Don came in after another contractor to complete a kitchen and enclosed porch project. I was very impressed with his professionalism and communication. Not only was he responsive, but he consistently followed though as expected. In addition, his pricing was very fair and he was conscious of properly managing my expectations. My house is approaching 100 years old and there have been some unique challenges and he is always focused on how he can solve the problem. I have liked working with him so much that I have added other projects (i.e. garage door replacement) and referred him to two friends/neighbors who are both currently working with him. Already thinking of what projects I will have him tackle next year!

Moved into a new house that had only half the yard fenced. Every other quote was more expensive and 6-8 weeks out. Bill came in with one of the more reasonable quotes and was in within a week of committing. Weekend came to do the work: the weather was terrible. He worked through ice and sleet to make sure that we had our fence completed. If you need work done and you want somebody committed to his work, hire Ross Exteriors. You will only be happy.

I had an old and damaged garage which needed to be replaced. Brian was with me from beginning to end. He drew up plans and explained everything from options to cost. My new 1 car garage is bigger, stronger and will last many years to come. Great job on the building, cleanup and keeping in contact with me making this project much easier to handle.

James took care of adding drywall to my garage for code compliance. He knew which questions to ask the building inspector, and completed the job very quickly.

I was referred to Ed by a friend to help fix a door frame and garage door after a break-in. He came by the next day, took a look at the work, quoted me a price, and completed the work that day. He did a fantastic job and was so friendly and knowledgeable. He will now be my go-to guy. Thanks Ed!

The experience that transpired was excellent. Dave and his crew showed up on time and immediately started renovating the exterior of the house while part of the work crew started to remodel the lavatory. I felt that all that was happening was in a professional and punctual manner, all the while while the exterior and interior was being remodeled Dave stood by me and explained all the varied steps of the different processes. The work quality was excellent and done ahead of schedule and I will with other projects needed to be done have Dave do the remodeling. I do not have the tools nor the skills that Dave and Remodeling Solutions Inc. has. Dave knows his business in all facets of construction. Craig B.

Needed a garage demolished, got bids from a couple contractors, but Keith's was the only bid that included everything and could accommodate my request to keep some of the materials. I really appreciated that there were no surprise costs. The job took a little longer than they had initially estimated, but they got it done. I also appreciated that, even though I had asked for the garage to be completely demolished, they noticed that a lower portion was acting as a retaining wall, and recommended that I keep that piece to control erosion. They even gave me instructions on how to cap the remainder to make it look nice. All in all, great experience!

Jason was completely professional and very nice. I hired him to fix my stormdoor and install a new doorknob on front door. He quickly changed out my doorknob, changed a lightbulb for me that I couldn't reach, got my stormdoor reattached, and found the problem with my automatic garage door and fixed it right away. He did all of this in one hours time. That's the kind of handyman I like - in and out with no overcharging. I will definitely hire Lesker Services again and recommend them to my friends.

Bruce has replaced all of the Vinyl siding and trim around our house, as well as the gable vents and gutters. The job was done on schedule, at a very fair price and we couldn't have asked for a better look in the completed job. When we had questions, he had answers. Accurate and concise. We then had him come in and fix some brick damage that occurred when some big dummy (myself) backed into the piller at the side of our attached garage. Again, after a few questions he completed this job with the same quality of work... (he even cleaned up some brick work from a previous job we had done). The person that did the previous brick work in the back of our house left it in an unfinished condition... but Bruce did not... he completed that persons job too! We have now scheduled him to re-do our bathroom. He allows us to call him with questions as they come up. Now with his help we have all of our ducks in a row. He has accommodated us in the timing of this job so that he will be doing much of the work while we are on vacation. This will help to minimize the inconvenience factor of doing without our main bathroom. To sum up Bruce's work, attitude, and professionalism in one word I could only say awesome !!!! Glad we have you as our go to guy Bruce. Thank You.

We had Mr. Goss build us a 16x16 cedar deck with stairs and hand rails. All I can say is WOW. His crew and Mr. Goss showed up and worked fast to complete our job. They seemed to work well together as I stood there watching them like every owner does lol. We was amazed how beautiful it turned out. If your looking for a cedar deck Mr. Goss and his crew will give any of the so called best decking companies a run for their money. Prompt, respectful, communicates very well. I think he even does vinyl decking. Well worth the money we spent.

Dan Spiegel is Fantastic. We had his company do a stamped and stained patio for us and it turned out exactly the way we wanted it. We liked their work soo much that we later hired them to build our new garage which also worked out great. We have used them again for a couple other concrete jobs, but most important is that we not have a contractor we can trust and will never use anyone else.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
