Highly recommend. Called needing some help removing satellites off of a rental property by the end of the week and he had it done the next day. Prompt, efficient, and reasonably priced. Also loved that he sent me pictures of his work!

I found these fellas to be very punctual, professional and very talented at their work. They are very easy to work with along having great personalities and professionalism. I am a facility manager for a manufacturing firm here in CR which encompasses 360,000 sq. ft. of building on 26 acres of property....So I have had much experience in dealing with contractors. They met and exceeded all expectations of the job and quality of work. The work definitely not only improved the cosmetics of my home, but value as well. They were very tidy during and after the project was completed in a matter of a day and a half. I would strongly recommend them to anyone who knows or feels they might need possible roof repair/replacement and/or new installation!

We could not be more pleased with Matt! We hired him to clean up a long unattended property that had overgrown bushes, weeds, trees and even garbage. He was the first to respond to our request and looked at the property the next morning. He responded immediately with a quote. We do not live in the city where the work was performed but he provided us updates with pictures as he progressed on the property. He was quick to offer suggestions to improve the looks of the place. This place was in bad shape and the improvements made were like night and day! I would definitely recommend him. He is trustworthy and very professional! JOB WELL DONE!!!

Having been involved with Darrick and Sheree both as a Realtor and personally, I witnessed their desire to transform dreams into reality. Outstanding craftsmanship became their trademark in transforming investment properties into true works of original art. Darrick also replaced the deck on my home in a very short period of time at a fair price and it was beautiful. I've had many comments of approval for that project. If you are searching for a contractor you can trust with whatever your building/remodeling needs, I would recommend Darrick Eberle.

After high winds damaged my roof, I contacted several area businesses for estimates. Jim Tate was responsive, professional, and courteous. Not only did he work with my insurance company to ensure the claim covered the necessary repairs, but he made a point to check in with me when a second round of high winds passed through the area in case any additional damage occurred. Not only was the work he did of excellent quality, but his honesty and work ethic convinced me I made the right decision. When the forecast called for a chance of showers he put in extra hours, working past sunset to ensure my roof was protected from the elements. As the roof replacement progressed he made a point to keep me informed of the project status, especially when a delayed shipment of materials was going to affect the original timeline. I personally feel it is important to support local businesses, and I'm thrilled to support a veteran-owned business that donates a percentage of its profits to the local veterans' hospital. Jim Tate and JET Services will be my first call for any project in the future.

About

2nd Million Property Management (2MPM) has been set up so that it can assist owners with maintaining rental properties on a large scale. For this service, 2MPM asks only 10% of the monthly rental collected (gross). So if a renter fails to pay their rent, 2MPM does not collect either. You can see where this is a motivator to make sure that 2MPM provides you good rental services for your customers. The following services are provided by 2MPM: - advertise vacancies - interview and screen applicants - sign and fill out lease paperwork: -- lease agreement -- rules and policies -- drug and criminal activity addendum (now required by the city of Cedar Rapids) -- animal or pet addendum - provide phone answering service (so that the owner will not be called directly): -- office hours from 9:00 a.m. to 5:00 p.m. -- after hours emergency service - invoice renters (billing) - collect rent: -- We provide a separate mailing address (preferred). -- optional pay rent at bank drive-up (same day payment) -- personal collections when necessary - 2MPM provides eviction services when necessary (fees reimbursed by owner approximately $300.00): -- initial notification -- certified mail notification if the renter is unavailable -- file for eviction with small claims court -- attend small claims court for owner -- arrange for eviction with the sheriff’s department -- arrange for a crew to empty residence -- arrange for clean or repair of residence -- certify residence is ready for occupancy (clean and safe) - provide owner with copies of all transactions - provide owner with detailed accounting of all fees and repair expenses Additionally, we have work order requests for more routine maintenance. We provide these orders to the owner for approval prior to repairs. Owner will have the option of not approving the work order, having us deduct from monthly rent collection or pay for the work directly. 2M realizes that many owners are too busy to deal with the day-to-day management of rental properties. Please allow 2MPM to be your representative to your renters. If this is agreeable, I can have my attorney draw up some agreement papers that will allow 2nd Million to act in your behalf. - Vicki Fennern office manager 2M Property Management

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How much do you pay for house cleaning?

Hiring a professional house cleaning service is a helpful way to have a healthy home even when your work and personal schedule is packed. House cleaning prices vary based on how many square feet your home is, how dirty your house gets, and how often the cleaning service comes. Some companies charge a set amount — such as 5 cents — per square foot, with a minimum amount, such as $100. The national average cost for house cleaning ranges between $110 and $150. Prices can be lower in areas with a lower cost of living, higher in big cities or affluent regions. You may save money by increasing the frequency of your house cleaning visits. Often a company will charge you less per cleaning when you schedule more cleanings per month. The cost advantage rewards your loyalty, and also reflects the fact that more frequent cleanings make it easier to maintain a high level of cleanliness in your home. A housecleaning service may charge more for the first visit or for one-time services than for recurring cleanings.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

  • Represent clients who are looking to buy, sell and rent properties.
  • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
  • Determine competitive market prices by comparing properties.
  • Create and publicize lists of properties for sale, including details such as location and features.
  • Market properties through advertisements, open houses and listing services.
  • Show prospective buyers or renters properties.
  • Present purchase offers to sellers for consideration.
  • Mediate negotiations between buyer and seller.
  • Ensure that all terms of purchase contracts are met.
  • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

How much does it cost to deep clean a house?

Deep cleaning a house goes beyond the surface level to clear out the dust, grime and gunk that’s collecting on the fan blades, hiding in the blinds, and built up inside the refrigerator drawers. Deep cleaning of a home or apartment costs more than regular house cleaning because it takes more time, effort, and cleaning products. You may choose to have a deep cleaning once or several times a year in addition to your standard cleaning services. You may have a one-time deep cleaning to prepare for company or to clean after a house party. Companies may charge an hourly rate or a price per square foot, or may offer you a flat rate after they have visited your home and estimated work time. The national average house cleaning price is $110-$150, with rates ranging higher for deep-cleaning services. Here are some examples of how a company may calculate their deep-cleaning prices:

  • 10 cents per square foot (compared with 5 cents per square foot for standard house cleaning).
  • $300 for a 3,000-square-foot home.
  • $25 per hour per worker for deep-cleaning services.
