We had a deck that needed new deck boards and the railings replaced.. After consulting with Swansey Construction we decided to use them for our Deck Makeover. The crew showed up the first morning demo'd the railings and deck boards and replaced the decking. On the second day our railings and one new post was replaced. Alan came into our home to work on an extensive Drywall project which included replacement of all ceiling drywall, finishing, painting, texturing and second-pass re-work of any areas requiring additional work. Alan was then further hired to complete post-construction patch work on drywall damaged from other construction projects. We were so impressed with his work, demeanor, work ethic, timeliness, cost, and reliability that we asked him to complete trim work throughout the house at a later date. I cannot recommend Alan highly enough. If you have a project requiring his skills, he is the person you want to complete it.

In November 2015 I hired Mr. Hood to perform roof repair to fix a leak. He responded promptly by phone and I explained where I believed the leak was coming from. He stated he could come by the following day to inspect and give an estimate. As promised he showed up on time and provided a fairly priced estimate and stated he could complete the repair the following day, which I agreed to. Long story short, he had to come back two additional times before the leak was finely repaired. Being a former construction contractor myself, I understand how difficult it is to “retro fit” an existing issue especially a roof leak. Mr. Hood promptly replied to each of my text messages letting him know that the leak was still happening after the next rain. He always replied promptly and scheduled to come out the following day to repair. On the third attempt he successfully repaired the leak which was thoroughly tested with the torrential December rain we had. ***The point I would like to make is that Mr. Hood was always very professional and on time and did what he said he would do and his repair quote was reasonable. The Art of Home Improvement replaced the roof on our house in Rome. We are completely happy and very satisfied with our new roof, all the way around – quality of workmanship, materials, labor, value, communication, thoroughness, and care and clean-up of our property. Ray's bid was based on data that he used that is specific to our older home. His bid was accurate, thorough and fair. Very professional! When Ray and I met early on to first discuss the roof replacement, he offered many options concerning construction and shingle types. He explained up front what the entire job would entail from beginning to end. Our home is in the historic district, and is nearly 80 years old. Ray updated the old venting system with new ridge vents, which will lower heating and cooling bills, new drip edge and new flashing all around. Ray left shingle samples with us, and we were able to hold the sample up to our cedar shingle siding, in order to choose the right color shingle. We were considering a light color which would not have looked good on our home at all, but when we were able to compare a sample next to our siding, we realized how a darker, slate color was the perfect choice. It looks great! Ray kept in contact with us prior to beginning the job. If I had a question or concern, Ray returned my calls or emails promptly. He made it clear that he is available anytime if I have a concern following completion. All is good. The crew was great! All are very nice young people. I have done some roofing in my younger days, and I can they know what they are doing. Ray and his crew worked hard, non-stop, all day to complete the job. They covered the driveway, our plants and shrubs and our deck with tarps to protect them. No plant was damaged, and our deck looks as good as always. Clean up was extremely thorough. They cleaned the gutters, swept up and picked up any small shingle materials, and then they used magnets and a magnetic roller to pick up stray roofing nails that may have missed the tarps. We have had no nail issues. Ray even left a large magnet wand with us, so that when the dumpster was hauled away the following morning, I could use it to pick up nails and metal debris that may have been under the dumpster, or had fallen out when they winched the dumpster up to the truck. Ray is a nice man, and it was a pleasure to do business with The Art of Home Improvement. Ray was on time with each and every appointment, start time and completion time that he gave us. Ray returned each and every communication with us in a very timely manner. The Art of Home Improvement’s customer service is top notch! We love our new roof! Our house looks great!! The quality of construction, the warranties for construction and materials, and the pleasant experience we had working with Ray and The Art of Home Improvement are all 5 star!! If you are looking for a good roofing company, which is friendly, reliable, does great work at a great price, and keeps its commitments, then I would not hesitate to choose The Art of Home Improvement for the job. Rafael and his team did an outstanding interior painting job at my condo. I needed to repaint my one bedroom condo walls and ceiling. This was my first time using Thumbtack to hire contractors so I was little skeptical in the beginning. I met up with several contractors for an estimate but the quote and schedule did not work. Rafael was willing to work with quick turnaround schedule for a reasonable price. Throughout the whole process, he was honest and very responsive. My condo has a strict HOA restrictions for contractors but Rafael still came through and brought in his team to paint my place! His team arrived at at a scheduled time and Rafael updated me to let me know second coat was needed. We've already discussed second coat price so it was not a surprise. I went home after work and my place looked amazing! Even the corners of the wall looked neatly painted and the color was just as I expected. They also unmounted my TV, took down the curtains and unscrew nails before they painted the walls at no additional cost. Of course, the TV was mounted back on the wall just like before after the paint. Overall, I'm satisfied with the paint job and most importantly the reliability. Buying a house and moving can be very stressful but Rafael made the painting portion of my place so easy. No miscommunication, no surprise fees and prompt response throughout the whole process!!! James did an incredible job at converting our microwave oven combination into a double oven. He even had a time constraint to get it done before thanksgiving and he did it with time to spare! The shower pan failed in my master bath tile shower causing water damage through the subfloor. Cavinbuilt handled the entire repair / remodel to include negotiating with my homeowners insurance. We were about a month behind where I wanted my company to be, however, considering my salon is about 5,000 sq ft, I do believe that Robert did the best he could in the 2month time he told me would take them 3. He and Mr Ham were very quick. If I pointed out areas where it could’ve used a little more detail, they quickly fixed it when they came. Of course I didn’t want to have to point anything out at all, but it’s almost impossible to have everything sorted out on the first try, and I’ve had friends who said their 6month project turned out to take a whole year with a different contractor, so I think ours turned out great I’m that regard. If you’re looking for quick, go with Construction420. They’ll get the job done. Just make sure you point out exactly what you want if you don’t want it done twice. Be very clear with making a punch list in the priority you want it done. They don’t like adding anything to their list in the middle of working, so be sure you have a clear list, with which materials, item, etc if you are not going to hire a designer.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
