Install was quick and easy, both guys were professional and courteous. Only complaint was that the two ceiling fans that were installed were on an existing dimmer switch (rooms were previously lights only - no fans), which I later found out could be a fire hazard, and also made the fans very noisy). Ideally would like them to have recognized the issue and made a recommendation to change to an appropriate switch.

We had a major remodel done by Rescue 1. We had the wall removed between the kitchen and living room. They replaced the ceiling, walls, flooring, cabinets, plumbing, and electrical. While they were doing the demo, they discovered we had a bad carpenter ant infestation. If they wouldn’t have been doing such a thorough job, I hate to think of how long it would have taken us to discover the damage. If you are looking for quality work, I would recommend them to anyone planning a major remodel project. They will not cut corners nor use sub-standard materials. They made my dream kitchen a reality.

We ended up working with Ed and I was very pleased with our fence repair and small ceiling repair job -- he did an awesome job. I was especially happy with how fair and direct the bidding was compared to other contractors I've dealt with (who seem to just be trying to rip me off). There was no mark up for materials and the estimated labor was pretty spot on for the time it took to complete our jobs. I will definitely hire them again.

We recently had the experience of working with David Marsh of Noble General Contracting. From the first time we met him, we were impressed with how friendly, helpful, and knowledgeable he was. He climbed up on our roof to check for hail damage. Then he offered to examine it again when the insurance adjuster came to our house to review the damage to our roof, gutters, outside paint, and inside ceiling damage. David ensured that the entire repair process was smooth and efficient. If we had any questions, all we had to do was call or e-mail him, and his response was quick. We always knew what the next step in the process would be, and he submitted the necessary paperwork to our insurance company in a timely manner. Working with David could be compared to having a trusted and honest friend who is proficient at home repairs. He knows his stuff! Plus all work areas were tidied up at the end of each day, and probably cleaner than the way he’d found them. We would highly recommend him to anyone who wants a skillful, personable, yet professional contractor.

The fan in my bedroom was wobbling and making noise. I called Aaron on Wednesday and he came the next day. He knew exactly what the problem was when he took I look at my ceiling fan. He fixed my ceiling in less than 20 minutes. Now my ceiling fan is running like new and I can sleep again at night without my ceiling fan making noises. I would recommend him to anyone who needs a handyman and I will be using him again. Thanks Aaron

I had a great experience with Hunny Do Handyman Services. They are very good carpenters with an ability to do everything. They initially came out for some trim carpentry work which they finished quickly and then stayed to hang an outdoor light fixture and do some ceiling tile repairs in our basement. We asked them to do a larger deck re-construction job which we had been struggling to get done for 2 months. They built a really solid deck at a reason price within a few days. They we timely, reliable and easy to work with. We are extremely happy with our experience and look forward to hiring them again for future projects.

When we had our kitchen walls and ceiling painted a couple years ago, we noticed the work was done very professionally. So we asked for their service to repair the exterior walls of our house. The entire wood rot was replaced with new batten boards and the paint job was excellent. Once again we needed to repair the front decorative cedar beams in the front of the house. We were very pleased with his expert advice and excellent job. We would highly recommend their service, whether it's small landscaping or major repair work in and around the house.

Chris and his "right-hand man" Ryan painted every wall of our home and patched and painted a ceiling in four long days. They were professional, but friendly, funny and tolerate of my indecision on color choices, barking dogs, lots of not so hidden dirt, and another worker in the house. Chris showed up at the promised time, stuck to his bid with no surprises, and remained focused on getting the job completed. They were careful with our personal belongings and I trusted them behind closed doors. I highly recommend Chris and Refined Remodeling to anyone needed a good, qualified craftsman.

Cullen repaired part of a shower wall, part of the bathroom floor, and part of a ceiling below - all which suffered water pipe leak damage in a rental house I own. The job took 2 half days, as I recall. Part of the shower wall and the ceiling below had to be re-sheet rocked. Also, some of the shower wall tiles had to be replaced. The shower wall is tiled with early 1970's tiles which are no longer available. Since only the tiles around the faucet and knobs had to be replaced, Cullen searched hard to find something that would look acceptable, if not identical, to the remaining tiles. All turned out looking quite nice. It was a plus to have Cullen working on this project as the tenants speak Spanish - not much English - and Cullen is fluent in Spanish. Absolutely nothing went wrong and I would highly recommend Cullen.

The job assigned was to replace carpet with laminate wood floor, ceiling and wall paint of living room and kitchen. There were drywall repairs done and also added texture where needed. Also changed color of trim from raw wood to white and replaced baseboard. Changed brown wood doors to white wood doors. Switched out outdated light fixtures for much more modern fixtures. Also hung new curtains/curtain rods to match the color scheme. The job was requested because of family coming into town a week from when started. The paint lines were very precise and clean. The measurements were spot on with no gaps anywhere in the laminate wood floor. The work was done fast but carefully. It was obvious that there was a lot of attention to detail throughout the entire process. The work was done and cleaned up at the end of the week just in time for my family to enjoy our new living spaces.

I hired Matt for a number of jobs around my house-- some projects more involved than others. He approached each task with the same enthusiasm and attention to detail, and kept in communication each step of the way so I was never left wondering about anything. Our biggest job was a bedroom remodel in preparation for a nursery, where he painted the room, installed a new ceiling fan, and built a wood accent wall (see photos). I would definitely call on him again when needed and have already referred him to a co-worker.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
