I had tried multiple other lawn mowing companies before Josh reached out to offer Prestige’s services. These other companies frequently delayed mowing for days without contacting me, scalped the lawn, and cut the grass unevenly. I am thankful to say that I have not found these issues with Prestige. Josh has been very communicative. I especially appreciate his efforts in giving me notice before and after mowing is complete, along with pictures of the lawn. The rate is a bit higher than I previously paid, but the work is certainly of higher quality. My tenants have informed me that the lawn was mowed completely with a push mower (which is very impressive and likely the reason why I have not found issues of scalping or uneven cuts)

YIF Management is first class when it comes to property management. I have been renting in Boston since 2003 and have never had such a positive experience as a tenant since becoming a tenant of YIF Management. I moved into one of their properties in 2009 and have lived in 3 different units they manage since then and will be renewing my current lease. Everyone on their team is amazing from the maintenance staff, leasing staff to the hands on owner and property manager. Any maintenance issues are addressed right away with such professionalism and friendliness. I never hesitate to make a call to them and know they will be there to address the issue. I recommend them so highly that have had other friends move into their properties and all have thanked me for bringing them to a property management company that truly cares about their properties and tenants. If you want a place to call home in Boston, a property managed by YIF Management is the way to go!!

Very impressed with the TV mounting and wire management. Arturo was very professional, punctual and did a great job! Only issue was being charged $25 more than originally quoted due to the size of our TV. Other than that, couldn’t be happier!

I am reviewing as a rental property owner. I started a relationship with Nexus Property Management with 1 rental property and I am currently at 9 units and climbing. I am an out of state owner and there is no way I could feel comfortable about the care of my rental properties if it weren't for all of the professional people at Nexus Property Management. They cover everything: investment property purchases, management, leasing, and maintenance. And almost all correspondence, bills, money contributions, and maintenance requests can be made through their online Nexus Portal. Having Nexus property Management managing my properties takes all the worries out of rental property ownership. And the time I save allows me to focus on other investment opportunities and that, helps me buy more investment rental property!

We hired Mount Vernon several months ago to be the property manager for a six-unit condominium in Dorchester. Our main point of contact has been Ken Olson. I am extremely pleased with Ken's work so far. He has done an excellent job communicating to our association members, assessing maintenance and capital renewal needs, preparing quotes, and managing our accounts. When I had accidentally overpaid my condo fees, he noticed and reached out to me pro-actively. He has helped our association navigate through a number of problems that were ignored or created by our previous management company. I just hope, for Ken and Mt. Vernon's sake, that our building will be easier to manage once we get through the time-consuming initial challenges that came with the transition from a bad management company to a really good one.

Matt Cicciari has been an extraordinary resource in helping us with the various challenges in maintaining our 86 year old home. Our recent challenge was finding a professional chimney repair company to replace the chimney liners in our fire place. Unfortunately a opossum had made a nest in the chimney and had damaged the liners for both the fireplace and heater. Matt’s extensive industry knowledge and detailed understanding of construction requirements enabled us to find and engage a repair company in a timely manner. Our chimney was professionally repaired at a reasonable price thanks to Matt. We highly recommend CCRE Construction for projects both large and small. When we moved into our 80 year old house in 2012, Matt recognized the limitations and vulnerability of the smoke alarms. Because of his expertise, he repositioned the alarms and replaced them with the most up to date battery operated units. We also had a front door that had an annoying squeak every time it opened or closed. We routinely sprayed the hinges with silicone lubricant that only lasted a short time. Matt quickly diagnosed the problem and provided the solution. He removed the door, thoroughly cleaned the hinges and lubricated them white lithium grease. Four years later the door still quietly opens and closes. Because of their honesty, professionalism and expertise we highly recommend CCRE Construction for all home maintenance and improvement projects Tim Bard

Hinch-Crowley Realty Associates have added tremendous value to our investment team by brokering and managing several multi-family deals for us. Not only are they highly experienced and knowledgeable, but Rob and Dick are a pleasure to work with as well. They exceed expectations by not only performing at a high level, but, being a young professional, have taken the time to educate me on many real estate matters as well.

Ted and Lauren at ECMD have been managing property for us for almost 3 years. It has been a pleasure working with them as they combine an institutional background with a personal touch in everything they do. It is rare to find a property manager with as much integrity as ECMD. They are forthright, honest and extremely hard working. Ted has done a great job leasing units at our building and pushing rents to new levels, while Lauren is a wiz when it comes to accounting, back office operations and logistics. The books every month are tight and every cent can be tracked. For a property 10-75 units, ECMD offers the best value proposition in the market and maybe even more importantly, they are great people. We would highly recommend ECMD for both residential and commercial property management in the Boston area.

i am the owner of a 6 unit apt bldg in downtown Worcester i have gone thru 3 different property management co. in the last 2 years. I have been lied to, billed for work that was not done & were very rude to my tenants. Elm Park Prop Mgnt. came highly recommended from a friend and i could not be happier with their services. Derik and Mike are great to work with & i know my property is in good hands. My tenants even thank me.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

Hire skilled professionals for absolutely everything.
