Dave is more than outstanding. Not only is he professional, he can also think on this feet to resolve a very difficult door issues that we had for a long time. We live in a high end home and had 2 contractors work on the problem Each improved the situation slightly but the cause of the problem was never truly understood until Dave came along. One reputable door company even tried to sell me a new door. Initially, I was extremely wary of using someone from Thumbtack as there was no way to check credentials and bona fide references. Dave has certainly surprised us on the upside. He is cost conscious for his clients and does not recommend a more expensive solution if a cheaper one can be had. I watched Dave work the entire 2 hours he was here. He spent a great deal of time troubleshooting and then came up with a game plan that we both agreed would be ideal. He's a hard worker and an intelligent one at that. In the future, I will call on Dave to do maintenance work on our home without the slightest reservation. Ting P.

One of the first things Gleo told me was that he had a regular job and would be able to work on weekends. He did two jobs for me at a rental. One was installing a medicine cabinet and interior lock. He did not complete repair of drywall repair by the cabinet. The other job was installation of a security door. He installed the medicine cabinet, lock and security door in a good manner. He did not complete an addition to the bottom of the security door. He was pleasant, on time, cleaned up well, and cooperative but for the incomplete items. I wanted him to paint a bath in S.F. at another rental but, he did not give me an estimate (perhaps too far away). Manelis Properties

I've literally communicated with or contacted at least five contractors over the past two months to complete this flooring job. Salinas was an answer to prayer! Whereas other sites or contractors told me to wait and/or never got back to me or took others jobs, Vyron responded promptly within an hour when I posted the job on Thumbtack. Vyron and Pablo did excellent work putting down a new subfloor and plywood, then installing an LVP (see photos) and a new toilet (not pictured). Vyron communicated about every step of repair and installation and about every purchase for the job. He takes pride in his work and left the work area clean. I'm so glad that the job is finished and that it was done well.

I hired Gusanito to install porcelain tiles in my bathroom. He was very prompt--being the first contractor to contact me on thumbtack--and quickly responded to my text messages whenever I had a question. He takes his time and is very detailed in his work. He is also willing to help you with other problems. For example, in addition to installing the tiles, I also wanted to change my sink faucet and shower handles. He agreed to do the extra work at a reasonable price. The tile installation went smoothly, however, we ran into plumbing issues which he couldn't solve. I'm giving him four stars because I hired him on thumbtack for tile installation services, not plumbing. Nonetheless, he agreed to bring his cousin (who is an experienced plumber) over the next day to change my sink faucet at no extra cost. The total work took about two full days to complete, but I'm sure it would have been less if we didn't run into the plumbing issues. So I recommend him but make sure you talk with him thoroughly about what you want to accomplish.

Pros: Jasper was prompt in responding, punctual, friendly, and completed the work quickly. I was impressed that he finished this project in one day; whereas other contractors seemed to indicate it was more work and more difficult. I would hire him again. Some areas he can improve: There were a couple of minor areas that were knicked on our kitchen island that I didn't notice until cleaning up. Also, I think he could have done a little better cleaning up the island- wiping down the cabinet fronts that had a light layer of dust (I did this myself). Finally, I gave him a box of stain & top coat that the previous owners left to us. He applied them but I noticed they didn't leave the counter shiny, like the finish we had before he sanded. After Jasper left, my husband realized we were missing the water sealant coat which we had in the garage. So now we are applying this coat ourselves to make the island water- proof and give it the same shine. This isn't totally Jasper's fault since I gave him the supplies but I would have liked if he would have noted that something seemed to be missing or off (or given his recommendations on what he would have stained/sealed it with to make sure the wood stayed water proof.) Overall, I'm happy with the work.

Brian did a office remodeling for me including demolition of a whole room, removing many built-in cabinets, rewiring, and finishing new walls. He mostly worked alone, but his work was meticulous. Brian is one of very very few contractors whom I can actually trust. (I have built a 8,000 s.f. house among other building projects, so I have experience with many contractors.) Brian will do what he promised, at the price he promised, within the time frame he promised. Highly recommended for all remodeling work. Thank you, Brian, for a job well done.

