Carlos was great to work with. I hired him to handle my lighting on a reno project and he was quick and efficient to install new lighting throughout the house and added can lights in the kitchen. He later came to my rescue when a previous contractor didn’t work out and was quick to pick up the add’l work installing new flooring, a ceiling repair, painting and fixing a tile backsplash in the kitchen. Thanks to him, I was finally able to sell my property and everyone complemented the finishes especially, thanks to Carlos!!

The Art of Home Improvement replaced the roof on our house in Rome. We are completely happy and very satisfied with our new roof, all the way around – quality of workmanship, materials, labor, value, communication, thoroughness, and care and clean-up of our property. Ray's bid was based on data that he used that is specific to our older home. His bid was accurate, thorough and fair. Very professional! When Ray and I met early on to first discuss the roof replacement, he offered many options concerning construction and shingle types. He explained up front what the entire job would entail from beginning to end. Our home is in the historic district, and is nearly 80 years old. Ray updated the old venting system with new ridge vents, which will lower heating and cooling bills, new drip edge and new flashing all around. Ray left shingle samples with us, and we were able to hold the sample up to our cedar shingle siding, in order to choose the right color shingle. We were considering a light color which would not have looked good on our home at all, but when we were able to compare a sample next to our siding, we realized how a darker, slate color was the perfect choice. It looks great! Ray kept in contact with us prior to beginning the job. If I had a question or concern, Ray returned my calls or emails promptly. He made it clear that he is available anytime if I have a concern following completion. All is good. The crew was great! All are very nice young people. I have done some roofing in my younger days, and I can they know what they are doing. Ray and his crew worked hard, non-stop, all day to complete the job. They covered the driveway, our plants and shrubs and our deck with tarps to protect them. No plant was damaged, and our deck looks as good as always. Clean up was extremely thorough. They cleaned the gutters, swept up and picked up any small shingle materials, and then they used magnets and a magnetic roller to pick up stray roofing nails that may have missed the tarps. We have had no nail issues. Ray even left a large magnet wand with us, so that when the dumpster was hauled away the following morning, I could use it to pick up nails and metal debris that may have been under the dumpster, or had fallen out when they winched the dumpster up to the truck. Ray is a nice man, and it was a pleasure to do business with The Art of Home Improvement. Ray was on time with each and every appointment, start time and completion time that he gave us. Ray returned each and every communication with us in a very timely manner. The Art of Home Improvement’s customer service is top notch! We love our new roof! Our house looks great!! The quality of construction, the warranties for construction and materials, and the pleasant experience we had working with Ray and The Art of Home Improvement are all 5 star!! If you are looking for a good roofing company, which is friendly, reliable, does great work at a great price, and keeps its commitments, then I would not hesitate to choose The Art of Home Improvement for the job. Mr. Baynes has been a contractor for me for numerous projects in my home. The scope and nature of the project work included entire interior and exterior painting of a 6800 sq. ft. home, deck restoration and painting, siding replacement, new construction of sunroom, power washing of house exterior and driveways, new appliance installations, wall and ceiling replacement after major water damage, carpet installation, tile refinishing in the bath area, painting of exterior rod iron fence and gates and widow re-sealing and re-glazing. While home improvement projects are inherently stressful for almost any homeowner, Mr. Baynes’s services as a contractor were invaluable, and I have been extremely pleased with the final result. Specifically, I would give Mr. Baynes top marks in the following areas: 1. Quality of work performed. The quality of work done was consistently. Mr. Baynes was knowledgeable, skilled, and competent in his respective trades. He was conscientious about all of the project specifications, and his work product rarely needed improvement or revision. 2. Quality of work. Mr. Baynes was professional, reliable, courteous, and respectful of my property and privacy. He had an old school work ethic (often 10-hour days, some Saturdays), good work habits, strong safety orientation, and emphasized getting the job done right rather than doing it fast. His pride in his work was evident. He tidied up at the end of each workday. I also found him to be trustworthy, and felt comfortable with allowing him access inside my home. 3. Project management and coordination. Mr. Baynes’s prior experience working in construction really paid off. He was knowledgeable about all aspects of my projects, and was able to plan, coordinate and manage the activities, effectively. 4. Integrity and professionalism. Throughout the projects, I was impressed with Mr. Baynes’s commitment to generating a top quality product, rather than maximizing his profit margin. 5. Effective communication. Mr. Baynes kept me closely informed of work schedules, delivery dates, and projected completion dates of different phases of the projects. His communication was always clear, informative, and helpful. 6. Flexibility and effectiveness in dealing with unexpected developments. When unforeseen problems surfaced (e.g., water damage behind a wall; he worked diligently with me to identify solutions that was acceptable to me. 7. Responsiveness to my needs and concerns. Mr. Baynes’s commitment to my satisfaction was evident in his actions. 8. Truth in advertising. In his proposal, Mr. Baynes gave a clear breakdown of costs for each facet of the projects. His contract was just as detailed in describing the work to be done and the itemized costs. When the project was completed, all the work was done as described and agreed upon, and there were no hidden costs, extra expenses or unpleasant surprises. As a homeowner and customer, I felt Ms. Baynes delivered exactly what he had promised, at the agreed upon price.

