our process together.

Real estate can be very confusing. However, whether you intend to buy a new home or to sell your condo, Debbie Marino can definitely take care of all your problems with your best interests in mind.

What makes my service stand out over others, is attention to detail, great communication, excellent negotiation and creative solutions. My marketing skills have been crafted over time as well as my entire service model. What is most important is the marketing strategy I use. Buyers are busy and they each have their avenue on how they search for a property. I have multiple platforms I use to make sure your listing is presented in the best light and appears in the preferred space to reach each individual consumer. Print, online, social media, even how the sign in your front yard looks. Professional service built by experience and knowledge.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

    • Represent clients who are looking to buy, sell and rent properties.
    • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
    • Determine competitive market prices by comparing properties.
    • Create and publicize lists of properties for sale, including details such as location and features.
    • Market properties through advertisements, open houses and listing services.
    • Show prospective buyers or renters properties.
    • Present purchase offers to sellers for consideration.
    • Mediate negotiations between buyer and seller.
    • Ensure that all terms of purchase contracts are met.
    • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

    • Home inspection: $200-$350 or more, depending on region.
    • Home appraisal: $250-$400 or more, depending on region.
    • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
    • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
Hire skilled professionals for absolutely everything.
