I had squirrels trying to get under my tile roof. Darryl removed the board with 3 chewed holes in it. He replaced it with a new board, which had to be specially cut to fit. He then put 2 coats of paint. You can't tell there was ever any repair, looks brand new, matches the rest of the side where there was no damage. Darryl also installed a custom blind I had made for my kitchen window which I couldn't install because I could not get over the kitchen sink. He was nice, very professional, spent this time well. He cleaned up his work area. I would definitely recommend him to anyone. When I have other jobs that need to be done I will be calling him for assistance.

I live in an adjacent state to my elderly mother in Indiana and recently she advised me of a leak coming from the base of her toilet. I recently visited and arranged to have a new toilet and wax ring installed. During this repair it was noticed that the sub-floor had a soft spot around the base; obviously somewhat rotted. Not knowing any local companies that could inspect and perform this work I looked on line and Thumbtack came up with which I could explain the issue and receive quotes. I received a correspondence from Paul with Property Masters and all of our transactions were over the telephone. We were under very aggressive timeline and Property Masters found time to go inspect the situation, identify materials needed, provide a very fair quotation and began work immediately. Paul and his team were very professional, polite, timely and the quality of their work was great. Not being at my mother's residence I had to rely on their expertise to complete the work properly. My mother was very pleased with their work and living alone said the repair person was very respectful, polite and professional. I would, without a doubt, recommend Property Masters for any repair needs and I will certainly use them again.

Jesse and Sean did a very good job in less than optimal conditions! They had to deal with wasps and wood that was difficult to match! I have had poor experiences with home repair workers in the past,so my trust level is low. Jesse treated me with respect and courtesy! He is a good man!! Thanks for getting our work quickly!!

We had Zach install a new ceiling fan, lay flooring in the attic, replace a fence post and repair a small roof leak. His work was efficient and high quality. Kind of guy you can trust with the keys to your house while at work. We plan on having him work on other projects.

I had hired James Benson this summer for bathroom tiling. I would highly recommend him. His work was excellent, price very reasonable. About a month ago I hired him for new gutter installation. Again, his work was good and the price reasonable. James Benson is very personable and easy to talk to. He answers all questions and explains the planned project in detail. He also is easy to contact for any issues or questions. I plan on hiring him again for kitchen re-tile. I do highly recommend James Benson (B&A Home Remodeling). I don't give high ratings very easily, so I can honestly say I would recommend his company.

Replacing damaged privacy fence in December means fewer options for the fence panels. Steve offered several options for my fence repair job after the original quote because the quoted panels weren't available. He kept me informed of each step in the process by email and did a quality job for a very reasonable price.

We had them work on a variety of things...replacing rotten wood, replacing doors and installing steps for a shed, replacing the frame and a door on the garage and repairing a portion of the roof to eliminate a leak (three others had tried and failed) to name a few. We could not be happier with their work and they were friendly and professional too. No doubt we will be contacting them for future work. Highly recommended...they're good people.

I was very pleased with the work performed (replaced two window panes). One of the windows was part of a large 6 panel window and the other was a small window in the sun room. The large pane was, pardon the pun, a real pain to remove. It appeared that the entire 6 panel window system was assemble and then placed on the large opening. The guys figured out how to get just the single pane out and the new glass was promptly installed. For the smaller window in the sunroom, it took them maybe 30 minutes total. They did a much nicer job than a previous contractor I used for the same size windows last Summer.

We had Indy & Beyond come out to replace a section of privacy fence that our dog knocked over. They showed us how poorly our fence had been constructed (which was only 2 years old!). Unfortunately, we were forced to have the entire fence replaced or risked our dog tearing down the rest of the old fence. The good news is, Indy & Beyond gave us a great deal on a fence that is installed properly and will hopefully last us a lifetime. We are very pleased with this company and will use them again for sure, as well as recommend them to others.

