I wanted to give my home its 20-year checkup and settled on Benjamin Clarke of Certified Building Inspections, and I'm sure glad I did! Ben was able to quickly fit me into his schedule and come at a time convenient to me on a Saturday. He was friendly and personable, and I was very impressed with the extent of his knowledge gained from his years as both a contractor who worked on homes as well as an inspector. His work was thorough, and he found a couple eye-opening problems that I will need to have looked at soon. His report (51 pages!) included detailed notes on problems found and suggested corrections, as well as thermal photos of leaks and cold spots to address. I am quite impressed with the quality of his work, and the price was an excellent bargain! Thanks, Brian!

Mr. Conneen provided a very detailed home inspection report. He is certified home inspector in the state of Virginia and very knowledgeable with his home building, Real Estate and home inspection background. Patrick was very helpful throughout the entire home inspection explaining the ins and outs of different areas throughout the home. Thank you so much for your service and your advice. God Bless.

Patrick did a fantastic job. He made special arrangements to come on a Sunday morning which he is typically off. He was there half an hour early. He did a through exterior and interior inspection and had the report ready by the afternoon. Would highly recommend him. I also added the radon test. I researched many home inspectors and choose Patrick because he was professional and explained to me the process. Many others when I called seemed to be too busy or are doing me a favor. And he was the opposite attentive and showed appreciation for my business. He did not deviate from what he described on the phone to when he did the inspection. If there was a 10 rating I would him 15. Thank you Patrick for a great job.

Showed up on time and conducted a very thorough and honest assessment of the property and its components. Produced the inspection report that same day, and charged less than other inspectors in the area.

We asked Jim to do a complete house mold inspection for a house we were under contract to purchase. We were concerned about previous flooding in the basement of the house, and we noticed areas of the garage ceiling that had been exposed to moisture. There was no visible mold. Jim used the latest spore collection methods and equipment, and he employed infrared viewing to inspect hidden spaces. As it turned out, Jim's expertise paid off. We were saved from making a very expensive investment in a house that showed evidence of toxic mold. We can't praise Jim enough. He is a professional educator who guided us through the process and helped us understand the significance of his findings. We would recommend him as a first choice to anyone in the Maryland area who wishes to have peace of mind about his or her home purchase.

We were very pleased with Les' service. His price was lower than the other quotes we received. He was patient with answering our questions ahead of his visit. He thoroughly inspected the whole home, finding a few things that our home inspector didn't alert us to. As new homeowners, Les gave us peace of mind that our worries would be taken care of. He filled holes, gave us helpful advice, and spayed to stop the bugs we had found. We will be calling him again, when needed.

I am a realtor and my client needed a home inspector at the last minute because the one she selected cancelled. I contacted SafeSales. Mr. Cheek came and did an excellent job! He was professional and explained the homes major systems in layman's terms that my first time homeowner could understand. I have since referred Mr. Cheek to other clients who have been very satisfied. He makes me look good as a realtor and they have all thanked me for referring him.

Dean did a fantastic job! He arrived early to do the inspection and had already gotten started when we arrived. He was very thorough and explained what he was doing the entire time, pointing out things that we should be aware of in the future. He provided his thorough report that night and was available to answer our questions. It was a pleasure to meet him and I would absolutely recommend him to anyone looking for a home inspector.

James did a great job not only in successfully accomplishing what he was supposed to, as a professional inspector, but also in helping me understand every part of "my new-house." He had been extremely responsive and supportive through out the entire process. He was also very honest about what he can and he can't do. I was also happy that I was present during the inspection, otherwise I wouldn't have benefited from his expertise. I never thought he would point out as many things as he did given that the condo was new. Now I have the bargaining power, through his help, to ask for the seller fixing the identified issues here and there prior to settling the purchase. I am sure I would have to pay a lot if I were to bypass them... He even arrived at the site earlier than I myself and was very punctual. He also made the report available with in less than 4 hours after the he completed the site inspection. Of course, I was also offered a competitive rate compared to other inspectors in DMV--which was the primary reason for me to choose him until I happened to have the first had experience of the customer delight. In general, I strongly recommend him for any one in search of a professional home inspection help.