Bruce and Mike are all around great guys. No job is too big or too small. We hired them for a series of small/medium jobs around the house, and outside, as we prepared to put our house on the market having tight time frames. Rusty and his team did an outstanding job on two projects They repaired a deck by replacing the footings, new supports, and new bracing. Quality work,Price was fair, job done quickly and without interruption to our family schedule. Rusty also did a painting project (a bedroom and a hallway/stairway). I left the paint, a key, and by the time I got home, the space had new paint, the room back in order and the place was clean as a whistle. I feel like this is why you pay people to do things. Because they are quicker, neater, and do the work with much less stress than if you did it yourself! I already have called them back to do another project for me!

FANTASTIC! I hired Property Management Inc. to oversee several investment rental properties I have in the local area. My husband and I thought we could handle these properties on our own, however, we soon realized we were wrong and were losing money, we needed help and fast! The combination of his years as an accountant, plus his depth of property management knowledge are obvious in his day-to-day efforts to be the best. I’ve always admired his ability to fully explain why every property management decision is ultimately in the best interest of his clients. You can find bigger property management companies on the north side of Atlanta, but you won’t find better!

Susie Clark is absolutely the best agent I have worked with. She is very efficient and always keeps you in the loop. My previous tenant was moving out of a rental property I have in Decatur. Since I no longer live in Atlanta, I decide it's time to get a professional agent to help me. Although I won't have the pleasure of using Vineyard as my property management company because I'm not in their management area ( a situation that I am very sad about), I did have the pleasure of speaking to Andi Lannom, one of the property managers there She is a gem, who was heaven sent and went far over and above, even though she could not manage my property due to its location. When I sent in a search for property managers through Thumbtack, Andi was the first one to respond to my request with a very personalized response. When I finally spoke to Andi, I found her to be very knowledgeable, personable and patient. She gave me a lot of good information about property management and what her company offered. After talking and discovering that my house was out of their area range, Andi so graciously offered to do some research and contact property management companies in that area, who might be more helpful. She followed through on her word and got valuable information from the companies, which she shared with me and put me in contact with them. That was such a blessing to me since I am a novice at this. Andi went well beyond the call of duty and I am very grateful for her help. She put me on the right track to finding a company who can meet my needs. I can't say thank you enough! And if Vineyard ever decides to expand it's property management range, I would quickly become a client.

I hired Extreme Earthworks in September 2016 to do a major grading project on my farm, which included clearing 3 acres of land, grading that entire area to make it flat, and creating a new driveway to that section of the property where I am planning on building my new house. The work was completed flawlessly, and Ken went above and beyond to make everything perfect. When he finished, I needed a few other things done, and he was happy to accommodate all of my requests. I have hired many other contractors over the years, but I can honestly say that I have never been as happy with any of them as I was/am with Extreme Earthworks. I would highly recommend them for anything you need.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.
