Mike has managed my property -- a 3-bedroom condo in Back Bay -- for more nearly five years, and I am absolutely delighted with him. I am a Bostonian temporarily exiled in New York, so I'm too far away to cope with any emergencies at my apartment myself. Therefore, I rely utterly on Mike if anything goes wrong, and he has never let me down. He has always been available when needed; always brings in competent and very reasonably priced suppliers when appropriate (in a few cases, he even fixed some minor problems himself), and he has pointed out a couple of key preventative maintenance issues that I hadn't even considered. Mike has also been great with my tenants, who regularly worked with him quite smoothly (and that's despite the fact that one of my tenants was a bit of a crank who didn't work very smoothly with ANYbody). I can recommend him without reservation. MacJ

David was fantastic. I requested a quote to have a piece of furniture removed from my third floor apartment late in the evening and I received a quote from him very early the next morning. I called to schedule his services expecting he would not be available for at least a few days, but he was available the next day to remove the furniture. He was polite, professional, and reasonably priced. I would not hesitate to use his services again!

Since June of 2010 KJ at Y.I.F. Management & Development L.L.C. has been managing and maintaining the apartment that I own in Brighton. Y.I.F has been performing all tasks needed to keep the place to code and in good repair. I have been extremely satisfied with their response to my needs, and to the needs of the various tenants. They are constantly monitoring the apartment to make sure that it stays in top condition, as well as making sure that the tenants respect the place and the condo rules. I am fully satisfied with the service provided and would highly recommend Y.I.F. Management & Development L.L.C. MT owner Brighton MA

I meet Herman at an open house where he was looking at a multi-family house for one of his investors. While speaking with him, he informed he is a real estate broker and runs his own company. He has a great personality and very knowledgeable in the rental housing market. I informed him when I purchase my first investment property, I would call him. He was surprised I remembered him and called. I am very pleased I did. Herman provided a lot of valuable information about what to fix in the apartment to attract a better client and higher rent. Herman found me a great tenant for my small 2 bedrooms apartment in Revere for $1850. I highly recommend Herman and will use him for my future rentals.

Paul has been extremely professional to date. While we were waiting for our apartment to rent out, he had to coordinate several things for us and as a result make several trip to the apartment. Even though we offered to pay him, he refused. He hand picked the perfect tenant and has been paying us the rent on time. He has always returned our calls and addressed any questions/concerns we have had. We hope to have a long and fruitful business relationship with Marquis Management.

I am the owner/manager of 110 apartments in Ayer, MA. Keith has been handling all of our rental duties for the past three years, and he's done an excellent job. We've been at or near full occupancy since he came on board. I think that his attention to details and his relaxed professionalism is what really sets him apart from other realtors I've worked with.Keith has also helped us in other areas besides just brokering our rentals; he's assisted with unit renovations, coming up with some great design ideas while working with our contractor. he also works with the tenants as a follow up, helping with any issues they may have during move-in. When it comes to paperwork, he's very meticulous. There are a lot of brokers out there who are fly-by-nights, and don't put a whole lot of effort and pride into their work. This guy is NOT one of them. I wouldn't hesitate to recommend him to anyone looking to buy, sell, rent, or manage property.- Larry Tocci, Devenscrest Apartments

Chrystal was absolutely amazing when my fiance and I were trying to find an apartment. We had been searching for months for a place that was within our budget and would allow us to have our dog. Within a week and a half of contacting Chrystal, she had already found us an apartment. We look forward to working with Chrystal again when it comes time to buy our home.

Mike was there for my family when we needed him the most. We have a child under six and it was extremely difficult finding a de-leaded apartment. Mike stayed in touch with us late into the evenings and on weekends. He genuinely felt our disappointments when things did not work out and our excitement when we finally found a place. Mike was very personable and did his job with great caring, concern and was very calm. What a classy guy!! We will never forget him.

I hired Ryan to renovate an apartment in a building I own. He was friendly, easy to work with, and knowledgeable. Ryan worked within my budget and was always available to answer questions I had through the process. I highly recommend Ryan for his handyman and small renovation skills and his amiable personality.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

    • Represent clients who are looking to buy, sell and rent properties.
    • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
    • Determine competitive market prices by comparing properties.
    • Create and publicize lists of properties for sale, including details such as location and features.
    • Market properties through advertisements, open houses and listing services.
    • Show prospective buyers or renters properties.
    • Present purchase offers to sellers for consideration.
    • Mediate negotiations between buyer and seller.
    • Ensure that all terms of purchase contracts are met.
    • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

    • Home inspection: $200-$350 or more, depending on region.
    • Home appraisal: $250-$400 or more, depending on region.
    • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
    • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
Hire skilled professionals for absolutely everything.
