At first I hired Tom to move some plumbing in my kitchen remodel. He was on time, professional and very reasonably priced. He left our initial appointment just for an estimate with more work than he bargained for and each week I added more. In the end, he remodeled half of my house. From plumbing to electrical to tile to drywall, etc.. His crew is great and very respectful. My master bath looks amazing. Before he even finished my job I was referring him to family and friends. we have hired CALI to replace an old sunroom by a new construction. It was a big job that took time but the result is great. Claudio and his team built a new room that is about 900 sf. large. They put a new roof with skylights, installed French doors and windows, new tiles and parquet floor and a wood burning furnace. As I said, it took and some patience on both sides but it was worth waiting. We are still working on finishing the interior but doing it on our own time. Thanks Claudio for a job well done at a very reasonable price too.

I hired Jeff after a home inspection while selling my home. I needed to fix a few things I didn't even know needed fixing. This included changing the main water valve under the house to working in the attic venting the bathroom fan. I also had some exterior eaves that need replacement. Jeff know how to handle all the jobs. He did a great job addressing everything. He is very knowledgeable when I comes to home construction. I plan on calling Jeff when I move to my new home for any work needed.

I hired HGR Construction Services, Joel Sevilla by the recommendation of my heating and air conditioning contractor. I hired him for an insurance claim for hail damage to my aluminum siding, he worked with the insurance adjuster for almost 2 months to get me the most that he could from the insurance company. They ended up paying for partial of the siding that was damaged but more than what they first offered because Joel brought to their attention many things they had missed. Instead of replacing the siding with aluminum again I upgraded to vinyl and paid the difference of the upgrade. I also had him install all 15 new windows that were well over due to be replaced. Joel is very easy to work with the crews that came to do the work were very professional and thorough. Any problems that arose were taken care of immediately and professionally. I plan on having HGR Construction Services, Joel Sevilla re-roof my house this coming spring. I would recommend Joel 100%.

Jates construction were extremely professional. They gave me a detail bid on my job in which nobody else did for me. There communication before, during and at completion was excellent. I never had to wait for a response to my questions. They introduced me to the guys that would be doing my job so i was aware of who was in my home. The work quality was great down to the detail. Marco made sure to walk with me a couple of times throughout the project so we could align our thoughts and make sure I was happy with the progress. I am thrilled with my kitchen backsplash and custom Master bathroom!!!!!!

Patrick patched 3 areas of stucco on my kitchen ceiling. His work was good, he was through, hung plastic to keep the mess contained and cleaned up when he finished. Job went well and looks good. He also took measurements for additional work we are contemplating, but I have not heard back from him with the estimates. Work was done 3 weeks ago.

Chris completely overhauled both our upstairs bathrooms. We live in a home that was built in 1978, so the powder blue toilets had to go. We were able to narrow down our taste for each bathroom and sit down with Chris to talk about design/price. Not only was he quite accomadating with the design, he was excited to take on the project and had his own input along the way. Chris is very educated on construction, what works, what wouldn't and his entire team of guys are stand up people. You can tell his occupation is his vocation, not just a job. Each job is done with personal attention and detail. We have grown to call him our friend and feel lucky to have landed such a great contractor. Ryan and his dad worked on my kitchen in October of 2017. I found them on home advisor and after reading the positive reviews set up time for Ryan to come for a consultation. From the initial meeting I knew they were true professionals that knew what they were doing. Ryan was able to draw me my dream kitchen…didn’t think I would be able to get an island and Ryan said….sure you can…we can make it happen. He walked me through selecting the perfect cabinets and was always willing to give his professional advice to make sure all would turn out ok. They showed up every morning on time…was considerate of my home and working environment, they worked well with the other contractors and stayed on top of all the details. If extra work was needed…even on the weekends they were there. As with any large project there may be some surprises…we only had a few that were not major and they worked through them with their expertise and amazing carpentry skills. Cannot tell you how overwhelmed with Joy we were with the final outcome of our kitchen. We absolutely LOVE it. We were on a tight time line to be finished by Thanksgiving and we made it…with the exception of the back splash which was contracted out through someone else. I found a temporary fix for that and was able to host our first Thanksgiving in our new home with our new BEAUTIFUL kitchen. I am grateful for Ryan and his dad for taking such pride in their work and delivering on their promise to us.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
