I am providing a recent contract I serviced. I am also providing a reference of my handyman services for a multiple property owner. Property Management/Maintenance Agreement 05/23/2013 Per our conversation, here is a proposed agreement to assist with property maintenance/repairs and property management/repairs of your Orlando properties. A. Property Maintenance (2) Properties are outlined located at Burning Tree Drive plus one other Kissimmee property. Provisional services will consist of the following: 1. Yard Upkeep 2. Hedging (as necessary) 3. Edging 4. Shrub and landscaping 5. Additional maintenance as deemed necessary and approved by the owner Additional services will require purchase of materials by the owner. Most services, i.e., ant and bug removal, are not at any additional labor cost. Any additional services that are beyond the scope of minor care are at a negotiable fee. Most tools are provided. The usage of the owner's lawn mower is required for lawn services at any and all properties. Maintenance of the mower will be my responsibility; gas, oil, edger line blades, and mower blade sharpening will be the owner's responsibility. Regular maintenance will be performed on a bi-weekly basis and a rotational schedule should all properties be inclusive in the agreement. B. Orlando Properties/Management/Repairs Proposed is an agreement that will cover a monthly site visit and report that all properties are in expected condition and all expectations set forth in lease agreements are being maintained. Secondly, appraisal of any landscape or handyman work is to be reported. Should the owner request any special services, tenants are to be informed in a timely manner prior to my scheduled repair/maintenance. Monthly site visits will include: 1. Exterior observation and monthly monitoring 2. Fielding response requests and services the owner requires 3. Contact notices issued to tenants for any repair issues, tenant complaints, and emergency issues Repairs shall be performed by consent of the owner. The owner upon rendering the repair shall cover all material/labor. Labor is negotiable per service. Collection services are at a per-collection fee separate from normal monthly services. Collection fee is negotiable on a case-by-case scenario. Emergency services will be rendered on the same guidelines outlined for repairs (see above). Budget Summary of Basic Services * 2 Kissimmee properties lawn service -- $50.00 monthly per property * Orlando property management monthly monitoring -- $30.00 per property * Repairs -- materials plus service is negotiable per repair * Collections of Delinquent Rent(s) -- case by case and negotiable * Emergency Services -- materials plus service is negotiable per emergency All payments on monthly services are bi-weekly; should this agreement be executed, the first month is due in full at the start of the services. I began working as a leasing agent in Troy, Michigan in 1992. I also developed my bookkeeping skills using AMSI and Yardi property management software while in Michigan working for home properties of New York. I also held the position of community manager during the last 2 years with this company. I have been in Florida since March 2003 and have managed an apartment community of 168 units in Daytona beach and a 500-site RV campground in Port Orange until October 2007. I managed a 50-unit apartment community in New Smyrna beach as well as 25-single family rental homes from 2007 through 2011.
