2. We don't get paid until you get paid! That’s right, with LANSTELL Real Estate Group, LLC, there is No management fee charged if property is vacant or if rent is not collected.
3. Guaranteed to Lease! If we don't lease your property within the first 30 days of being rent ready and on the market, we will waive one month of management fees for each additional week on the market.
4. We provide volume discounts so if you hire us to manage multiple properties/units you may qualify for a discounted management fee. Make sure you notify us and request a free quote for your portfolio.
5. No additional advertisement or marketing fees. Our strategic advertising methods are already included as part of our Procurement Fee.
6. No trip fees for Routine Property Inspections conducted by management.
7. No separate or hidden fees to mail Late Notices, HOA Notices, NSF Notices, or other similar notices to Tenant related to the day to day management of the property

9. We have strict applicant guidelines that must be met in order to ensure we are putting quality tenants into your asset. With that said you can take advantage of our PERFORMANCE GUARANTEE. In the unforeseen event a (Manager placed) tenant requires eviction or skips out within the first six (6) months of a twelve month lease or greater, there will be no procurement fee charged to secure a new tenant. No exceptions. This does not apply for tenants who fulfill the early termination requirements per their lease or as agreed to per the Owner’s discretion.

13. Ready to Sell? As much as we’d love to list your property for sale when you are ready. We respect that many of our clients have been referred to us by another Sales Agent or Broker who does not handle property management and we respect your loyalty to them. Therefore, there is no obligation to use us to sell your home. You are free to choose a listing broker of your liking.
