I am a sole proprietor architect based in San Francisco. The architectural services that I provided are:
ADU design and permitting packages
Custom homes and spec houses
Prototype stock plans
New build, renovations, and additions
Legalization permitting packages
High-rise facade inspections and DBI safety reports (San Francisco and LA)
Subject Matter Expert Witness (SME) on half of homeowners who have been scammed by less than scrupulous contractors
Please note that I only use the traditional design-bid-build delivery method for my architectural services, rendering said services via the AIA Document B101-2017, Standard Form of Agreement Between Owner and Architect, where I work directly for the homeowner as their private architect and advocate.
To this end, I highly recommend not hiring a "one-stop-shop" with a design-build delivery method, which is where the architect works for the contractor rather than the homeowner. The conflict of interest here should be evident; however, I find far too many homeowners end up victims of these "one-stop-shops" where in essence, the fox is watching the hen house.
