We charge flat fees with no markups. Our property management is $150 per month per unit (no matter the rent) for all aspects of management. This includes rent collection, notices, coordination and $1250 for tenant placement once a unit becomes vacant, +$250 photography fee (required for first time customers). This includes professional property photos, scheduling showings, application processes, tenant screening, and lease generation.

Our experience with Ziprent has been seamless. In a competitive rental market we were worried that we may not find a new place in time. Thankfully, that was not the case. Our new landlords used Ziprent to market their home and select new tenants. Our experience was easy and can only imagine that it made things easier for the landlords as well as they said they were getting hundreds of contacts and tens of applications in only a few days, which is hard to filter through. Ziprent arranged a viewing for us in record time, after which we were sent a link to submit an application. The application process was pain free and we heard back from Ziprent within 48 hours that we were selected as tenants. In the interim process it was easy to contact them for updates from the landlord and have our questions answered. Probably the best part about our experience was being able to sign and handle the new leasing agreement electronically which was quite convenient and seemingly secure - no need to print and scan. After that we were put in direct contact with the landlords. All in all a great experience that moved things along at record speed.

Smooth experience and interface that clearly explained different steps in the process, with a friendly and responsive team. Helped streamline the rental application process and walkthrough. Also found the automated/digital access to the property for viewing to be very convenient and accommodating to our busy schedules.Update: I arrived at the rental and had issues accessing the lockbox with the code that was first given to me. I was able to reach Ziprent and get a new access code with Taib in less than 10 minutes. Stellar speed, service, and convenience!

What should the customer know about your pricing (e.g., discounts, fees)?
We use straight forward and standard pricing for all of our services. Our tenant placement service is priced at $1250 per placement (+$250 photography fee for first time customers). We provide the highest level of service in this area and one of the most competitive prices in the industry!
Once we publish our full management offering, it will be done at $150 per month.
For all of our products, we assign a dedicated property manager to each property. And when they are not available, there will be a team of professionals available 24/7 to address any issues for you or your (perspective) tenants. Our goal is to use technology and hands-on attention to provide the best property management experience!
What is your typical process for working with a new customer?
For our tenant placement service, we will reach out to get some basic details about your property. You can either provide it over the phone or on our website. We will then schedule a timeato meet you and get a key to the property.
Once we have the key, your property will be photographed (at no cost) by a professional photographer and will appear online for on demand showings within 24 hours.
What education and/or training do you have that relates to your work?
I am a licensed broker with the state of CA and own over 100 units in CA. I became interested in property management after identifying the inefficiencies and inadequacies that surrounded the industry. So I set out to build a software that bests compliments my team and I so we can provide the best and most efficient service to my tenants and my future customers (you!).
