Introduction: Real Property Management Miami Metro is a full-service property management company specializing in rental properties, condos, single family homes and multi-unit buildings in Miami Dade County. We offer the following services: * Effective marketing and advertising of rental properties - Real Property Management spends thousands of dollars every month on advertising our vacant rental properties. We have negotiated exclusive contracts with the most effective advertising mediums and providers to ensure top placement and frequency. As a result, we take hundreds of calls daily from prospective tenants. * Initiation of leases and tenant placement - We use a lease that is compliant with all laws including those set forth by the Real Estate Commission and all Fair Housing Laws as well as state laws. * Rigorous credit, income and criminal screening - Real Property Management makes every effort to find tenants who will pay rent timely and will take good care of your property. We require all applicants to verify their income to ensure they can afford the rent. We also run a background and credit check on everyone who is over age 18 in the home. We follow all federal and state real estate regulations to ensure you are in full compliance. * Regular property inspections - We inspect all properties we manage on a regular basis to ensure they are being well maintained by the tenants. These inspections are done by qualified maintenance personnel who will inform you of any issues that need to be addressed so we can protect your property from further damage. We will also update you if we find any issues with the property's plumbing, furnace, water heaters, air conditioners and other appliances. * Modern on-line accounting and financial reporting - Real Property Management utilizes a web-based property management system. We provide our property owners with on-line access to view their financial statements that show when monies are collected and any disbursements that have been made. We can provide numerous reports including tenant rental histories, work order history, property rental histories, and profit and loss statements. Our system provides you, the owner, with access to the information you need when you need it. * Maintenance coordination - In addition to saving you money, Real Property Management provides high quality and timely maintenance on your property. Our in-house maintenance staff and preferred vendor relationships will save you time and money and ensure the repairs are done in compliance per State Property Code. In order to protect your property and ensure your tenants are taken care of, our maintenance technicians are available for 24-hour emergency service 7 days a week. * Collections of rent and other payments. Our collection process is professional but tough and we are very diligent in collecting your rent in a timely manner to ensure positive cash flow. We set the expectation early on so that the tenants understand that their rent must be paid on time. In addition, as the rent payments come in, they are quickly disbursed to you through electronic direct deposit or standard check. * Complete eviction processing - We follow proven and standard practices when it comes to collecting rent but in the event a tenant can no longer meet their rental obligation we will handle the eviction process swiftly. Our property managers are knowledgeable in state and local property management laws. If rents are not paid on time, we initiate the legal steps necessary to collect rents and/or evict tenants. We handle the entire eviction process so you won't have to.

I have worked with Julio Nunez at Real Property Management for over five years and they have been nothing less than GREAT! I had really bad experiences with other companies in Miami and then found Julio. He has been very professional with all of our dealings, has always been prompt with any problems at the rental property and immediately responds to questions with renters. Julio always goes the extra mile when I ask him about the rental market, my unit or any other concerns. He even completed a market assessment when asked. At one point my unit was leaking into another unit below and Julio immediately notified me, had an explanation and gave me choices to solve the problem. Everything was very easy in this emergency and Julio made us feel at ease. He also passes on any information he gets from our tenant and the association and follows up with a solution. Over the years, it has been a pleasure working with Real Property and we have had no complaints.

Real Property Management and particularly Julio Nuñez has managed 1 condo for me in Miami for over a year. He has done a fantastic job, very responsive and professional. I initially contacted Real Property Management Miami on the recommendation of Real Property Management Albuquerque and so glad I did. For years I managed my own rentals, did countless evictions, received plumbing calls in the middle of the night, chased tenants down for their rent, etc. Now I just relax and they electronically deposit the rent every month, take care of any maintenance with good, low cost vendors. They found a great tenant right away and she has been there for over 3 years! Thank you RPMM.

Real Property Management has managed two condos for me for the past 4 years--one in Miami and one in Boca. Julio Nunez in Miami has done a fantastic job, very responsive and professional. The most important reason to hire a management company is to screen and handle tenants for owners. All of the tenants screened and managed by Real Property Management were excellent and the management was done in a professional manner. While some companies pad their charges for maintenance, I know that Real Property Management does not do that as I checked with other companies on needed repairs and their charges were very fair. I like the online reports which are easily accessible, and especially handy at tax time. The Real Property Management for Boca was different. They were good as well but I felt that Julio was better at staying on top of the property and taking a personal interest.

    Our objective is to establish a partnership that will generate revenues and equity for both. Our service and fees only kick-off as long the unit is rented. No fee for vacant properties. No fee for searching a tenant. Every property is different, and it has different needs. In some cases, we established a % based on the rent, and in other cases, we determine a flat Fee. The root for our success is the success of our clients.