We hired Lifetime Remodeling in the summer of 2017 to do a first floor addition to our home in Millbrae. The project involved adding 400 square feet to our house, which included expanding the living room and adding a new bedroom and a new bathroom. It was wonderful working with Sam and his team at every step of the way. Their bid was very competitive compared to the many others I got, and the estimated time for completion (about four months) was much shorter than most of the other quotes. Lifetime's responsive customer service and attention to detail made our lives so much easier. Here are just a few examples of things they did to minimize our stress. When strong winds blew the construction fence over during off hours, they came out here quickly to get it back up and weigh it down with sandbags. When it came time to block off the parts of the house being demolished, they helped us move furniture and cover it carefully so that it would not get damaged or dirty during construction. When they needed to move the wiring for our internet access, they made sure to reconnect it promptly. The temporary wall they built was very sturdy and effective at blocking out dust, so we had no problem continuing to live in the house throughout the construction. Sam also closely inspected all the work and often caught adjustments to be made that I did not notice. For example, even though the interior painting looked fine to me, Sam decided that he wanted another coat. When we did point out other things that needed adjusting, such as leveling out certain fixtures, the team promptly fixed them. When I asked for a different design for our recessed lighting at the last minute, even after some of them had already been installed, Sam accommodated the request. Sam checked in with me often, so I always felt well informed about the next steps coming up and what I needed to plan for. This was awesome because I learned that it can be agonizing to pick out tiles, hardwood, hardware, etc. for a project like this, especially for someone like me doing it for the first time. It was also helpful to have Sam's recommendations for suppliers for the finishes and fixtures. We were really impressed that Lifetime finished the project pretty much right on schedule and with absolutely no cost overruns. To make this happen, most days, Lifetime had a team of two to four workers here by 8 a.m., and they worked steadily for the entire day. They also often worked on weekends. After Lifetime finished the addition to the house, we ended up also hiring them to do landscaping for our front yard and replacing our concrete driveway with paver stones. They also did a great job on this, and we are so happy with and amazed by how our house looks now. Remodeling inevitably involves many hard decisions and a lot of time, energy, and money invested by the homeowner! The last thing you need is a contractor who adds unnecessary stress, yet it seemed like everyone I talked to had horror stories about their contractors. We are so grateful that Sam and Lifetime made it a wonderful experience for us.

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

I was having problems with my shower and asked around the local nursery moms for a plumber. Someone recommended the company Lemon Remodeling and Services. Several days after meeting with Assaf, one of their project managers, without feeling any sense of pressure, we had come together to redesign the whole bathroom. I still love it today! I have two young boys and so I didn’t have the time to fuss and look at design magazines or shop around for suppliers: all I knew was that I wanted something modern with clean lines that was functional and would still work within the designs of our period house. He had gained my trust so I gave him the go ahead to source the best quality products at the best prices. I saw he has experience so I didn’t question his judgment, suppliers or prices even once. All the sub-contractors he used for things such as plumbing and flooring were a delight, and I still use them to this day. Assaf himself was charming, trustworthy, talented and very creative. He was extremely conscientious, and left no stone unturned. He had super ideas and was very au fait with all the modern changes in the bathroom design industry. The bathroom continues to function efficiently since Assaf put it in place, and looks beautiful. I would have absolutely no hesitation in recommending Lemon Remodeling and Services.

I had a small fence section that was started by another contractor and it was a disaster. Nothing was level, there were concrete pillars jutting out of the ground so I fired the contractor and started looking for another one. Victor answered my post on thumbtack and I had him come over the next day to give me a quote. He's quiet, confident and quickly understood what I was trying to do and went about explaining the corrective work that would need to done and in a few minutes listed of the material needed and why the previous contractors design was flawed and ugly. Not only did he finish the project but he corrected all the mistakes the previous contractor had made and I'm very happy with the end result. I hired him immediately to fix some rotten wooden planter boxes on the side of my house. It was a much bigger job than either of us expected but he finished it under 2 days and it looks great.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
