- What should the customer know about your pricing (e.g., discounts, fees)?
Management Services Fees/Pricing Tenant Placement Fee ($400-850) * Based on rental rate - most companies charge a FULL MONTH Monthly Management Fee for 1-5 properties (8% of monthly rent) *Discounts in management fees for landlords/owners with 6 or more properties. (6%) *$100 off of management services with each referral Lease Renewal Fee $85 - again most companies charge A FULL MONTH - and do nothing for it. We update the tenant's contact information, ID, and paystubs to ensure they are still working and able to afford the home. Court Filings ($75) *** There is no cost to file court docs online - most counties now allow this - not so 10 years ago. Miscellaneous Services ($75 or less) - In some instances, it is necessary for the agent to perform duties, outside the normal management agreement, including, but not limited to obtaining recorded deeds, attending tax assessor meetings, ect. This will result in a fee $75.
- What is your typical process for working with a new customer?
Our typical process begins with a full review of the property, the owner’s goals, and the best strategy for preparing, pricing, leasing, and managing the home. - Evaluate & Recommend We assess the property’s condition, identify needed repairs or improvements, and provide recommendations to help protect the property, improve marketability, and reduce avoidable delays. - Research & Set Rent We review comparable rental properties, online market data, and nearby rental activity when available. We then recommend a rental rate for the owner’s review and approval. - Oversee Turn-Key Preparation We help coordinate necessary repairs and make-ready work using reliable, cost-effective vendors when needed. We provide documentation for materials, repair needs, and completed work, and we work to ensure contractors are paid after the job is completed and reviewed. - Market & Show the Property We respond to inquiries from agents and prospective tenants, coordinate showings by appointment, and work to make the property available to qualified prospects, including evenings and weekends when possible. - Accept & Process Applications We collect applications and supporting documents such as pay stubs, identification, and other required information. We screen applicants through credit, criminal background, sex offender registry search, employment and income verification, and prior rental history review. We share the information obtained with the owner and seek owner approval before moving forward. - Sign Lease & Complete Move-In Once an applicant is approved, we prepare the lease, obtain signatures, collect required deposits and rent, and complete a documented move-in inspection with photos, video when appropriate, and a move-in inspection form.
- What education and/or training do you have that relates to your work?
Before transitioning fully into real estate and property management, I worked as a teacher for 8 years. That experience strengthened my ability to communicate clearly, work with people from different backgrounds, explain difficult matters in a simple way, and remain patient through challenging situations — all of which are valuable in property management. In addition, I have personally worked in nearly every part of the property management process since 2008, including leasing, tenant communication, rent collection, inspections, maintenance coordination, owner reporting, lease enforcement, and eviction-related support. Because I have done the work firsthand, I understand what needs to be done, how it should be done, and how to properly guide assistants, vendors, and representatives to meet the standard Premier Properties expects.
