Carlos was great to work with. I hired him to handle my lighting on a reno project and he was quick and efficient to install new lighting throughout the house and added can lights in the kitchen. He later came to my rescue when a previous contractor didn’t work out and was quick to pick up the add’l work installing new flooring, a ceiling repair, painting and fixing a tile backsplash in the kitchen. Thanks to him, I was finally able to sell my property and everyone complemented the finishes especially, thanks to Carlos!!

I hired Rush to replace the post on the front of my home and replace the boots on the roof. His crew was also hired to remove several trees . Hired him on Oct 26th and the entire job was finished today Nov.6th. He did a fantastic job, considering it has been raining for the past two weeks. I will highly recommend the Perry brothers for any of their needs. They were polite and very respectful of my property and my time. I will definitely use these men for any of my future projects. There pricing fit well into my budget. They will go that extra mile for whatever you may need...WAY TO GO RUSH, JOHN AND CREW!!!!!!!

Mr Hood was highly professional and did a skillful job. He called in advance of his appointment to give an update on his arrival time. He also let us know, well in advance, of his need to reschedule a follow-up visit. He saved us money on the project. We discussed additional work, but Bruce pointed out a better, less expensive way to approach the project. His recommendation reduced his pay but he did not have a problem completing the work. And he did not try to charge extra or up-sale me in other areas. Will hire for future projects.

Bobby came to my investment property to replace a broken sliding glass door. I ended up hiring him to remodel the entire house. He has a crew that can do just about anything. He did great work all around and was very easy to deal with.

The Art of Home Improvement replaced the roof on our house in Rome. We are completely happy and very satisfied with our new roof, all the way around – quality of workmanship, materials, labor, value, communication, thoroughness, and care and clean-up of our property. Ray's bid was based on data that he used that is specific to our older home. His bid was accurate, thorough and fair. Very professional! When Ray and I met early on to first discuss the roof replacement, he offered many options concerning construction and shingle types. He explained up front what the entire job would entail from beginning to end. Our home is in the historic district, and is nearly 80 years old. Ray updated the old venting system with new ridge vents, which will lower heating and cooling bills, new drip edge and new flashing all around. Ray left shingle samples with us, and we were able to hold the sample up to our cedar shingle siding, in order to choose the right color shingle. We were considering a light color which would not have looked good on our home at all, but when we were able to compare a sample next to our siding, we realized how a darker, slate color was the perfect choice. It looks great! Ray kept in contact with us prior to beginning the job. If I had a question or concern, Ray returned my calls or emails promptly. He made it clear that he is available anytime if I have a concern following completion. All is good. The crew was great! All are very nice young people. I have done some roofing in my younger days, and I can they know what they are doing. Ray and his crew worked hard, non-stop, all day to complete the job. They covered the driveway, our plants and shrubs and our deck with tarps to protect them. No plant was damaged, and our deck looks as good as always. Clean up was extremely thorough. They cleaned the gutters, swept up and picked up any small shingle materials, and then they used magnets and a magnetic roller to pick up stray roofing nails that may have missed the tarps. We have had no nail issues. Ray even left a large magnet wand with us, so that when the dumpster was hauled away the following morning, I could use it to pick up nails and metal debris that may have been under the dumpster, or had fallen out when they winched the dumpster up to the truck. Ray is a nice man, and it was a pleasure to do business with The Art of Home Improvement. Ray was on time with each and every appointment, start time and completion time that he gave us. Ray returned each and every communication with us in a very timely manner. The Art of Home Improvement’s customer service is top notch! We love our new roof! Our house looks great!! The quality of construction, the warranties for construction and materials, and the pleasant experience we had working with Ray and The Art of Home Improvement are all 5 star!! If you are looking for a good roofing company, which is friendly, reliable, does great work at a great price, and keeps its commitments, then I would not hesitate to choose The Art of Home Improvement for the job. Thank you.

