Francisco did a wonderful job of repairing an area of our roof at a good cost. He did not try to upsell and get us to do extra work as some of the others did. We will definitely use him for other projects in the future.

I feel very fortunate that I ran across Steve Petersen and his Mountaintop Construction company when it was determined that I would need a new roof on my house as a result of the large May 8, 2017 hail storm in the Denver, Colo. metro areas. Steve got in touch with me almost immediately after he was referred to me by a referral company called Thumbtack. Steve gave me a more than fair quote on price to replace my roof and had no problems with my waiting a couple of months to have the roof done. Steve helped me all the way through the job, coming out to check out my roof and provide me with his estimate within 24 hrs. I am an 81 yr. old Senior and don't always understand everything and Steve was very patient and thorough in explaining everything so that I would understand it all. He checked my insurance adjuster's estimate and his estimate was within the insurance estimate. He ordered the materials for me and was here up early and monitored the roofing crew's work until the job was done. He relieved me of my anxiety and lack of knowledge on all that had to be done, type of material and how much etc. I could not be happier and feel very lucky and fortunate that I had a man like Steve helping me get the new roof done. If I ever need another roof or other work done that his company does, I will not hesitate to call him again and also will refer anyone I know who is looking for a contractor to call Steve and his company, I have no regrets and am sure anyone else would not have any regrets either. There are good companies, and medium companies and poor companies, Steve's Mountaintop Construction Company happens to be an Excellent and Outstanding company in my mind. One of the best of the best. I had a simple job that needed completed that turned into a multi day project because of problems found during install. Normally this would be considered a bad thing but in this case things could not have gone better. Josiah was extremely polite and professional. He communicated with me through every step of the job and explained every dollar of the end cost to me. He did everything he could to not on,y complete my job but do it correctly so there would be no problems in the future. Will hire again when I have another project that needs tending to.

Ryan Witt installed patio cover for my home. It was a substantial patio 30x10 ft. Ryan did outstanding work and was extremely professional. Ryan was able to translate our request and anticipate our requirements and produce quick estimate. Ryan was also extremely flexible and able to adjust project as it evolved and was able to adjust and add the finishing touches we requested. Project turned out great. Bottom line: Ryan is 5 star contractor. I would highly recommend him to others. He works well with other tradesmen and with inspectors. Ryan delivers quality product in a timely manner at a reasonable price.

Excellent professional, with deep understanding of the construction process and willing to go beyond his strict specialties in order to help the project. The drywall hanging and ceiling and wall surface finish work is close to perfect. You can rest assured that if he is working on something, you do not need to "police" him constantly. Will push until the end, to make sure the work is completed to the client's satisfaction. He makes sure the result is excellent workmanship.

We just made a major move across the country and were looking forward to make significant renovations on our 1963 house. We contacted 3 different contractors whose bids were so high that we were shocked and put off. We decided to try one more time and contacted Anaid Enterprises. We were relieved when we met Leroy because he put us completely at ease and informed us that many of our projects could be handled within our budget. Leroy was extremely professional, courteous and patient as he helped us prioritize our decision-making process. His in-depth knowledge of contracting, costs and materials was the ideal formula for us and allowed to finish our projects in a timely manner. We were relieved how diligent Leroy was about showing up on time each day. This put us at ease and let us relax about getting competent work in a timely fashion. We were thrilled by the final product and would not hesitate to hire Anaid Enterprises again. Thanks Leroy!

It can be difficult to get contractors' attention, especially on small projects. Drywall King of Denver (aka Kevin) made an appointment to come out within a day of my posting on Thumbtack. He committed to price and a schedule when I agreed to his estimate. He used the Thumbtack website tools to provide updates on his availability, which came via email, and met all our expectations. When the job was slightly larger, we worked together to agree on the additional cost. Kevin is great to work with. I will definitely use him again!

This was a good experience from start to finish. Mike looked over the old bathroom and provided a written estimate to gut and redo the whole room. We set a start date and on the day we chose they began. Since my house is over 35 years old we expected surprises, so when we found issues with my floor we revised the estimate - the changes were UNDER $1000 and only took one day more. Drywall took the longest to complete, but re-tiling the walls and floors went smoothly! The best surprise was having the glass block shower wall installed - it was done in less than a day and looked fantastic! The entire job took a week and a half and I am thrilled with the end product. - The new shower cartridge had issues so they came back and made it right. They worked clean and picked up all the debris. Am I satisfied? You bet!

Simply put, I consider Don with Zigler Building Systems an Excellent General Contractor and a man of integrity… “That will handle everything and get it done.” Period. Without wasting any extra time or money. I have also been in the construction industry for a great many years. I know the drill well and understand the process. Don has a passion for attention to detail and an excellent sense of high quality workmanship. My project was substantial covering many weeks. A basement re-construction project which required all aspects of construction. I spoke with Don about the overall plan and my thoughts and considerations, he then went to work. Handling any/all day to day decisions by himself, without the need to consult with me. This was perfect as I placed my complete trust in Don and he completely delivered. I felt completely comfortable with Don in our home. I HIGHLY recommend Zigler Building Systems for ANY construction project. Consider it handled!

Cody was able to schedule the project the day after I spoke with him, developed a contract with costs, did a very good job with the detail work of the Dior installation with caulking, covering nails, clean up, etc. Planned very well before installing my doggie door which ended up requiring exchanging the part for another one, then coming back a couple days later to finish. The project took a little longer than expected but he stuck with his original cost estimate. Would hire him again in a heartbeat!!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

Hire skilled professionals for absolutely everything.