1. Repainted exterior of three story, 3 color Victorian house, did all associated carpentry and scraping, re-floored (including hand sand and stain) exterior porch, repaired and replaced gutters, re-painted interior of house. 2. Fixed burst pipes, replaced all powdered mortar in basement, insulated basement. 3. Built and installed permanent attic stairs. 4. Landscaping including entire yard till and re-seed, multiple plantings, and fence repair. Absolutely perfect! I have renovated three antique homes before this one and have never had a contractor like Eleazar and the Emarias Group before. They were very reasonably priced, stayed on budget, always arrived when expected, did the best quality work I have ever had, always cleaned up at the end of the day, and even brought me lunch on occasion! I found I could trust Eleazar and his group completely, so much so that they often worked inside the house when I was out of state. I initially made contact with Eleazar when another home in my area was being renovated. I was able to observe daily the differences between the Emarias crew and the rest of the contractors on site. I know that this home owner eventually booted everyone else and now uses Emarias exclusively. At my recommendation, four of my neighbors had their homes painted by Emarias. One neighbor also had a bathroom remodel done. All are Eleazar and Emarias Group devotees now!

Wes installed a Pella sliding door for me well under the lowest bid I had from other contractors. While taking out the old door he uncovered some water damaged framing which he also repaired. The door and trim look great. It was one the most positive experiences I've had dealing with a contractor.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do you replace a window?

You may want to replace a window if the glass has been damaged, you’re remodeling a room, or you want to upgrade your energy efficiency as well as your style by getting rid of those drafty single panes that are losing you money. When replacing a window, you can remove and replace the entire window down to the house frame. This method is best if the existing frame is damaged or deteriorating, but requires construction skills and know-how and will take more time and money. An easier and less expensive option is to install an insert replacement window into the existing frame. Insert replacements are only an option if your window frame is in good condition without rot or damage.

When replacing an entire window, first you’ll carefully remove the existing window with a pry bar and other tools. Next, you’ll make any repairs and adjustments needed to the existing frame or header and studs to ensure that the space is perfectly plumb and square, so the new window will sit perfectly within the space. Next, install the new window from the exterior, securing it into place. You’ll need to precisely wrap and insulate the window to ensure it doesn’t leak. Then, install the interior casing and exterior trim (as needed). If you prefer to hire a professional to install a window, consider replacing more than one window at a time, as the pro can work more efficiently.

How much is a custom window?

Choosing custom windows will increase your window installation cost but will provide you with exactly what you want. The average national cost for window installation is $2,650. Your custom window costs will vary based on several factors. The first factor is the type of frame you want. The four most common types of frames are vinyl, fiberglass, aluminum and wood. Wood is typically the most expensive option, followed by aluminum. The type of glass you select will also affect cost. There are single-, double- and triple-pane windows. Most double- and triple-pane windows have gas sealed between the panes that act as insulation. Windows typically cost more the more energy-efficient they are, though this efficiency can save you money on utility bills in the long run. The type of glass used can also affect cost. There are different grades of glass — high-performance glass, low-e coated glass, and more — which all provide you with better insulation. In addition, the number of unified inches (window height x window width) you need will affect cost. The cost of custom windows will also be affected by installation cost and whether any repair or construction work is required to properly fit the new window.

How much would it cost to put in new windows?

The cost to replace a window can vary depending on factors such as window size, type of glass, brand of window, necessary trim repair, and any construction work required for installation. Labor rates and cost to do business in your region will also affect the cost. The national average window installation cost is $2,650 per project. Here are some examples of average trim repair and window replacement costs:

  • Trim repair:
    • Line and case a window frame with an MDF product: $400.
    • Line and case a window frame with raw hemlock wood: $500.
  • Approximate cost to install five windows at one time: $3,000.
  • Approximate cost to install one double-hung, energy-efficient 3-foot by 4-foot window: $500-$550.
    • For the same window size (3-foot by 4-foot) from a different manufacturer made with a specialty fiberglass exterior and all-wood interior, the cost could go up to $1,500.
    • Pricing can go as high as $5,000 for a bay or bow window with specialty glass and framing.
      • These examples include removal and disposal of old materials and window.
