We moved into a two-bedroom house and our designer recommended EBRR as a general contractor for our major renovation projects. Luis, the project manager, came in, listened to all our needs and specificity notated our request. We had a complete estimate for everything within only a few days including cost and time frames. Barry and EBRR was able to accommodate with all architect's drawings, all subcontractors and permits. The work was done on time and within budget, even with the inevitable surprises that always come up during renovation. They were punctual, always respectful and very neat.

Erick and his team are exceptional. I contracted Erick initially to do some minor house repairs. However, after not being satisfied with the work of contractor hired to paint, I asked Erick to do a lot more work to include painting, installation of kitchen appliance, replace flooring, miscellaneous carpentry, and electrical work. Erick was so responsive to my need to get the work done quickly as getting ready to list house. Quality of work is good, Erick knows his trade and made suggestions and recommendations that proved to be invaluable. His team are hard workers and take pride in what they do. And, the pricing is exceptional. Definitely recommend and will use again in the future.

Last Spring, Brandon Contractor LLC completed several projects in my home with excellent quality and customer service! I had recently purchased a foreclosure and was looking for a reliable contractor to complete a few projects. Mr. Vega and I met so that I could share my vision for the projects that I wanted completed - a small window cut in the wall above the kitchen sinking looking into the living room, refinishing the front door, backsplash in the kitchen and painting the upstair hallway and stairway. We met to pick out materials and I was allowed to provide my input as well as receive suggestions from Mr. Vega that would improve the overall job. When the work begun, a possible concern was noted by Mr. Vega and his team with plumbing. It was addressed immediately. All of the projects were completed in a timely manner and I am extremely satisfied with the outcome! The team was professional, courteous and the pricing was great! I often receive complements from visitors to my home and I plan to use the company again in the near future to spruce up my patio. "After some miscommunication on the initially agreed upon time, Tim called me this following morning to apologize and see if they could come by to move the furniture that day. I wasn't available to answer the call and tried to call him back. While the phone was ringing, my doorbell rang. It was Tim and a helper asking if he could move the furniture. I very much appreciated his initiative and willingness to apologize. (It's incredible how many contractors we've had who lack both.) They moved our items upstairs with minimal damage. It wasn't an easy task to get our couch up the stairs and around the turn, but he took great care and breaks when needed, which is exactly what we wanted."

Tim and his crew did a great job on our basement finishing! Tim was very knowledgeable throughout the process and was very accommodating to with our busy schedules. He and his crew were very trustworthy as most of the time they worked in the house while we were away. Special thanks to Neil and the other gentleman on the team. They were always very friendly and responsive when I needed anything or had a question. My only negative, hence 4 stars, would be that I would have liked to only have had Tim as the sole POC versus us having to deal one on one with the other contractors on the project as it made for a lot of calls and additional tasks to manage. This was our first project so we were not really sure how everything worked. All in all, they did a great job and made our space beautiful! We would definitely use again for any project!

J-Construction is awesome!!!They were very friendly, did great work, and were very reasonable. It's scary when you use these services because you never know what you may get. J-Construction relieved all my fears and exceeded all my expectations. Jaime understood the scope of what I was trying to do and knowing I was on a limited budget, made helpful suggestions that I hadn't thought of that saved me money. After meeting with four different general contractors, Mr. Marvin Guzman with Baiza Construction, Inc showed his best attitude to take part on a serious complete home improvement we had for our 1956 home. He didn't only provided a quick estimate, But time frame to complete and over all his price. My project was based on a full 2 bathrooms remodeling, plaster walls removal/replacement, insulation, plumbing, electrical, kitchen remodeling and about 2500 square foot of hardwood floor installation. My best recommendation to future hires and families of his great quality work. My contract worth 86k were put on the best hands.

Great craftsmanship, professional, and easy to communicate with. Worked with my schedule to complete the project according to my timeline. My bed was put together perfectly, and headboard mounted into masonry. I find a common theme amongst contractors in that they don't clean up after themselves, leaving saw dust and waste materials for the home owner to clean. While I did have to do some fine tuning in the cleaning department, Trenton did at least attempt to clean up the area by picking up and disposing of the larger waste pieces. I would definitely hire him again.

I was looking to get a built-in desk and bookshelf installed and Patrick was absolutely the person to go to. He patiently talked through my plans with me, which went through multiple iterations. He was the best kind of thought partner, which was exactly what I needed, and executed my plans perfectly. He took care to make sure everything was to the highest standard, and the final product is incredible. He was also incredibly honest - I had gotten burned by a contractor before and he went out of his way to make sure the experience, and payment, was positive for me. He's wonderful, and I'm looking forward to working with him again to get other built-ins installed. I can't recommend him enough.

I had a leak that needed to be fixed, a bay window that needed to be repainted and calked and drywall that needed to be redone. Initially i shopped estimates from different contractors - every one of them telling me the leak was from a different place. I ended up going with L&N because Sam seemed like a straightforward, honest guy and was also more affordable than all the other estimates i received. He identified the leak immediately, checked multiple times to make sure it was fixed, repaired my drywall and re painted my bay window. He wore booties the whole time while inside which my wife appreciated, he cleaned up all dust and debris and provided receipts for all materials. The workmanship was great and my bay window and drywall look like new. He also warranties his work. Highly recommend him for any general contractor needs you may have.

Cesar was a true professional. I wanted to move my washer dryer into a closet (Which involved moving plumbing, installing vents, closing off old plumbing, blowing out another closet, etc). From the plaster work to the hardwood floor patching, you would never have known what it looked like before! Cesar arrived promptly at the same time every day, and cleaned/contained everything at the end of every day. It was great and I never felt like I was living in a construction zone. I have worked in the real estate industry for several years and have always had issues finding quality contractors - I know how important it is to hire the right person! I interviewed about 10 additional people and he stood out not only in price, but in credentials and professionalism. He is now my Go-To contractor. I would highly recomend using him!

Renaissance did an amazing job on my den. I originally hired them to mount a tv and ended up having him paint 2 rooms as well. They were on time, very responsive and knowledgeable. I had another contractor install a cable outlet and electrical outlet above my fireplace to make the mounting of my tv easy. However that contractor didn't do an efficient job and when Antonio mounted the tv both outlets were showing. It is very important to me that only the tv be visible after mounting. Antonio assured me that he would not only hide the cable box and cords but would fix the other contractors work as well. I was able to relax and everything was taken care of to my specifications. They went above and beyond to ensure that my needs were met and I was satisfied with the job. I would recommend them as well as use them again for other home improvement projects.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
