I hired Jasper to build a custom storage bench for me, and a modern barn door. Jasper responded to my post and came by to see the space prior to giving me a quote. He took my ideas and made some suggestions, and drew me a plan of what the pieces would look like. He was also able to find wood that matched my existing wooden floors and mango wood furniture very well. The bench he built fits perfectly in my space and looks seamless. The barn door is very modern (just what I wanted) and looks fantastic in my room. He also kindly offered to come by in a month to ensure that there was no issues and adjust anything to my liking once I have had time to use the pieces. Overall turnaround from the time he responded to my Thumbtack post to delivery of items was less than 2 weeks.

Our remodeling was done remotely, and yet we were thrilled with the end result. Lifetime Remodeling provided us with the highest quality of work and costumer service. Lifetime remodeling brought their structural engineer, completed blue prints, got the plans approved with the city, and orchestrated all the professionals. The work included taking down walls, electrical work, building a pantry and a walk-in closet, repositioning a supporting beam, enlarging windows, creating a bar, painting walls and cabinets, changing bathroom floors, installing kitchen backsplash, hardwood flooring installation and refinishing, and more. Shmuel and the team were very receptive to all our requests and easy to communicate with. The job was completed within the planned budget and time frame. They truly care about doing the best for their clients, and it shows. Highly recommended.

Michael and his crew did an excellent job on our kitchen remodeling. We have put in a lot of effort and investments into custom cabinets, granite counter top, and high-end appliances and we want the job to be done professionally. We interviewed 6 contractors and decided to go with Michael. We had the opportunity to review some of his previous projects and were very impressed with his creativity, workmanship, and level of detail. For our project, we had him raise the ceiling by 18” inches, move couple windows, install new windows and patio doors and reconfigure the kitchen layout. When it’s all done, the new kitchen looks beautiful and open. The only negative thing about the project was that it took a bit longer than the original plan. Michael was patient with us as we made changes to the plan as well as unexpected appliances late delivery. But that’s ok, we love our new kitchen. We are enjoying it everyday. Michael also went extra miles in helping me fixing a few small projects round the house. Overall I'm very pleased with his work and planning to have him remodel my master bathroom once I get my budget ready.

this is for a work that was done on my mom's house. the house needed major repairs and updates (since it was never touched from the 50s when originally bought by my mom) m&m construction updated kitchen cabinets, countertops, converted electric stove to gas operated. old wall papers were removed, new texture applied with new paint. they also removed old carpets and discovered some nice looking wood floors underneath which they were able to sand and stain, floors looks amazing! thank you very much guys

Vahid drew a plan that I later took to the San Francisco city department of building inspection and from the first try, changes to the apartment that we were planning to remodel had been approved. That tells me that Vahid is an architect who knows exactly what he is doing. He has printed 4 copies of the plan even though San Francisco department of building inspection requires only 2 copies. All 4 copies have been included into a price. I am definitely his client if I ever will need architectural plans drawn again in the future.

We hired David to create CAD drawings for plans we needed to get approved from the city. David came and met our contractor and made suggestions and observations that were helpful. It is obvious he has training in architecture and is knowledgeable about minimum requirements for city code. Drawings were approved by the city and we are happy with the results. I would not hesitate to hire David again.

Marcus helped us design and draw out the plans for a 2 phase remodel and addition to our home. Early in the planning stage, he was able to detect a major measuring mistake that we made and helped correct it quickly. He has a lot of wonderful ideas which he incorporated into the design. We had a great room and he helped think through and proposed ideas on how to demarcate the areas. He knew that we wanted a more modern style and he suggested ways to modernize the space. Marcus also worked with the city to meet all their requirements and the plans were approved with minimal changes. It was a pleasure to work with Marcus and have already referred him to our friends.

She is very punctual and put a lot of thought into the design to achieve the look that I was going for and the use for which it was intended. We hired Jennifer to help us with a kitchen and bath remodel, as well as space planning, lighting, paint, and furniture for the whole home. She really made an effort to understand what we were looking for and to make design suggestions that were elegant and fit our personal style. She was also able to suggest things that I would never have thought of, but that ended up being such a perfect fit in our home. She is incredibly patient and keeps working on things until they are perfect. I hired Esther's firm for a tenant improvement project consisting of a new restaurant and a cafe next door. They designed a hip and functional interior, an attractive exterior with outdoor seating, and was involved in all the details including the design of millwork, furniture, signage, lighting, and finishes. They coordinated and led multiple engineers and the equipment supplier on the project. They had no issues with getting approval from the Health, Planning, and Building Depts. When I first met Gregg through a mutual friend, I was a new and first time homeowner about to embark on a 54 square foot bathroom remodel (The house I bought was built in 1932 and still had the bathroom from that era.) that I foolishly thought I could accomplish myself. My engagement with Gregg started out as a series of floor plan ideas and evolved into the entire bathroom renovation. Gregg designed custom cabinetry for me, and he (and one of his associates) selected most of the fixtures and finishes as well. I thoroughly enjoyed the creative process with him, and there was opportunity to make some decisions based on a selection he had curated for me. Because the scope of the work that Gregg performed for me evolved, the engagement lasted about six months in total. I couldn't be happier with the finished product. The bathroom has been "in use" for about 18 months now, and it's still my favorite room in the house. Once I have enough in the bank, the next remodel I'd like to do is the kitchen. You can bet that Gregg will be at the top of the list!

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
