I believe design is about manipulating spaces to fit the needs of the people who inhabit them.
Since 2013, I've been designing/remodeling clean, modern/transitional spaces that not only look beautiful but function perfectly. My process seeks to bring our ideas together to create a "high-contrast environment". I do this by using light/shadow, indoor/outdoor spaces, and a mixture of materials that highlight their use and function. In all of my projects, I utilize 3D software, in addition to traditional hand sketch techniques, to make sure you have the best idea possible of what your space will look like when it's completed.

Michael, is great to work with. He helped us with permitting and drawings for a added room project. What we appreciated is the fact that he is very professional and proactive with his work. I am most impressed! We only just got started but already I have total confidence in him and find him to be very amiable and a pleasure to work with, very cooperative, a good listener, and polite. Also a very good attitude - a "can do" attitude, willing to please, caring about what it is I want done. He is also professional and knowledgeable. What should the customer know about your pricing (e.g., discounts, fees)?
Typically, fees range from 3-12% of the estimated retail construction costs, with higher percentages applied to lower budgets. This, of course, is a general guideline and greatly depends on the complexity of the design and the services you want 1to1 to provide. When you hire 1to1, you have access to our full suite of products and services. We only ever charge for time spent. Because every design is different, we want you to use your mental energy thinking of your future space, not whether what you're asking will result in a change order.
Police, Fire Fighters, and Active Duty/Veteran Military members always receive a 15% discount on all fees.
United States Marines receive a 17.75% discount.
1to1 Design Studio hourly rates are as follows:
Sr. Designer $200hr
Jr. Designer $175hr
Draftsman $145hr
Administration $85
What is your typical process for working with a new customer?
All projects start with an initial meet and greet. Although we do offer virtual initial meetings, I prefer to experience everything firsthand, from site conditions to how your daily routines are affected by the current home.
After you approve the fee proposal, we'll review a questionnaire to gain a clear understanding of how your family intends to use the space and what you ultimately want from the home. My goal is to create a home tailored for you, not just for someone who might buy it later.
At this stage, we begin developing the proposed floor plan sketches. Depending on the scope of the project, this might be a quick hand sketch to guide our direction, or it could immediately transition into our 3D software, allowing us to view the space from all angles during the design process.
What education and/or training do you have that relates to your work?
I studied Architecture, worked for an Architect, and ultimately fell in love with, and missed the built environment. I have spent the last few years, since 2013 working with/for Builders who are passionate about design. I've provided Construction Documents for these contractors while also working side by side with them during the construction process, making sure what is built functions, and looks amazing.
