You can tell that all of their 5 star reviews (with one line sentences) are fake and have left by people that are not real customers.If you are a tenant seeking to rent a house with these guys, this is my honest review for you.We moved into a 4br house in Arcadia and Patsy the owner of the Property manager. When checking the house out for the first time, they said they just replaced the old carpet. That was obvious a lie as the carpet had bad stains all over the house. We ignored this anyway since we really liked the location. 12 months later, when the lease was ending they decided to raise the rent from 3k to 3,200 almost 10% without the proper 30 day notice that CA requires.As for maintenance, they will pick and choose which one they will reply to. They made us pay for the garage door repair because they claimed I tampered with it. I told them that it was not working so I tried to fix it from watching YouTube videos but they used that against me. We are the 180$ bill.And finally the move out. I will post a picture of the final settlement. Apparently they charged us over $1000 for cleaning. We vacated the house and spent a day cleaning. It wasnt sparkling clean but it wasn't trashed. Unless they hired doctors and lawyers and paid $150 an hour, I don't know how they came out with this outrageous fee. Oh yeah, they charged $140 to replace light bulbsEhhh...... I maintained the house and backyard garden. But of course this is how they make their money...from your security deposit.I give them a 1 star cause they did answer 3 maintenance calls in the 2 years we lived there.Tldr: if these guys are showing you the house, be prepared to deal with a property manager that is bad in communication and WILL come up with bogus charges to keep your deposit. Crooks? Subjective.

Devin, your Security deposit used to pay for the month of rent that was not paid. Move-in condition photo and move-out condition photo documented the events. I understand we are all in financial hardship. Material and labor cost is 15% - 25% more than pre-COVID. We had send out professional tech every time work order is requested. Copy of Tenant notices are also keep on tenant portal for your review. As for carpet, I was there when they replaced the carpet, if I had know there were smell, we would have send vendor back to correct the situation early. For light bobs, we had to replace all the miss-matched and burned out light bobs about 19 of them (12 in bathrooms, 4 in hallway candlelight, 3 in dinning room). As for cleaning, we thought we had to re-glaze all tubs and kitchen sink, fortunately our cleaning service was able to get them cleaned after much scrubbing. Before you moved in, Landlord had professional landscape vendor to cut all trees and clear the whole back yard. when we received the property back, it was like a jungle ! Landlords stay away. Very poor communication to tenants. I am a landlord myself, but dealt with them as a potential tenant. Good communication is a key to prevent tenant claims and lawsuits, which is on the rise in recent years. I suggest landlords find someone else who can properly handle communications. They stated a much lower tenant liability limit (100K) requirement in the lease than the amount they told me verbally, which btw was on a home worth over $1 million. I suggest to revise it with a couple other clarifications. Without hearing details, their response was simply the cancelation of accepted application, which could open up another set of issues.

Thank you for your input. Renting a house in San Marino will require a bit more tenant liability insurance than renting a regular apartment. Lease term and conditions are carefully written by attorney to be Fair to landlord & tenant under current legal requirements. I am sorry that we cannot change lease terms on an individual bases, especially change liability on early termination of lease agreement. THEIF...I HAVE PROOF WE MAKE 6,556 STOP LYING PATSY UR TRYING TO COVER YOURSELF I HAVE PROOF THOUGH!!!! said I qualified so I applied then within minutes of applying she said I don't qualify and I lost my $100. My daughter and I are disabled she took advantage and I think she is discriminating me. DO NOT TRUST WITH YOUR MONEY

Hi Carolina, According to income provided applicant did not show 3 times rent rate as house hold income. Requirement was advertised and stated clearly on application form. Patsy
