Carlos was a pleasure to work with. He was very responsive and his turn around time was very quick. I was able to get an appointment with him the next day after reaching out to him. I had originally only reached out to him to install 2 timer switches, but when he arrived I asked if he was also able to replace my current outdoor sensor light fixture with a new one and he was totally willing to do it. Both The switches and and lift fixture took him under an hour complete from start to finish and he was very reasonably priced. The outdoor fixture ended up being defective and he was willing to come out again to fix it it, not once BUT twice with no extra charge. I will definitely hire him again for a few other projects that I need to have done in my home. Thank you Carlos!

I've hired Erik on numerous occasions. The initial time was for furniture construction in my apartment. He was not only skilled, but efficient, honest and trustworthy. I had never hired anyone to do any work like this before - I highly recommend him for anyone, but especially someone unsure or new to hiring outside help. Subsequently, I've contracted Erik for additional projects and also for larger remodeling and construction work through my company. I really cannot say enough good things. You won't be disappointed.

I am 100% satisfied with the work performed by Boston Best Construction. The company owner, Eduardo Muniz, was present and communicative throughout the process. The sub-contractors ---framers, electricians, insulators, carpenters, plasterers---were all excellent and professional. The work went well and everything looks beautiful. Furthermore, Eduardo did everything the correct way, getting the required permits and inspections, which makes me feel assured that the work was done correctly and to code. I highly recommend this company and I plan on using them again for more work on my house.

I hired HD construction to repair my deck and install trim and lattice around the perimeter. Heraldo was extremely responsive and was able to schedule me in shortly after he reviewed and quoted the job. The overall result was great and I was very happy with the work. I would definitely recommend HD construction and would hire again for future projects.

We hired Russell to build a new newel post for our stairwell and install a new railing and spindles. We had sawed off the old newel post during a home construction project a year ago and did not have a picture or materials from the prior post. Russell was able to create a beautiful newel post from scratch which looks better than anything we could have bought in store. He was also committed to ensuring that the style of the post, railing, and spindles matched with our house. At our request, Russell returned to adjust something according to our wishes and even made suggestions to make the whole thing look even better. Russell was professional, honest, and came in at a great price. We appreciated his patience and willingness to deliver a product that we loved. We enjoyed working with Russell and love our new stair railing and hope to use him for future house projects!

Great job at a great price. I love the retaining wall and concrete walk Fernando and the team at Disere construction did at my home. I needed a retaining wall to keep water from running into my driveway, even in the dead of winter they came out and built more than just a functioning wall, they created art! We couldn't be happier!

We had our roof done with them. The owner of this business is a wonderful man. They responded to my initial call immediately and got an appointment within a few days for a free estimate. They came on time and the estimate was emailed to me within a few days. We decided to go with Rainstone construction because of their responsiveness. On the day of work they showed up on time, worked quickly and cleaned up after finishing. We found them reliable, professional with reasonable pricing. We enjoyed working with them and will surely recommend Rainstone to our friends.

True professionals are as good as gold! I put off remodeling my home for years because I dreaded the hassle of dealing with contractors and designers. When I finally committed to having the work done, I went through at least 8 General Contractors and designers to find the right fit. Each of these was either overly expensive, or had overbearing personalities, or sounded like used car salesmen.... Until I connected with Byron Cuhna and Co. Byron runs a family operated construction company that handles all size jobs. Byron came in and helped my wife and I work through the design of a large addition 26x24 on with a two car garage and bedrooms/bath above it, as well as another 15x15 family room on the opposite side of the house. Byron not only gave us great design ideas, he helped us add features that would be more cost effective and efficient. Byron and his son Eric were on the job from start to finish, and made the experience of living in "construction" much more bearable, and at a price affordable enough that I can still pay my children's college tuition next year. I highly recommend Byron Cuhna construction, I will update this review with final before and after pictures of my house. Carmelo

Lidia has exceeded my every expectation, and while we have not yet completed our project, I have already begun to think of additional ways she might bring about additional assistance to our organization. Lidia delivered a high degree of creative thinking that we had previously been lacking, and yet skillfully managed her own preferences/recommendations with the design sensibilities and needs of our organization. Lidia's follow-through was outstanding, and she has proven to be an enormous asset in planning for an important renovation project. With a great sense of both humor and optimism, Lidia brings real passion into her work!

Marco and his team helped us to finish our basement. Even though it took little longer than expected, at the end we are happy with their service. Marco was very helpful, flexible and clearly explains every step in the process. His team already helped us on two other projects afterwards. We strongly recommend Bilmar Construction for your project.

My project had changes along the way, but they only made the results even better. I had a vision of what I wanted and he and his team made it a reality. The quality of the work is not only solid but I can rest easy knowing I have a room i can be proud of and enjoy for many years to come. The people he works with for electrical, masonry and landscaping work were all professional and thorough as well. Kudos to all. What a difference!

King Construction is a professional company. We had a major project done by them (new roof installed, a master bedroom with a full bath built in the attic, front stairs railing replaced and a bathroom remodeled) and are very satisfied with the work performed.

I recently had Dave prepare plans for an addition. His conceptual plans really captured what I was looking for and his final drafts were quickly provided. He remained a resource throughout construction and I would absolutely use him again and recommend him.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