Alan, was awesome. I'm new to this "home buying business" and was a little nervous hiring a "home inspector" not sure what to expect or even what they did precisely but Alan and Vertex made me feel at ease... After calling to make an appointment with very short notice, even with a few "odd" stipulations, Alan was able to accommodate me without hesitation. Upon meeting at our agreed time at the property, Alan presented himself and his company very well. From the beginning he explained in detail exactly what he did and all the "extras" that come with Vertex's Sugnature Service, he answered all questions I had, and we began the inspection. He seemed very thorough and knowledgable on all aspects of the home. I learned a lot during the inspection and was even given some requested tips as to how to tackle certain "projects" later down the line after taking ownership of the house. He made the whole process enjoyable. After the inspection I received my written report a mere 8 hours later complete with extremely detailed descriptions of all findings as well as photographs with "arrows" and notes pointing out specifics. The report was broken down, easy to read (even for laymen like myself) and clearly organized to highlight items that were safety concerns, or just aesthetic in nature. I was quite inpressed with the entire process. I highly recommend Vertex to anyone who is in the home buying process and are looking for a qualified "inspector". If I am in the market to purchase another house, I will definetly be calling Alan and Vertex again!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How long does it take to do a home inspection?

On average, you can expect a standard home inspection to take two to three hours. Your house size can affect inspection length, as can requesting additional services such as sprinkler system inspections, outbuilding inspections, radon testing, crawl space inspections, or pool house inspections. During the home inspection, the professional will be taking photos and looking in and around all parts of your home. The inspector will then compile a report that may be more than 20 pages. You should receive this report back within a few days to a week. The report should detail everything from minor imperfections and maintenance recommendations to major defects that need to be resolved as soon as possible, like structural failures or a leak in the basement. Your report should include photos and clearly outlined information about all major elements inspected, as well as recommendations for next steps.

How much does it cost to get a house appraised and inspected?

Home appraisals and home inspections both assess your home and provide a report summarizing the condition or value of your home based on key measurements. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary. The national average home inspection cost is $310, ranging higher or lower depending on the inspection company, your location and the size of your home. Other factors that can affect cost are additional inspection services and pathogen testing. Here are some examples of average home inspection costs in various parts of the country:

  • Home inspection in New York City: $425 or more.
  • Condo inspection in New York City: $200 or more.
  • Home inspection in Central Texas: $250 for homes up to 2,000 square feet.
    • $275 for homes from 3,001-4,000 square feet.
    • $300 for homes from 4,001-5,000 square feet.
    • $325 for homes 5,001 square feet and up, plus 10 cents per additional square foot.
  • Home inspection in Los Angeles: $199-$299 or more.

What should be included in a home inspection?

A complete home inspection involves a visual investigation of all major elements that make up your home. A home inspection is a vital part of buying or selling a home to ensure you’re not accidentally buying a termite-infested home or one with major structural defects. Paying for an inspection before purchasing a home can save you a lot of money in the long run. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home inspection pros know how to spot trouble areas, but they’re not licensed contractors, electricians or plumbers, so they may suggest you hire a licensed pro to address specific problems. Here are the main components that a home inspection covers:

  • Home structure
    • Foundation, grading and drainage, roof covering, roof structure, interior and exterior attic walls, ceilings and floors, interior and exterior doors, windows, stairways, fireplace and chimney, porches, balconies, decks, attached carports, and crawl space.
  • Electrical
    • HVAC system, heating equipment, cooling equipment, ductwork and vents, fixtures and switches, branch circuits, receptacles, service entrance and panels.
  • Plumbing
    • Water heater and equipment, drains, waste systems, vents, and plumbing fixtures.
  • Appliances
    • Garage door openers, garbage disposal, dishwasher, exhaust range, range hood, bathroom exhaust fans, cooktop, oven and microwave.
