Instant on hot water heater failed due to poor installation by another contractor. Job included consultation, installation to code, upgrade of circuit breaker, addition of junction box, and replacing improper wiring. Background: this is a vacation rental unit I have in Miramar. Guests arrived to find hot water not working. Mr. Raffael took my call at 9:30pm on a Friday, and agreed to be at the unit at around 10am the next morning. He continued to stay in contact the following morning as he progressed towards the house, arrived at the agreed upon time, assessed the situation and provided an estimate of parts, labor and time to complete the job. He completed the work as agreed. Documented it in writing and with pics. In Summary: He helped me in an emergency - accepted a very late call, and quickly delivered a solution. I am 100% satisfied, and would most certainly call on him again, and recommend him to others. Thank you Mr. Raffael.

Edward did a great job for me. He was very timely in his initial response and quoted a fair price that he adhered to. He showed up on time with all materials (I hate it when contractors ask you to buy materials) and did a very clean and thorough job. Through the years, I have engaged numerous contractors to do a variety of projects: plumbing, electrical, framing, roofing, flooring, windows, HVAC, etc. I have become completely familiar with disappointment. W&B Construction was able to complete a tile job that was left behind from another contractor. Gabriel actually hit his schedule right on! It was very clear what was included in the contract and what was not. Any questions were resolved immediately. He was knowledgeable, honest, dependable, and really easy to work with. Even though we ran into snag related to my house writing, he did not eat or take breaks until he had the job done for me. He teaches and informs you as the home owner and explains the task at hand. Thank you Leo for being honest by telling me and my husband that we only have one layer of shingles on our roof and we could apply a second layer of shingles which you and your team saved us a whole lot of money and you met our spending budget when other contractors told us we had to remove the complete shingles and start by scratch. First, Jhon was very competitive in his price, accommodating to my schedule, and far exceeded what I thought the ceiling could be. I enjoyed working with Jhon and his team. By far exceeded my expectations. I had a house was smoke damaged from years of cigarette smoke. Jhon was able to remove the popcorn ceiling, fix the weak spots in the house, skim coat the ceiling and painted. The house smells new, looks incredible, and I was able to hang ceiling fans. Jhon was very professional, made certain to remove his waste and clean at the end of each visit. I could not have imagined a better contractor to work with. I contracted Richard to paint our house, but we realized that the roof was damage so a simple paint work became a big a complicated repair. He did an amazing work with our roof and house paint, intact he continued working with our house entrance installing tiles and and door frame... I complete recommend Richard if you are looking for a honest an hard worker contractor. I hope we can continue working other house projects with him.

We hired Rapid Construction to remodel our pool and patio. They helped turn our dreams into a reality! They stayed on budget and remained in contact throughout the project. Staff is professional and they are very organized. Their pricing wasn’t the cheapest but definitely worth the money. I would reccomend anyone looking for a General contractor to give them a call.

I called a previously employed contractors named Milan and Son who did a terrible job and destroyed my carpet and bathroom. I had to kick them out of my house. Stay away from Andre and Felix and Antonio. They completely ruined the work. I almost gave up on Thumbtack but I decided to give Thumbtack another chance. So I contacted Rick Ricketts Home Remodeling Repairs. And he came over that same night and took a look at the shoddy work Milan and Son did. Rick said he can correct all the problems and he did a fantastic job. Professional and clean. And he did it for a reasonable price even though there was a lot more work to do. So definitely I would hire Rick again.

We could not be happier with the professionalism, price, and finished product that Rob Soto and his team created in our kitchen. He was responsible for the following components, - managing relationships with all subcontractors - demolishing the entire kitchen - placing new baseboards in the entire living space - placing down new tile floors in the kitchen - rerouting and installing new plumbing - building cabinetry - rewiring and installing new ceiling lighting - installing inside-and-underneath cabinet lighting - painting ceiling, walls - installing all appliances - placing back splash - adding any fixtures (like door handles) - any and all touch-ups ("DETAILS" - says Rob) We hired him not only based on his fair price, but his passion. You cannot work with a man who personally cares more about his product and his performance than he does. I met with many other contractors, and no one impressed me as much as Rob did. He works on his own schedule, however that is because he keeps himself very busy. Giving Rob the benefit of the doubt will never steer you wrong. He has amazing follow-through, attention to detail, and an eye for design. The type of work he does requires patience, and especially when you live in a small space like we do (i.e. Manhattan). I cannot recommend him enough. I am so happy with his work that we are going to hire him again when we do our bathroom next year. I can only hope he has the time and space or else I will have to settle for someone else!

We couldn't be happier with the work done by Josh and his team. We had a wet ceiling and mold in our cabinets, and his team came in and not only cleaned everything out, but made it look brand new like there had never been a problem to begin with. They came on short notice, were always on time, and were generally a pleasure to work with, which I don't usually say about any contractors!

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
