Different Types of Inspections: Pre Purchase (Buyer's) Inspection When buying a property, an inspection early in the transaction is essential to learn everything about the property, inside and out, shingle to foundation--all of its imperfections, major flaws and defects (if any), and assets. You'll end up with a thorough understanding of the home's condition, from the in-depth computerized report you'll receive as well as the explanations given during the process while you walk the property with the inspector. Pre Listing (Seller's) Inspection This is the home inspection your realtor will suggest for you before you put the property on the market. New Construction Inspections Statistcally, more defects and problems will show up in the first year of a newly-built home than in years 3-5. Many construction tasks (framing, plumbing, foundation, electrical, etc.) are usually subcontracted to the lowest bidder, and with the speed of building being one of the highest priorities to a builder, monitoring the coordination of all of a home's systems coming together is never perfect. Make sure to bring a home inspector with you during or before the final walk-through. Warranty Inspections Before your home builder's warranty expires, have an inspection done to complete repairs while you still have the chance.
