I am a RE/MAX realtor and Johnny was one of 3 contractors I called to do an estimate for one of my VIP clients. He was EARLY to the appointment, was very knowledgeable, detailed and clear in his advice and estimate and gave me such a level of confidence that I will be calling him to do an estimate on the floors in my home. Well done!

He worked efficiently the whole time, was courteous when I needed to take a call and came prepared with everything we needed to complete the work. Marco of MMM Flooring did a great job. He was flexible in scheduling and adjustments of the work I needed done. The quality was very good and the price was right. I have dealt with many contractors and even handymen/women over the years--some of which do work that needs to be fixed. I hired Marco to fix numerous things in my condo that were messed up by others. I was afraid I would never find a good contractor again. I would hire him again in a heartbeat. He has a great attitude and is easy to work with. He didn't argue with what I wanted done, like some "experts" have done. Thank goodness!

Hands down one of the best experiences with contractors I’ve had. Nestor was amazing to work with as he kept our happiness his number one priority. Nestor and his team worked tirelessly to meet my insanely short deadline and never compromised the quality. He completely transformed our 1970’s house into a beautiful Pinterest worthy home!!

As a new homeowner to a 1925's craftsman cottage in Historic St Pete, I had more than a few items to "tune" up. One of which was a garage that had been badly deteriorated by termites and neglect. I was not ready to tear it down but wanted to see if it could be salvaged. I met with several contractors - most of which didn't want to take it on. Ray accepted the challenge! He was very detailed with his proposal so that I understood my costs and kept me in the loop as the project was under way. I think it ended up being quite a bit more than he had expected, but he held to his quoted price and we worked through additional requirements as they came up outside of the initial scope. He was timely, and his workmanship is excellent. The only thing I would have done differently would have been to arrange for a dumpster, but did not expect the amount of debris to be as great as it was, and spent extra $$ on clean-up. Thanks Ray - will use you again!

It's a pleasure having Jim do work for us. He's polite, punctual and does a great job. We can always depend on him to get the work done in the time he says it will take. When he's finished he leaves everything as clean as it was before he started. If there's a better way to do the work, Jim will think of it. His prices are always very reasonable. He has done many jobs for us, including repairing a ceiling that had been badly damaged from a major leak. He also disassembled a defective 15 foot built in wall unit, sanded, repainted and reinstalled it. It looks better than it did when it was new! While other contractors told us the whole unit had to be replaced, Jim found a better, less expensive way to fix it.

I cannot begin to express how happy and satisfied my wife and I are with Ryan and his partner Mark (of course Steve too!). They are professional, knowledgeable, efficient and affordable. Every morning they arrived before 8:30 am and worked HARD until they left at 5 pm. These guys aren't like regular contractors, meaning they are respectful of your home and never make you feel uncomfortable while they are working. Ryan and Mark have accommodated additional requests on the fly without hesitation, and have gone above and beyond to assist with work that wasn't even in the scope of the contract. If you are in need of a reputable and trusting contractor then I would highly recommend you take the time to meet with Ryan and Mark. Ryan/Mark/Steve, thank you so much for making our home a "home"! Dan

Steve is one of the most trust-worthy and kind contractors I think you can find. I always felt that he was out to help my wife and I get the final product we were looking for with our kitchen paint job, with never an ounce of pressure to make decisions outside of our timeline or our budget. He was always extremely flexible and helpful in our entire process. He was also very sweet to my wife and I and put up with our picky, Type-A nature at the end. We kept asking for little things to be fixed or adjusted and he just kept coming back and doing it saying that he was only happy if we were happy with the final product. He even installed new cabinets that we bought and wanted to add to an empty space in the kitchen. He painted the entire kitchen and all existing cabinets as well as the new cabinets. There were no unpleasant surprises either - all good things. We trusted him to also be in our house when we weren't there and he always respected that. His pricing was great as well and came with a five-year warranty. I would recommend him to anyone.

We are new to the Sarasota area and did not have any reliable way to find good dependable contractors. I used Thumbtack to contact Kimball and Sons.Ryan Kimball and all of his crew were very professionall, punctual and did high quality work. he made sure that the subcontractors he called were also responsive to our needs. If you are looking for an excellent and trustworthy contractor...I would highly recommend Kimball and dons...

We got stood up by our last contractor who did not finish the job, so we called on Eric to make it right. He gave us a fair price upfront and got the work done quickly. He did a phenomenal job and I wouldn't hesitate to hire him again.

