I have used many carpet cleaners over the years. That all changed when I began using EBRR Property maintenance Services. Ed Bilo and his staff are attentive, friendly, and most important, effective in all the ways. I am happy that I hired you for this job. I would never hesitate to refer them to someone in need of any property maintenance services.

Charlie's moving was a lifesaver. They are fast, courteous, and hard working. These are not specialists, so anything very fragile or important, you may want to consider moving on your own. However, for boxes and sofa's and dressers and beds, these guys can't be beat!

Mr. Ray Briggs and his crew did an excellent job of cleaning my carpets. They were prompt, efficient, and friendly. They took great care of my personal belongings and were able to clean my carpets and sofa in my three level town home in under 2 hours. I highly recommend Briggs and would most definitely use the company again. Thanks again Ray!

Dante and FamilyBiz offered timely, good communication. They notified me prior to arrival and promptly and professionally removed a sleeper sofa from the second floor. I would hire them again and give them a strong recommendation for others considering bids from FamilyBiz.

This Pro is very professional and showed up earlier than he originally told me. Which was great. He would have got a five, but a few things had my wife and I feeling that the service was not a 5 star. He does not move any furniture out of the way. So be ready and have your furniture out of the way ahead of time. Other offers I got the cleaners said they would move furniture to clean the entire room. Due to timing of this project and the fact that he was already at my house we let him do the work anyway. Otherwise I would have cancelled. Besides that the areas he cleaned looks great. Carpets are taking a lot longer to dry than what was estimated. Basement level is still very wet. Was expecting the carpet to be much dryer since he uses a truck vacuum. We Hired him and paid extra compared to other pros based on the truck. But don’t see the extra value in it. Beside that he did a great job. I also could have asked more questions before time.

Willie is a great technician. He called way in advance of his arrival to give a heads up instead of just arriving at your door. From the moment he introduced himself to the moment he left he was very personable. He did great work and made sure to describe the entire process before and after the mattress cleaning process. I will definitely contact this company again for future projects.

LGK fixed my recliner sofa in my home. I reached out to several vendors and either they wouldn't come to my home, wouldn't commit to estimate or said they could only partially repair. LGK asked questions, asked for pictures and provided estimate based on pictures. Fixed sofa at price estimated at my home. Easy to communicate with, very responsive and very professional! Would highly recommend!

Nathien was exceptional. He was very responsive, available quickly, and did a lovely job cleaning our sofa, three chairs, and ottoman. I was a little worried to have them cleaned because they are all light-colored, but Nathien made them look brand-new (and they smell great too!). He showed up when he said he would, and he worked very hard and left zero mess. I'll be using him again in the future and recommend him without hesitation!

I was worried about hiring a company to clean my microfiber sofa as the material can be ruined if the wrong cleaning methods are used. They explained the special process for cleaning microfiber on the phone and the technician went over everything again in person. There were some spots on my sofa that couldn't be cleaned but overall, it looks (and smells) so much better and there wasn't any damage to the microfiber. I will get additional years of use out of my comfy sofa!

I was in a pinch because my scheduled cleaner had an emergency. I searched for someone to clean my home and within an hour of contacting Happy Feet they responded. My home feels and smells clean. I was able to get an appointment the same day. The staff was friendly, professional and worked efficiently. Thank you for cleaning my home!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is upholstery cleaning?

From your carpets to your drapes to your furniture, all fabrics need to be cleaned. Cleaning upholstery, or the fabric on your furniture, removes the dirt and oils that are transferred to couches and chairs through regular use. Because furniture upholstery can be delicate and colors can fade easily, it’s often a good idea to let professional sofa cleaners handle the job. They’ll determine the type of fabric — usually cotton, linen, wool, suede or microfiber — and the appropriate method for cleaning it, either steam-cleaning or applying a dry-cleaning solvent. In general, cleaning an entire piece of furniture includes a pretreatment, cleaning, and neutralizing rinse to the body, plus removing and cleaning all cushions and cleaning all crevices.

An upholstery cleaner may clean the entire piece of furniture, on a regular schedule or by request, or do spot treatments to remove pet, food, drink, or oil and grease stains. Furniture can also be deodorized to remove the smell of pets or tobacco smoke. Furniture that’s used often, like that in your family room, should be cleaned once a year to keep it fresh and extend its life. Sofa cleaners often also offer repair services to mend tears in fabric or patch holes in leather.

Who cleans couches?

Even if your furniture doesn’t appear dirty or stained, your couches are collecting just as much dust, pollen, germs, pet hair and dander, and even food crumbs as your carpets. In general, the same professionals who clean your carpets and drapes can also clean your couches. Carpet cleaners usually offer upholstery cleaning services as well, and may offer a discount if you have your carpets cleaned at the same time. Alternatively, you can choose from a range of professional upholstery cleaners in your area who specialize in cleaning different types of upholstery fabrics, including delicate antique fabrics and other hard-to-clean materials such as suede. In addition to deep-cleaning the entire piece of furniture, sofa cleaners can spot-treat food, pet, and oil and grease stains. Most professionals also offer services to sanitize and deodorize your furniture and apply protectants to prevent future stains. As with carpets, experts recommend that you have your upholstered furniture cleaned once every year or two, depending on how much use it gets and whether you have children and pets.

How much does upholstery cleaning cost?

The cost to have your upholstered furniture cleaned depends mostly on two factors: the size of the furniture and the type of fabric. The national average cost of upholstery cleaning ranges from $120 to $150. Most people have multiple pieces cleaned at once, but sofa cleaners will come to your home for just one heavily soiled couch or to spot-treat stains. The smaller the furniture, the lower the cost: A lounge chair may cost an average of $50 to clean, while a couch costs an average of $135 and an L-shaped sectional costs an average of $190. Delicate materials such as antique fabrics or suede upholstery are more expensive to clean than sturdier ones. Having the sofa cleaner do repairs will also add to the cost. Repairs such as mending a tear in fabric or patching a hole in leather may be charged by the task or by the hour; in general, repairs cost an average of $15 each. Special or delicate fabrics may cost additional fees, too.