Rafael and team are great. I needed to quickly turn over a beat up rental property, and they were available immediately. They did great painting work and had a team that stayed late into the night to complete the large job in one day. They also helped with other repairs ranging from electric work, carpentry, and deep cleaning service at great value!

Michael was able to come out on short notice. I appreciated the advanced communication letting me know how long it would be before he arrived. He did a wonderful job on the lawn. He even provided some tips and information about some of the plants on the property. I would hire him again and absolutely recommend his services to anyone looking for some yard work done.

While selling our home we learned the deck was not built to current code and potentially unsafe. Victor assessed the situation and made recommendations to modify the deck railing and supports. He responded extremely fast and allowed us to close on the property on the original date. Throughout the process he sent updates and pictures of the work. In the end, he made the modifications look like part of the original deck. I highly recommend MOG Improvement Services!

I have worked with Nattalie on several real estate deals and have had a great experience every time. With her vast knowledge in many areas she was able to guide me during the entire process from finding a great property, determining the offer amount, negotiating contract terms through to the closing. Nattalie has an in-depth understanding of the local market, the buy/sell process (which can be complex) as well as a knack for deciphering between a good deal and a property to stay clear of. Her passion for real estate, extensive experience with buying and selling owner-occupied and investment properties; property management and tenant placement highly qualify her to handle a wide range of real estate transactions. Her understanding of market trends, attention to detail, unmatched responsiveness, pleasant approach and pride in providing excellent customer service make her a pleasure to work with and a trusted Top Notch Real Estate Agent. I'm looking forward to working with Nattalie on future deals.

Brian showed up on Monday to collect down payment for materials and by Saturday the entire fence was completed. He and Velma worked diligently in the freezing cold weather to dig fence posts holes Tuesday, emplace posts in concrete Wednesday, and place pickets Thursday and Friday. The fence is great; our dogs love it. Brian designed it to mate with our neighborhood fence at the rear of the property and my neighbor's fence on one side. It's sturdy, pressure treated, and a complete privacy fence with no gaps.

I am an overseas investor with a rental home in Atlanta. Consequently, it is very important for me to be able to have an efficient and trustworthy property manager on the ground in Atlanta to look after my home. Unfortunately, my last property manager (from a large property management firm) did not manage the home very well at all, which meant that the home was need of many repairs when the lease expired. I was glad to be able to hire Micheal. Despite all the problems and issues that Michael encountered with my home, Michael worked very hard to fix everything. Michael is friendly, professional and did everything necessary to ensure that my home was tenant ready, and obtained a tenant for me at a higher rent than my previous property manager. I have no hesitation in recommending Michael for anyone looking for a professional property manager.

Rachell is the property manager for my home in mid-town Atlanta. She responds very effectively to all tenant related matters. She is a good communicator and gives me practical advice about various tenant legal issues. When I had the misfortune of leasing to a tenant who decided to stop paying rent, Rachell managed all aspects of the termination of the lease very well. Additionally Rachell is an aggressive marketer and works quickly to find new tenants to lease the unit. If your goal is to outsource the care and management of your property, Rachell and her team would be an excellent choice.

I have worked with David Kane of PMI North Atlanta for almost 10 years. The combination of his years as an accountant, plus his depth of property management knowledge are obvious in his day-to-day efforts to be the best. I’ve always admired his ability to fully explain why every property management decision is ultimately in the best interest of his clients. You can find bigger property management companies on the north side of Atlanta, but you won’t find better!

Susie Clark is absolutely the best agent I have worked with. She is very efficient and always keeps you in the loop. My previous tenant was moving out of a rental property I have in Decatur. Since I no longer live in Atlanta, I decide it's time to get a professional agent to help me. Susie helped me make sure the previous tenant moved out on time (it was not an easy process), marketed the property and located a great new tenant within a couple of weeks. I have several other rental properties and will definitely work with her again when the current tenants move out. I highly recommend Susie to anyone.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
