Hired Priority 1 to do a deep cleaning before we put our house on the market. After a lot of late nights packing and painting, cleaning was the last thing I wanted to do. Priority 1 was incredibly responsive and I was able to schedule quickly with them. The house looks great, and I'm extremely satisfied. Thanks for everything!

I live out of state and hired them to mow the lawn of my parents house that they were selling. They did the mowing and also they were kind enough to do some brush clearing in the back of the house that was not in our original agreement. I actually told our realtor that if they want anything done at any of their houses to call this company. Owner was awesome to work with even though I never met him in person. I live in Nebraska and it was a pleasure. I give 5 stars and would give more if possible.

I just hired Joe to manage a house in Indy. Will report back after tenant is placed. I love the national chain behind him...gives a process to the entire thing. He's not just "winging it" The client portal is excellent. Just for context- I'm an experience RE investor with other property managers in other locations.

Your search for a property management company can stop right here! If you want a company who is up front and has good communication with its clients, then Real Property Management Indianapolis edge is the one. The most important asset I look for in any company I work with is good communication. Victoria at Indianapolis Edge always returns my calls and emails, she also invested time answering my questions well before we signed on with them. After we signed on they had customers looking at our house immediately. If you don't !want to worry about your property, this is the company for you. I can't see why the experience wouldn't be the same for the renter as well

After researching about 10 property management companies, I chose C and C Associates. Most companies, including C and C, were willing to send me a copy of their contract and lease agreements up from, but C and C stood out because: 1. They don't charge for semi-annual inspections and monthly 'drive-by's. 2. Their prices are considerably more reasonable. 3. Tenants are responsible for repairs due to damages that aren't normal wear and tear. 4. They don't require me to take out workers compensation and liability insurance for the work done by their employees and contractors as so many do. I hope this is helpful to you in your research. I also checked the BBB, Yellow Pages, and Yelp and found no complaints against them. We've just started, but I'm pleased so far.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
