I have 38 years experience in construction as a general contractor. Contractor experience makes for a better inspector. I also belong to the International Association of Certified Home Inspectors. Members are required to complete more hours of continued education than other Associations which makes for a more qualified inspector. Only 40% of applicants pass the INTERNACHI entrance exam and only 10% of those are able to meet the continued education requirements. Hiring a INTERNACHI home inspector is a great way to insure your inspector is highly trained. Home Detectives does not charge extra for travel time or weekends and our report format is one of the best in the industry.We also include the use of an infrared camera in our home inspections which allows us to see defects that are not visible to the naked eye. We offer a "Buy Your Home Back Guarantee" with every inspection. If we miss a major defect we will buy your home for the full purchase price. No two days are the same. Dave accommodated a Sunday inspection request only a few days out, which was fantastic. He sent his (InterNACHI-standard) contract ahead of time and arrived to the property on time. He took his time, appeared to be very thorough, and produced an electronic report a few hours later the same day. All of this earns him five stars! The only thing I would point out is that he's not particularly vocal during the inspection. If you're the type of person that wants to understand every single thing he's looking at while it's happening, he may not be a fit for you. On the other hand, some inspectors cause people new to home buying a lot of stress by pointing out all of the things that are less-than-perfect--Dave's calm demeanor and quiet approach may be just right for such a person. One last thing, his quote was extremely reasonable, well under what the price point I had been told to expect!

What should the customer know about your pricing (e.g., discounts, fees)?
The pricing for home inspections is pretty basic. It's mostly based on square footage. Some inspectors charge more for older homes (75+ years). Some charge for travel time or weekends. We charge by square footage and age only. No extras for travel time or weekends.
What education and/or training do you have that relates to your work?
I have completed 57 hours of continued education this year. Illinois licensing requirements are only 6 hours per year.
How did you get started doing this type of work?
I enjoy performing home inspections. It is important for the home inspector to help clients make an informed decision. Sometimes my inspections help a client avoid making a terrible purchase.
