Francisco did a wonderful job of repairing an area of our roof at a good cost. He did not try to upsell and get us to do extra work as some of the others did. We will definitely use him for other projects in the future.

I feel very fortunate that I ran across Steve Petersen and his Mountaintop Construction company when it was determined that I would need a new roof on my house as a result of the large May 8, 2017 hail storm in the Denver, Colo. metro areas. Steve got in touch with me almost immediately after he was referred to me by a referral company called Thumbtack. Steve gave me a more than fair quote on price to replace my roof and had no problems with my waiting a couple of months to have the roof done. Steve helped me all the way through the job, coming out to check out my roof and provide me with his estimate within 24 hrs. I am an 81 yr. old Senior and don't always understand everything and Steve was very patient and thorough in explaining everything so that I would understand it all. He checked my insurance adjuster's estimate and his estimate was within the insurance estimate. He ordered the materials for me and was here up early and monitored the roofing crew's work until the job was done. He relieved me of my anxiety and lack of knowledge on all that had to be done, type of material and how much etc. I could not be happier and feel very lucky and fortunate that I had a man like Steve helping me get the new roof done. If I ever need another roof or other work done that his company does, I will not hesitate to call him again and also will refer anyone I know who is looking for a contractor to call Steve and his company, I have no regrets and am sure anyone else would not have any regrets either. There are good companies, and medium companies and poor companies, Steve's Mountaintop Construction Company happens to be an Excellent and Outstanding company in my mind. One of the best of the best. Excellent. Very pleased. quoted very lower than traditional companies that didn't even know what I was asking about but yet gave me an estimate of 200 -600 dollars. Abel was there exactly when he said, he completed the job in less than half an hour. I'm so relieved to have this fixed promptly. It's a big load off my mind. He's my guy from now on.

I hired Gonzales Construction to sheetrock the ceiling in my bathroom. It was one of the best experiences that I have ever had with a construction company. Daniel was quick to respond with an estimate of how much the work would cost he immediately sent out two of his people to demo and install new sheetrock what's that got done an excellent time and his employees were very respectful and took pride in the work that they did the next morning he sent out to more of his employees to Mud tape and texture the ceiling and they did a great job and they got it done in great time and they were also very respectful and took pride in the work that they did and my bathroom now looks extremely beautiful. I definitely would recommend them to anybody who is looking to have quality work done to their homes I know they will be just as pleased as I was. To me Gonzalez Construction is one of the best companies that I have ever done business with and I would not have any problem using their services again I would love to thank them for the great work that they did

Ryan Witt installed patio cover for my home. It was a substantial patio 30x10 ft. Ryan did outstanding work and was extremely professional. Ryan was able to translate our request and anticipate our requirements and produce quick estimate. Ryan was also extremely flexible and able to adjust project as it evolved and was able to adjust and add the finishing touches we requested. Project turned out great. Bottom line: Ryan is 5 star contractor. I would highly recommend him to others. He works well with other tradesmen and with inspectors. Ryan delivers quality product in a timely manner at a reasonable price.

Leroy came in to repair extensive wall damage we had as a result of removing a wall between our kitchen and dining room, as well as to patch multiple holes in the walls that were made when the electric was updated. He showed up early, was professional and friendly, and was a real pleasure to be around over this 2-day job. Our plaster and lathe walls pose challenges, and a contractor brought in by our GC said we'd have to drywall over everything as opposed to fixing the plaster. Leroy assured us this was unnecessary and proceeded to do a fantastic patch job that supposedly 'couldn't be done' because of the degree of damage to the walls, and he did it at a much lower cost than other options we'd considered. He took it upon himself to do an extensive repair to some drywall in the ceiling, where someone had done a poor job drywalling over the plaster, even though it wasn't in the original scope of the project. He finished on time and (as another reviewer mentioned) did a great job cleaning up - he hosed off our front porch and welcome mats before leaving. I would hire Leroy for other projects in a heartbeat (in fact I plan to), and strongly recommend him to others.

It can be difficult to get contractors' attention, especially on small projects. Drywall King of Denver (aka Kevin) made an appointment to come out within a day of my posting on Thumbtack. He committed to price and a schedule when I agreed to his estimate. He used the Thumbtack website tools to provide updates on his availability, which came via email, and met all our expectations. When the job was slightly larger, we worked together to agree on the additional cost. Kevin is great to work with. I will definitely use him again!

This was a good experience from start to finish. Mike looked over the old bathroom and provided a written estimate to gut and redo the whole room. We set a start date and on the day we chose they began. Since my house is over 35 years old we expected surprises, so when we found issues with my floor we revised the estimate - the changes were UNDER $1000 and only took one day more. Drywall took the longest to complete, but re-tiling the walls and floors went smoothly! The best surprise was having the glass block shower wall installed - it was done in less than a day and looked fantastic! The entire job took a week and a half and I am thrilled with the end product. - The new shower cartridge had issues so they came back and made it right. They worked clean and picked up all the debris. Am I satisfied? You bet!

After interviewing contractors for nearly a year and almost giving up hope of ever finding one that we felt we could work with, we were lucky to finally find Combs Renovations. Jerald Combs was friendly, knowledgeable, professional, trustworthy and easy to talk to. We gave him concept pictures to illustrate what we wanted the conversion to look like and he quickly understood what we were trying to accomplish. Thanks to his knowledge, expertise and craftsmanship, the finished product was exactly what we had envisioned for our garage renovation. The subcontractors he hired such as electricians, brick layers and dry-wallers did exceptional work and Jerald took responsibility and stood behind all their work. He took great pains to deliver a high quality product; paying particular attention to the detailed finish and trim work on things such as the mantel, bookcases, molding and baseboards—enhancing the overall beauty and character of the room. Speaking from experience, not all contractors are that conscientious or detail oriented. Every inspection passed with flying colors. The Aurora zoning inspectors were very familiar with Jerald and the quality of his work, often remarking on how beautiful the work was and assuring me that everything was being completed correctly, professionally and up to code. Jerald was always willing to take time to meet with us whenever necessary to make sure we were all on the same page. He was also patient when explaining processes that were difficult for us to conceptualize or understand having never gone through a major renovation like this before. He even came back after the job was done to install the new TV and run wires behind the wall at no additional cost. No project of this magnitude is ever completed without some setbacks. Due to unforeseen circumstances the project ran nearly seven weeks over. Despite some of these issues, the project did come in on budget and the finished work is absolutely beautiful. We highly recommend Jerald and would definitely rely on him as our go to person for all of our future projects. In fact, we’ve already asked him for an estimate on a list of new projects that we’d like him to complete.

Fran built our house from start to finish. We still have the basement to finish. It is a rather large house. The quality of the work was excellent. He custom built our home and we love it. He had a lot of very good suggestions. He and his crew were always polite, friendly and cooperative. They were good and courteous to one another. We were around them for approximately six months or more. The things we had trouble with were the work seemed to have taken longer as there would be days when there was no one doing anything. We understand that we were not his only clients and he had to manage the crews. We were always around, which in talking with other people who have had their houses built, most builders do not want or allow. We have a few things which still need to be finished. I feel Fran will do them but it is difficult to work around. The other thing is that I felt, then and now, that if the premises were kept more clean with less clutter they would be able to work more easily. As it was. one group doing staining left. some rags in a pile. When they caught fire there was a lot of damage with the smoke. I will say that they got busy and cleaned the walls redid the painting, repaired the damage and concentrated on getting rid of the smoke smell which was quite extensive. All in all I would recommend having Fran do the work.because in the end the quality is there

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
