The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

After interviewing several contractors for a master bathroom remodel, I decided on Beyond Boundaries Construction to do the work. I was confident that Forest Ponder could handle the job and had the integrity to see the project through to the end. My client's home was built in the early 1900s and as a result, obstacles came up along the way. Forest handled them in a timely manner and was very communicative during the whole process. Wed Aug 16, 8:18 PM If you’re contemplating hiring a good General Contractor, Daniel Gonzalez and his construction teams are your guys! We hired Daniel to finish 1,300 square feet including an extra bedroom, laundry area, storage room and quilt studio in our basement. Daniel gave a fair quote and he brought top notch teams and hard working guys to the project! His electrician did an excellent job installing all new electrical; and his HVAC guy ran new heat ducts and installed a whole house humidifier. The plumber ran new plumbing for a utility sink and washing machine. The framer did a fabulous job independently building our design to our exact specifications and even added decorative arches. The drywall guys hauled in heavy drywall sheets one-by-one because it wouldn’t fit into our window wells. The drywall installers got 4 rooms put up in one and ½ days! The tapers and texture's did an excellent job taping drywall seams and adding texture in less than two days for each team. Daniel’s crews showed up on time, they were respectful, trustworthy, and we appreciated how hard they all worked to get the job done in a timely manner. Daniel and his trim and paint team did an excellent job painting, installing our flooring, trim, doors, hardware and window ledges. Best of all, Daniel is an honest guy and does what he agrees to do. Treat these guys right and they’ll treat you right! Great job! We love our new space! Thanks Daniel!

We just made a major move across the country and were looking forward to make significant renovations on our 1963 house. It can be difficult to get contractors' attention, especially on small projects. Drywall King of Denver (aka Kevin) made an appointment to come out within a day of my posting on Thumbtack. He committed to price and a schedule when I agreed to his estimate. He used the Thumbtack website tools to provide updates on his availability, which came via email, and met all our expectations. Highly recommend! Hired Elevated Construction for a clean-up after a roofing company left a giant mess in our garage. Nick and Rusty arrived early, they were efficient and professional. Although this job was below their skill sets and a bigger job than anticipated, they went above and beyond to carefully clean up all the mess and put our storage items back so much better than the movers had done it! We have 35% more space after they were done! We will be having Elevated Construction back for skilled jobs- it's not easy to find a great contractor and small company in this market, and they exceeded our expectations!!

James and Gina responded very quickly and came out for an estimate. James has very good ideas and is very engaging. He has MANY years of experience and is very knowledgeable. While he came out for our kitchen we discussed deck designs! He is very professional and his company can handle any job. He is well versed in trending styles and designs. Eddie was a pleasure to work with. I called around for quotes and he was the only one who brought samples with him and gave me a choice of the type/size of pickets. He also included the stain with my purchase, which wasn't even an option with the other contractors. He completed the work in the agreed amount of time. He really paid attention to detail and I would highly recommend him to anyone. I had a large project and he had the best price around ($4000 lower than major companies like Lowes). I had 274 sq ft of fence (200 sq of existing fence and 74 of new fence.)

Shane and ALL his guys are truly the best! They are kind and very thorough, extremely detail oriented but also flexible, accommodating and trustworthy . We had a horrible experience with a contractor that did our job completely wrong and Burke construction and design inc came in and made us feel confident and fixed everything that was wrong and restored our faith in contractors. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm.
