I just hired Terrence for property management and I can already tell this is going to be an incredible working relationship! He is proactive, responsible, and hasn't wasted any time making contacts with my residents or sending me updates. Because I am out of state I need someone that is hands on and professional. Terrence is proving to be just that. Thanks :)

I have been working with Denver Property Management for almost five months, and I am thrilled with the level of personal service, patience, attention, and transparency that Grant (the owner) and his team have given me. I decided to rent out my house in May, and did a lot of research on what property management companies in Denver I had to choose from. I was disappointed to see that most had numerous negative reviews, but there was one that many folks had raved about, and that was DPM. So I called them with a long list of questions in hand. After leaving a message, I was expecting to wait a day or two for a response. But instead the Grant himself called me back with 30 minutes. And right then, he sat on the phone with me for almost an hour and answered every one of my questions in depth and without rushing me at all. He was honest and shed some realism on my expectations. This is the first property that I have owned and, of course, ever rented out. I was very nervous and anxious about the whole process, and therefore, was contacting Grant and his team a ton during the process. Every single call was return within the day (usually within the hour) by Grant himself. And since DPM manages approx 400 properties, I know he's busy, so that level of personal attention was awesome. Also, the contract is so clear and easy to understand, plus i really appreciate how extremely Web friendly/advanced this business is. It makes most everything accessible at any time. So far, it's been nothing but a total thumbs-up experience.

I've lived at an ASAM (Advanced Solutions Asset Management) property for 7 years. The ASAM Team is responsive, compassionate, and willing to go the extra mile to help you with all your rental home concerns. They are professional but flexible, wanting only to get optimum results for their homeowners while tending to the needs of tenants. I would recommend them to any homeowners and future tenants! Great company, and a big thank you to the ASAM Team!

I want to take a quick moment and acknowledge who I believe to be the best real estate/property management company in the area, BC Property Group. I currently own about a dozen rental properties in the Denver area and Ben Krosschell and his team over at BC have been managing them for over 3 years now. Their expertise and professionalism in the real estate rental sector is unparalleled! I would highly recommend them to anyone that is looking for a quality property management team that delivers personalized service and results!!

I am impressed with how quickly Larry responded to my e-mail questions, and with such detail. He was engaged from the beginning, which started before I even purchasesd my property. I met his associate yesterday, who was equally impressive. Detail oriented. Respectful. I am very happy with my decision to work with such professionals.

My wife and I recently sold our rental property, but for the past five years we rented it using Properties Plus for management services. We were never interested in being landlords, we just ended up with an extra condo after we got married. We wanted a property management company to basically do everything for us, and Properties Plus delivered. They took care of all of the minutiae involved in being a landlord: advertising, showing the place to potential tenants, screening tenants, collecting rent, scheduling maintenance--I hardly had to do anything except respond to their calls when they needed my approval for a maintenance request. Every month they direct-deposited the rent checks and sent me a detailed summary of the month's financial activity. At the end of the year they sent a yearly summary and all of the forms that I needed for tax purposes. All of this was available on an online portal in addition to email. Properties Plus worked hard to make sure things went smoothly, and when things were going smoothly, I hardly even thought about the rental property. But I bet a lot of property management companies do that. The reason that I highly recommend Properties Plus is because of the way they handled a situation a few years ago with a tenant that just wasn't working out. She was not happy with the property (not Property Plus's fault) and she was trying all sorts of legal chicanery to get out of her lease. I wouldn't have known what to do without Properties Plus. They basically handled everything, and within a month, her complaints with the property were fixed (at a substantially lower cost than I was expecting), she got a satisfactory resolution and left the property, and a new tenant began renting the place. Without Properties Plus, this would have been a nightmare. With Properties Plus, it was taken care of, nearly seamlessly from my perspective. I would definitely recommend Properties Plus.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
