I just want to take a moment to thank Terrance for going above and beyond as a property manager for New Age Real Estate Company. Iâm active duty AF, currently stationed outside of CO. Initially, I had hesitations about using a property manager, but Terrance helped ease my concerns by being patient and answering all of my questions. Feeling at ease with his patience and quick email response (youâd be surprised how slow to respond some companies can be), I decided to go with New Age. Once the contract was written, he immediately sprang into action! My home was listed on several dot com sites and he hosted an open house! He recommended carpet cleaning and wall touch up services and worked with a vendor who did great work at low cost. Needless to say, finding a renter was easy. Thatâs not even the good stuff. I ordered a new dishwasher and over-the-range microwave, and he was there ensure everything went well. The kicker was when the refrigerator motor decided to go kaput, a couple days before the tenants were to move in. Terrance made calls to his contacts, keeping me informed every step of the way, and resolved the issue without incident. Thank you, Terrance, for everything! You've definitely helped me to sleep better at night, knowing my house is in good hands! For all those who are looking for a property manager who will treat your home like itâs theirs, then you need to contact Terrance and New Age Real Estate asap! You will not be disappointed!

The quicker you're able to resolve issues and the tenant sees this, they too become better tenants in the long run. Property Management is not about collecting rent and scheduling maintenance tech's here and there; its about taking ownership of the property as if it were your own.

Terrence helped with making the transition from previous property mgr painless by providing a sample correspondence for me to use. He is very aware of current market rent values and immed. recommended rent increases for both my properties. Terrence is personable and communicates well with tenants and myself. The monthly online billing/statements and communications are clear and easily understood. The maintenance crew has managed 2 issues well so far. I am glad to have made this change ....for peace of mind. Thx Terrence!

Terrence's been great to work with. As a client who lives out of state, I want to know that my property manager is taking care of things without worrying me too much about it. He lets me know what's going on, but takes care of day-to-day business with them getting me involved, which I appreciate!

Terrence is a professional. He's a hands-on property manager who manages rental property with his client's best interest in mind. Finding a manager who actually visits the property on a regular basis is rare- most managers seem to just sit behind a desk and let the property deteriorate!

What should the customer know about your pricing (e.g., discounts, fees)?
I charge only two fees, a management fee, and a leasing fee and nothing else. Why should I charge more when those months that accounting is handling, those extra months should not have increased costs. I want to save as much money as I can for the owner. Let me know how I can provide you peace of mind.
What education and/or training do you have that relates to your work?
I receive continuous education monthly and yearly required by the Real Estate Association of Colorado.
How did you get started doing this type of work?
I was working another profession when a colleague mentioned an opportunity that he knew of managing an apartment building by the University of Denver. Applied and was hired. Managed the building while I continued to work in another profession and attending college simultaneously. I loved the work so much I have been doing this for over 25 years.
