Ben replied to my request right away and came to my home to see what he had to do. The price was what he estimated on line and that was satisfactory with me so we set up the day he would do the job. He was there on time and went right to work. He did such a nice job and was so professional and pleasant. The stair rail he installed in my stairwell was so beautiful and looked just right in my 150 year old home. I would highly recommend Ben, and I have hired him to do several more improvement projects on my house.

Nate was very personable and knowledgeable. His pre-project measurements were correct. This is very important, as several other guys came out twice to measure, prior to estimates. We have a "barn" style roof over most of the house which can be tricky to work on. The work was done quickly and correctly. The roof and the gutter look great! They are the base for our upgrades of a house built in the late 1960's. I would recommend Nathan's Restoration. We waited several months to put our review in since we wanted to see how the work would hold up to actual use...several heavy rains, storms, and serious wind events later, we are very happy with the work. We plan on using them again in the future.

Dan put in extra effort in rounding up all the resources needed to provide a detailed quote for a workshop I plan to have built. He even spoke with the county folks on the positioning of the building on our behalf. He was also very good at helping us explore different options in terms of materials and pricing. We ended up postponing the building construction to the Spring of 2015, but definitely plan to call Dan back to have him perform the work.

Alisa was great! I bought a house that had no kitchen. No cabinets, no counter tops, no appliances and no kitchen sink! The former owner started a remodel and walked away. Alisa helped me conceptualize my dream kitchen from the floor up. She gave me several CAD design options and we incorporated what I liked from each one into the perfect kitchen for me that remains the heart and soul of my home. She was prompt, professional and made the process fun! I would use her again in an instant should another project arise.

It is with the highest confidence that I recommend Gerald Tirella. While I thought I was just hiring an architect what I later realized was that I had retained the best advocate I could have found with negotiating Atlanta real-estate development. He is responsive and delivers on deadlines. And as a long time Atlanta resident, Geri knows not only any and everything relating to building code, but also how to steer you and your project through the complicated waters of use, development and zoning. Geri will wade into the trenches with you to get your project and your vision across the finish line. He is persistent, tenacious and creative, a true veteran of the Atlanta scene and the architect you want to hire for your project.

I have a one story ranch with an unfinished basement that's about 2,100 sqft. TC3 listened to what I wanted and transformed my ranch into a two story Mediterranean style home with a finished basement. TC3 added approximately 2,000 sqft of living space. We are ready to submit our plans to the city for permitting. Very thorough in their approach. Awesome design!

Jimmie designed a home for my mother and father, for their retirement years. He did an excellent job of taking what they wanted their house to be and putting it on paper for them. He didn't just design them a house but a home that they have been happy to live in. I have known Jimmie for most of my life and know he will complete what he says he will do.

Mr. Abdullah educated us on why hiring an architect is needed. We wished we would have started with them. The stop and start of our construction wound up costing much more than hiring him right away. If you are a business or home owner don't try to save money this way. He gave us a better function to our space and a valuable lesson learned.

    About

I am a very experienced licensed home builder and remodeler. I also provide some design services. I have been building in the Atlanta area for 16 years and nearly 25 years total. I am very customer service oriented and very involved in the day-to-day work on my projects. My father was a home builder as well, and I spent many summers framing and trimming on many of those projects. Two projects we recently completed were lowering really high ceilings to a more human scale. In one of the ceilings, we did a beautiful coffered ceiling treatment and the other, a vaulted ceiling with old barn wood beams.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
