A home inspection is a snapshot and report on the condition of the structure and systems at the time of the inspection. Cosmetic items such as paint blemishes or scratches on a counter tops are not reported on. ***** As a long time Florida resident and Certified Professional Inspector® trained by InterNACHI—the International Association of Certified Home Inspectors—I’m able to offer my clients not just a thorough home inspection and reliable report, but a range of inspection services. In addition I've had extensive training in the biology and identification of termite, wood boring insects, and wood destroying fungus through the University of Florida's entomology dept. For an additional fee I can also provide WDO/Termite Reports and Insurance Reports as needed such as a 4 Point, Wind Mitigation, Roof Certification, plus Well Water Analysis and Mold Testing with a full home inspection. What this means to you is the convenience of making just one phone call and one appointment time to order a discounted multi report package. These days if you want an Unbiased and Fair report it's wise to do your research and choose your own Inspector. Jeff was very responsive and pleasant. He was able to complete my home inspection on a few days notice and provided the report quickly for my review. He even called after the home inspection to go over his findings. I definitely would recommend using Dwell Spec for your home inspection needs!

Jeff always responded in a timely manner. His inspection was very thorough and he did not hesitate to point out any issues with the new home we are purchasing. Inspection report was very detailed, I would not hesitate to call Jeff again if I ever need another inspection. Would definitely recommend to my friends and family.

Jeff did a great job and took his time inspecting the home I am purchasing, very thorough and explained all the points that needed attention. He included the mitigation and 4 point inspection in the package which saved me money when shopping for homeowners insurance. Recommended!

  • What should the customer know about your pricing (e.g., discounts, fees)?

    The pricing system is based mostly on square footage however, in cases where the house is in a serious state of disrepair or is very old or is an unusual construction type the standard fee may need to be adjusted to account for the additional inspection and reporting and research time involved. 500 to 1000 square feet = $250 1001 to 1500 square feet = $270 1501 to 2000 square feet = $290 2001 to 2500 square feet = $310 2501 to 3000 square feet = $330 3001 to 3500 square feet = $350 3501 to 4000 square feet = $370 4001 to 4500 square feet = $390 4501 to 5000 square feet = $410 5001 to 6000 square feet = $430 More than 6000 square feet, or extra out-buildings: Give us a call!   • What is your typical process for working with a new customer?

    Unlike most professionals you hire, you probably won't meet me until your inspection appointment--after you have hired me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and pricing. One thing that's certain is that a home inspection requires a lot of work. Ultimately, a thorough inspection depends heavily on the individual inspector's effort. If you honor me by permitting me to inspect your new home, I guarantee that I will give you my very best effort. This I promise you.

  • What education and/or training do you have that relates to your work?

    I receive home inspection training through Internachi (International Association of Certified Home Inspectors). Home inspection training is an ongoing endeavor and I have to complete a certain amount of CEU's to renew my license. In addition I belong to several trade groups whose members are mostly other home inspectors from other parts of the US. We share our combined knowledge in a forum which is very helpful in keeping up with standards of practice. I have been fortunate enough to have had excellent training through the University of Florida's entomology department. In addition, while working for a large pest control company, I inspected hundreds of homes across Central Florida for real estate transactions.
