Let me start by saying that I love owning rental property but hate dealing with tenant issues. That's where Christopher Venditto and RPM comes in. I've hired property management companies in the past to handle tenant situations and repairs and ultimately the burden just came back on me. After terminating my agreement with the last company, I was reluctant to hire Christopher at first due to my previous experiences. I was introduced to him by a mutual business contact who spoke highly of him and how much value he added. I had never remembered this person really compliment anyone in the past so figured Christopher must have done something special. On the second meeting I met him at one of my properties to see what he thought and what he could do for me. I was immediately impressed when I witnessed hmi interacting with a tenant who seems to always have a problem. Not only did Christopher put the tenant at ease, he came up with a creative solution and was able to use one of his contacts to save me hundreds of dollars right off the bat. Since that time, he has expertly maintained my properties, increased tenant retention preventing vacancy and his local market knowledge has assured that I am receiving market or above market rents. I now spend my increased free time identifying additional properties to place in my portfolio. I will undoubtedly be looking to Christopher to manage these properties too.

My wife and I are first time renters, since we’ve always owned our own home from the time we were first married. We’re now downsizing and decided to rent before deciding our next move. I was a bit hesitant in renting at first. I don’t recall the last time I dealt with a landlord. After meeting Christopher, he immediately placed us both at ease and earned our trust and respect.   • What should the customer know about your pricing (e.g., discounts, fees)?

    I charge 10% of gross rent collected for property management, which is the industry standard price. For leasing I only charge the owner 50% of the 1st months rent as that is the minimum necessary to attract tenants from outside agents. This allows the property to be shown and rented in a much faster rate cutting down on vacancies which is the most costly part of our industry.

  • What education and/or training do you have that relates to your work?

    I am currently enrolled in the CPM candidate program offered by the Institute of Real Estate Management. The program is fairly intense and will require multiple years before I am qualified to receive their certification.

  • How did you get started doing this type of work?

    I saw a need through the acquisitions of my own rental properties and the consolidation of home ownership this country has experiences over the last five or six years. It was evident to me the need for property management to maximize client's return on their investment.
