The master bath was a full remodel that included moving around the layout of the amenities as well as reworked plumbing, electrical, and wall framing. Anthony and Santos were helpful from start to finish with this project. I really appreciated that they had a professional interior designer on staff to help with design decisions, choosing color themes, etc. The project took longer than expect due to sourcing some materials and uncovering additional surprises as is common when doing renovations on older homes, but the staff was very flexible and accommodating. The work quality was excellent (ask for Jose on your project!). Pricing was great and they didn't nickel and dime you with extras if there's some project scope creep like many others do. There was an extra attention to detail that you don't often see with these types of contractors. I will be using them again for updating the remaining two bathrooms in my house next year. Donna Y. says, "VIP Steemer was excellent in their customer service from the first contact with them. They showed up on a holiday as it was December 23 when the flood happened in our home. They responded the same night after hours and began water restoration services immediately. They were friendly, fast and continued to come back daily until the work was completed. They sent in ladies to clean up the mud left from the water damage after the rooms were dry and they had begun the removal of damaged drywall and floorboards. They were there to help us and jumped in to do the work when our insurance company left us hanging for days and were not willing to send out contractors to begin the process of restoration for days on end due to it being the holiday season between Christmas and New Years. We called VIP Steemer after the initial night of cleanup and found out they could handle the complete process immediately and contracted with them to do the entire job from start to finish. They worked with us on inventory of our damaged and salvaged household goods for the insurance company claim, packaging and storage in a facility in order for the restoration process to begin to restore our house for the contracting portion of the work. It was a seamless process and they were careful to take excellent care of all our goods as if it were their own. Our items were completely safe with them. Julian Iwundu worked with us and developed a relationship with us throughout the entire process keeping us abreast of the progress and inquiring on our satisfaction. If something was not to our liking during the contractor phase, they went out of their way to fix it immediately. Julian Iwundu walked us through how to send our insurance check to the mortgage company to get it signed off so we could get it back to sign it and turn it over to his company when the work was finally completed and was very patient in the process (homeowners may not know that this occurs when there are damages to your property on an insurance claim when you have a mortgage with a large claim). They even brought everything back in excellent condition from the storage facility when the work was completed. We could not be more pleased with the entire job from start to finish. We were sad to see them go when everything was done that is how happy we were to have them around during the time they spent working on our home. We will definitely contact them again if we need any recovery, cleaning, contractor or moving services because of the level of trust they inspired in us."See more

Construction project managers help in all stages of your construction project, starting from the very first step. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire.
