Had some water damage caused by improper downspout installation. Rod repaired all the damage and fixed the water issue. Great team, a honest and fair price. I will use them again and recommend to my neighbors!

I contacted Breckenridge Tree Care to remove a very large birch that was located roughly 4 feet from the front of our house with a root system that was probably going to cause foundation damage sooner rather than later. I also had about 10 large bushes and medium sized trees surrounding our deck that needed to be removed prior to building a new patio. I also had a very large maple tree that needed to be trimmed back and a large tree in our back yard that I wanted removed to allow more space to play catch with the kids. Will of Breckenridge Tree Care responded right away to my request and he arrived the same day to provide an estimate. I was a little apprehensive about having the trees removed because I had never had this type of work done before and so I was worried that the cost would be astronomical. Needless to say, I was very relieved when Will's estimate was very fair and reasonable, especially considering I was having 2 large trees removed, 10 large bushes removed, and a large maple trimmed! He and his crew were able to begin work on the project within the week and they finished the entire job within 2 days! I was very impressed with their professionalism, their work ethic, their pricing, and most of all, their skill at tree removal. It only took about 6 hours for them to take the precariously located 75-foot birch down (as mentioned earlier, it was only 4-feet from our house, located right in front of a large plate glass window and half of the tree was hanging over our neighbors house). Considering all of the work that was completed, there was only one thing that got damaged in the process - a small (brittle) paver stone. I couldn't have asked for a better experience in regards to tree removal and I highly recommend Breckenridge Tree Care!

We had an area around our front patio fenced with dog-eared picket fencing, and a gate across the sidewalk that leads to the patio. The purpose was to keep our dogs from escaping out the front door without a secondary enclosure. We also had a storm door installed at the same time. The work was done at the time it was promised, and for the price it was estimated. The fence and gate looks great, and was what I envisioned. The storm door also looks great. I had to contact the manufacturer for some additional plastic shims for the door latch, because the door was not centered in the opening using a hinge shim that was included in the materials, but the shims are being mailed to me, so I can finish the latch, though they told me they would come back and do it for me, when the parts get here. I will call them again when I need something done that is beyond my capabilities.

I hired Marcus to install a patio door in my new house. He was knowledgeable, trustworthy and worked very hard to get the job done and done right. He was very patient when I faced a couple road bumps and helpful during the whole process. One on the best people I've hired with following up before and after the job was done. Would recommend him for anyone needing some remodeling work around the house!

KC Deck Services were, awesome. This was a big project for us. Jared (and crew), we're there every step of the way. The communication is the best I've ever had with any contractor and they let me know their timeline and instantly let me know of any surprises along the way. (Wood rot). We also had the front steps done to match the back deck and once old one was torn down they found some damage to the wall (caused by the old stairs); we had to stop for a time until my wall got fixed but as soon as the stucco on the wall was repaired, KC Deck Services were back out to finish the job. I would highly recommend KC Deck Services and am hoping Jared and crew can come back and install a patio for us.

Jim has done 4 projects for me so far. He installed a new storm door, painted a large pantry, put latches on my cabinets and trimmed out a closet. We are doing a new patio door and tiling a room next week. He is doing a great job! Would recommend him to anyone.

Harvey is incredibly creative and innovative. We have the covered deck of our dreams AND a covered patio. Harvey helped us plan the deck and we several beautiful touches we hadn't thought of, such as a bump/out that mimicked the house and car siding that resulted in a beautiful ceiling for the patio and covered part of the deck. We would definitely do it over!

Installed new retaining wall and paver patio. Easy to work with, conscientious, fair pricing, and did great work. Even worked in a few extras we discussed as the project went along that made it even better. This is the kind of company we all hope to find when we are looking for a good landscaping contractor. Highly recommended.

Zack did an excellent job with our deck and patio. He had consistent communication throughout the process and his guys were top notch. Shawnee, KS has some unique permit restrictions so I asked Zack to send us design ideas he had for our outdoor space that would be within our budget. We loved his idea and the final product turned out even better. I will strongly recommend Zack and his team to my neighbors, friends, and family.

Removal of a old patio stairs, made of wood. Was decrepit and rotting. Replaced with a new one. It is solid and feels really safe to stand on compared to its predecessor. Shay was prompt, arrived on time, and got to work. The job was completed quickly without any problems. I like thumbtack as it gives me a chance to build a list of reliable contacts and I'll be adding Shay and his team to my list.

Toby Heath was recommended by Jeff Basler for the work I needed done and I would recommend him highly. His work was completed in a professional manner, on time, for a reasonable rate, and looks wonderful. He replaced my front door, my french doors to my patio, and an interior door at the foot of the basement stairs. They all look great!

ACS has been an AMAZING company to work with. Jessica came out and did out measurements for out patio then we picked out what we liked. It was so easy. Jessica told us about the ACS show room so I really wanted to see it. They had some wonderful examples of their product. Beth took notes of what we liked and basically that was it. We were able to get our patio quickly. Brett showed up the first day and marked it out and the his hard working crew got to work. Everyone was very nice and professional. I'm so happy with the results and would recommend them a 100 times over. I dont ever write reviews but everyone needs to know how good they are, they deserve 5 stars!!!

Berry Outdoor Living built my back patio and fire pit, and I absolutely love it! The space is perfectly designed for comfortable seating, so my family spends a lot of time out there. The designer, who also owns the company, was very professional and courteous. He worked with us to make sure our project turned out exactly the way we wanted. We now have the best backyard living are in our neighborhood! I would definitely recommend them to any of my friends.

I just love the work that KC Prime Exteriors, Inc. did for me. I needed a small stamped patio 15x15, they took the job and I'm so happy with the results. My husband is especially happy since in the beginning he didn't think we needed a patio. He LOVES it and I always find him relaxing in the patio when he goes missing in the house. I can honestly say that after interviewing over 5 contractors, they said they would do the job and it took 4 months for at least one contractor call after the 4th month saying he was ready to do the job the others never called back after numerous text and calls. In my frustation I called KC Prime Exteriors, Inc. at the last result and within a week my was completed. The workers are professional and I didn't have to worry about damage to the exterior of my home. KC Prime Exteriors, Inc. are the best and I highly recommend them.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
