I found Todd through an online home repair service. He responded quickly and came out on the weekend to assess the job. He quickly followed up with a fair quote to do the job. He had to patch the drywall where several lights had been and then close up the ceiling after some structural beams were put in. He was quick, had great communication, and treated the project like he was doing it for his own home. You don't find many people who are as invested as Todd is in making sure he exceeds your expectations. I will certainly be using him in the future and you should do yourself a favor and give him a call as well.

Robert Sullivan is fantastic . He was always on time, cleaned up and got along wonderfully with our dog. That's the easy stuff, though. The work he did was excellent We had 11 lighting fixtures and 1 fan light to be be replaced (some had to assembled), which was done quickly. He diagnosed and repaired a loose, creaky stair and fixed a rotting siding issue finishing with a matched paint so it really looks better than it ever did. Very impressed with his knowledge of all kinds of home repairs. We will definitely have him do more work for us!

I was very pleased with the service. The job was more difficult than anticipated because of the location of the area that needed to be repaired, but they still tackled it and at the price that was quoted online. It was impossible for them to set up a ladder near the area needing the repair, so this made the job more difficult. I did ask them if the quoted price was still a fair price for them to do the work, and they said that it was. I think that was very nice of them. They arrived when the said they would and were very friendly. I'll definitely call them the next time I have any gutter or roofing problems.

I had Christian Brother Remodeling repair siding on my home. The experience has turned out to be a good one. After getting into the job, more damage was found and my estimated cost had to be adjusted, but that was no fault of Christian Brother just nobody likes spending more money. After the job was complete, on inspection a few days later, I found where some things that were missed. I contacted Bobby, and he came out and did the additional corrections. Bobby and his team did a good job, but the corrections to the job were carried out right away. I would highly recommend Christian Brother if you are in need of such service. Bobby was professional and on time, I would not hesitate to use his company again or to recommend his services if you are in need. C. Deloney Lilburn, Ga.

We hired Kevin for drywall and insulation removal, cleaning and replacement where there was a mold problem. He took care of the mold and completely repaired the area. In addition, he did other ceiling repairs/painting plus exterior home pressure washing. We were very pleased with all results and will gladly hire Kevin Penney again for other home repair projects. He is very knowledgeable, and responsive.

I had a great experience with Certified Home Professionals. My project was a major repair & renovation which including removing over 1,000 square feet of engineered hardwood flooring, replacing with new engineered flooring and porcelain tile, tear out/rebuild master shower & painting den & dining room. Kris was thorough, hard-working & reliable. His advice throughout the project was top-notch as he gave alternatives & kept my budgeted cost in mind. I recently purchased a home and have had a few handymen over in the past weeks for minor repairs to the home. Eric is definitely the best one I've had over so far. His prices were fair and he was able to perform repairs the other handymen had trouble with such as replacing an overheating recessed light and repairing a leaky tub spout. The only negative thing I would say is that he could work on scheduling better (when I went to reschedule another appointment he wasn't able to come for almost 2 weeks) but otherwise I'm extremely pleased with his services.

We hired Don with Affordable Contracting to repair a number of projects around the house. One was a large 8' x 8' drywall replacement in the ceiling from a previous leak, along with replacing crown molding and the finishing touches. Also we needed the flooring replaced with tile in the upstairs bathroom from the same leak. Another couple of odd jobs like cabinet flooring replacement and replacing a rotting board around the outdoor, door frame. Don took care of all of this in an extremely professional and very timely manner and the work was impeccable. He added much needed finishing touches that we did not even think of without additional costs. He showed up immediately when I was available, gave me a fantastic estimate, final pricing and was beyond courteous. Don is not the first contractor I have dealt with recently but is by far the best one I've come across and the only one I will ever call again for future projects. Highly recommended!

Maurice did a great job! He came out on a Sunday! We had a leaky washer bib that had totally saturated the walls & trim. He completed the plumbing repair, replaced the drywall, cleaned up the area and took photos during and after. We have and are currently using him for other projects as well. Thanks Maurice!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
