I needed someone to refresh and re-design my laundry room (if you can even call what I had a room!). Patrick came over to look at the present situation and the surrounding areas. Within a very quick time, he visualized a design, analyzed the pragmatics, and suggested in a clear and reasonable fashion a possible alternative. I had had no ideas of my own, but I knew a change was necessary. I liked his ideas and his quote was reasonable, and so I decided to proceed. Patrick dove in, repurposing old materials from the minor demolition, as well as acquiring new, appropriate, and improved materials. He was creative, hard-working, conscientious, problem-solving, responsible and timely, and always excellent with his clean-up. And his skills were versatile: carpentry, painting, minor wiring and moving of light fixtures, minor plumbing and moving of plumbing fixtures. The result was fantastic aesthetically and way more comfortable than the original layout. Additionally, the surrounding areas were improved, as the flow was changed, i.e. one now loops through the laundry room area from two entrances. I am thrilled with the new space and Patrick was a pleasure to work with. It is rare to find someone of his talents, spanning from construction knowledge and hands-on home repair to final decorating vision and implementation. I highly recommend Stare's Restorations.

Edgar has consistently provided excellent value and well crafted electrical work for our Owner / Builder new home construction project. He has roughed-in, and set outlets, switches and fixtures. Post construction he has wired a Generac whole house standby generator and added several additional circuits for me. I hired E.Y. Construction to replace a window in my master bathroom, install marble tile with a mosaic inlay on all walls, porcelain tile in the floor, a onyx river rock on the custom shower floor, and granite on the shower threshold and half wall. I hired Naser because all his references had nothing but good things to say about him.... Wow they were right. All the workers were very professional, neat, and paid attention to detail. The bathroom window and tile job looks stunning. I am confident it was done above standards and will last well beyond my lifetime.

I can't recommend the Brandon Contractor team highly enough. I had a small construction project that needed to be done urgently the week between Christmas and New Years. I called and explained my situation, and not only did they come out that night to give me a quote, but the job was completely finished the next day. They gave me a reasonable price and further advice about how to fix the issue. I really appreciated the service that I got from them, especially considering that it was a small job, on short notice, and that it was the week of Christmas. They did great work and I would not hesitate to hire them again.

First off: great quality. I don't think I could have asked for a better realization of my plans for my bathroom remodel, which included extensive tile work and construction of a new closet. Pricing was reasonable; they were in the middle of the estimates that I got. That being said, there are a couple of negatives. The schedule was quoted for ten days, but it took sixteen. I did need to take half of one of the days originally scheduled to go into the office to support a client meeting, but a week's extra labor time to finish seemed excessive to me. Especially since after the original two weeks were finished, I had limited flexibility at work and needed to push work off to weekends. All told, with my restrictions at work, it took an extra two weeks beyond what was expected. Part of the problem was punctuality: workers were frequently late, so less got done each day. I also asked to keep a couple of pieces from the demo of the original bathroom that I never got. Overall, I would recommend this contractor if you have a reasonably flexible schedule. They truly do beautiful work, and I'm ultimately very happy with how my bathroom turned out. My designs were executed very nicely. I was just a little disappointed that it took so long.

Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

If you have a masonry project, small or large, Marco and GT Masonry is an excellent choice! We recently hired Marco to build a stone and paver-block terrace connecting our front and back yards. The project included concrete stairs, retaining walls, planter boxes and a lighting scheme. The finished project is just what we asked for! Work quality: Marco and his team are experienced craftsmen in many types of masonry materials. Our project included Nicolock paver-blocks, concrete and PA flagstone. The construction is sturdy and will last many years, it addresses water drainage concerns, and follows city/county code. Looks excellent! Professionalism: Marco handles all aspects of the business himself: issuing quotes, setting the scope of work, helping clients to pick out materials, coordinating with designers, managing a team of works and completing the construction. He is a top notch professional in all aspects of the job. Responsiveness: He gets an A+ here. For example, we had several delays in our project that were unrelated to Marco's performance. He was very flexible in working with our schedule and the lines of communication were always open. He is up front and true to his word. Value: We requested quotes from 10 different Masonry contractors. Marco offered the best price and demonstrated the greatest level of understanding about what we wanted to build and what tools and materials would be needed. Punctuality: Marco and his team were at our home everyday at 730am sharp. On days when other projects required priority he communicated the schedule in advance. I hired another company off thumbtack, PA commerical / residential service LLC the owner is Tim and that company bailed on me less then 24 hours from the appointment and only after I sent a message to confirm if I hadn't that mover would not have shown up. I called Charlie who answered his phone so that was,a good sign, I told him my situation and what happen. He told me he just sent his men home but would call them and see if they could move me, TONIGHT!!! But told me if he couldn't tonight he could tomorrow. Tonight tomorrow I didn't care. I had taken Thursday off to be moved and I needed it done. Well Charlie gets in touch with me and tells me 3 of his men are on the way. These guys were awesome!!!! They got me moved were professional, extremely helpful and very sweet. This company ROCKS!!!!! Charlie and his crew ROCKS !!! I can't thank them enough for coming to my rescue. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