Hired Mecias Granite for granite counter top installation in my kitchen: Around 50 square feet of granite including a 9 foot bar with a 8 inch over hang and there was one L turn in the counter tops. It also included two small detailed lay down areas to custom match a triangle shaped pantry top. They did the entire kitchen with only one seam and laid out the stone so that the area with the most variation was in the most prominent spot. We told them we were in a hurry so they met us at the granite depot where we were able to walk through the wide selection and pick out what we wanted. We picked and paid the upfront half on Monday morning and they were installing our counters Tuesday afternoon. I was beyond impressed. They even left a small left over granite piece that we could use as a matching cutting board or as a lazy susan. I am planning to have them come back for my bathroom countertops when we are ready.

Stan has done more than my original project I set out on thumbtack. He is honest, fair and reasonably priced. He started with minor plumbing then removing my backsplash and counters. Then putting up new drywall where my backsplash was and replacing it. I will hire him next to build a 15'x14' composite deck in my backyard bar area.

I worked with Yohan on my kitchen and three bathrooms. Yohan offered me a wonderful rate for my countertops, better than any other contractor or company. And every time I called him for a question or a change in our order. He was very happy 2 help and accommodate. I'm very thankful for his calmness and his professionalism. I would definitely recommend this contractor to all of my friends. Very professional on time and very good price. Quality needs everything to me and he is all about quality. Five star rating and more. If you want to call me for a review my phone number is 727 488 6366 Jay. My countertops look great and really impressed at his work.

Steven listened closely to our requirements - even as they changed as we began the job. He arrived on schedule, worked quickly and cleanly, per our direction, and completed the job on the committed schedule. What more could one as of a contractor?

We are part of a 6 unit condo complex. George Sanders Construction repaired and replaced the decking and rails on all 6 units. I also had a few small things done on my unit . Was one of the only contractors who actually responded when questioned. Any issues were handled immediately. Also, reasonable compared to some of the quotes we received. Very satisfied.

Probably the most pleasant and dedicated contractor I ever hired. Pedro’s mission is to make sure your job is done well and according to the way you like it. He is also very responsive to your texts and calls; addressing any concern you may have before, during, and even after the job. I am set on hiring him for all my local jobs.

This my first experience dealing with a contractor who cared more about the quality of the work and making sure I got everything that I wanted than the amount of money he was putting in his pocket. I was very impressed and will use kai vision for any future projects. Thank you Phil for all your attention to detail

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I plan a bathroom remodeling project?

If you’re stumped on how to plan a bathroom remodeling project, it pays to hire a designer. This is especially important if you’re changing your bathroom layout in any way. Designers create contractor-friendly drawings indicating exactly where each tile and fixture will be installed, down to the light switches. This investment might cost you $300-$500 but save you significant frustration and miscommunication, while ensuring you get precisely what you want.

If you’re going to do your own design, planning a bathroom remodeling project means being organized and planning ahead. Create a general outline of what you want and the budget you have. Identify the specific fixtures, tiles, paint and vanity you prefer. Get all this organized before requesting quotes from two to three reputable general contractors. Once you find the right pro, get a written contract outlining scope of work, materials that will be used, timeframe and payment schedule. Communicate clearly about when to order your materials so they are ready and waiting by the time the contractor gets the permits. Your job from here is to communicate clearly, pay the contractor as the work progresses, and enjoy your remodel when it’s done.

Where should I start when remodeling a bathroom?

Bathroom remodeling doesn’t have to be overwhelming. Before starting a bathroom remodel it’s crucial to know what you want and have a clear understanding of your maximum budget. If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

  • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
  • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
  • Gather ideas from Pinterest about colors and finishes.
  • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.
  • Request quotes from at least three reputable general contractors, share your vision and ideal materials, and work together from there.

How long should a bathroom remodel take?

With proper planning and a good general contractor, your bathroom remodeling project doesn’t have to take forever. The construction phase of the project will always vary based on your scope of work, the square footage and the condition of your bathroom under the surface layer. Inevitably an 80-square-foot master bathroom with major changes will take longer than a 25-square-foot guest bath undergoing a minor renovation. For a smaller bathroom, a facelift — the industry term for sprucing up the surface layer (such as paint, vanity, tiles or light fixtures) but keeping the existing footprint of the space — may take five to eight working days, as long as there are no surprises like mold waiting when the old vanity comes out. A more complex bathroom remodel that revamps the shower area (customizing the plumbing, installing tile and changing the shower door), updates the flooring and cabinetry, and adds new paint and new lighting could take anywhere from one week to three weeks. A full bathroom remodel that guts the room, changing the footprint and moving the electrical wiring and plumbing lines, could take four to eight weeks or more. To keep your bathroom remodel on schedule, have your materials ordered and waiting, and don’t make any change orders once construction begins. Planning is key to keeping a bathroom remodel on schedule.
