Mr. Carlos did a great job removing mold from my home. Out of all of the contractors who bided on the project he noticed the mold not only in the washer and dryer closet but the bedroom closet as well as underneath the flooring in the bathroom and bedroom. He was very thorough. I would recommend him to anyone who needed this service.

Delightful Contracting was truly a delight to work with. Ryan was the first of three contractors we met with for our kitchen remodel project—a project we waited nine years for! We told him our vision, and he was very upfront about what was realistic and what wasn’t. He even told us things to look out for when reviewing competitor proposals. By the time he left, we knew he was the one for the job. One contractor came in much too high, and commented our budget would only get us materials. The other contractor was over and hour late for our appointment (he ran out of gas), and extremely slow to respond. That didn’t give us a good feeling. Needless to say, Ryan was awarded the contract! He worked with us on pricing, and gave us the most bang for our buck. He went above and beyond his contractual responsibilities. For example, I couldn’t get off work for a delivery. Ryan was out picking up supplies, but left to meet the vendor at my house for the delivery. On another occasion, he cut down a non-standard door to save us the cost of a special order. Ryan has held our hand during the entire process. He suggested finishes, paint color, accessories, and made himself available via phone for any questions that came up along the way. We felt like we were hiring a trusted friend. For this reason, we had no reservations providing Ryan with keys to our home so he could come and go freely during the day. We are beyond pleased with our remodel project, and highly recommend Ryan based on price, attention to detail, and professionalism.

Gios contractors just finished two projects at our home – a new deck and kitchen update project (new kitchen island, molding on existing cabinets). We couldn’t be more satisfied with our experience. Their professionalism, know-how, communication, and technology are second to none. They truly did go the extra mile in completing our projects, doing whatever they could to make sure we were completely satisfied. To say Paul and his friend are amazing is an understatement. Paul solved a toilet clog that had been ongoing for 2 years & we had 2 plumbers before who could not fix it. He was able to remove a towel (accidentally flushed in) that had been stuck deep in the drain for 2 years. Really thankful to the team for fixing a toilet that had been unusable for 2 years. Their charges were very reasonable. Additionally, they also assembled/fixed our porch screen door that had been left partially assembled by a contractor before. The Langway Brothers are amazing. Would recommend them for any job.

Jorge did an awesome job on my staining and painting project. Bonus points for working around the other contractors who were putting in pavers and fixing concrete work on site. I am so glad we selected MJ Home Services LLC for our home's basement waterproofing project. We listed the project on Thumbtack and had 3 companies respond, MJ Homes Services was one of them. One of the other companies came with a complicated and insulting sales process, that had us spending two hours looking at few brochures and lots of out of business company records of former competitors while recommending options to leave our basement busted up with another project to renovate. MJ Homes Services was different. Apart from being the first to respond and show up for a free inspection, they were very professional and studied our home's problems in detail. They were genuinely interested in solving the problem, once and for all rather than just earning the business. They came out twice for pre project assessment. The owner of the company, John, came and lead the design of the solution to remedy our flooding problems. The solution was comprehensive tackling the problem from all directions e.g. Competitive French Drain Network, Landscape Grading, Awning Construction, Sump Pump flow redirection, Concrete Patio Demolition, Surrounding Neighbor Water Flow Analysis etc. When the project started, just like most constructions, the crew ran into issues with valid grounds for variation. Rather, Brian and the team under John's leadership took the professional route to honor their commitment to working within our budget. In fact, the crew were so professionally that they made innovative design and construction choices should have costed us about 5 thousands dollars more for the project. I could not help but think what would have happened if we went with the other company. They would have been so rigid on the approach and inflexible with scope. I have no doubt in my mind that MJ Homes Services was a God sent answer to our home's basement floodings problem because we had spent thousands over the years on different remedies including a complicated sump pump system with another company to no avail. Finally, when it comes to being responsiveness and customer delight, Melissa of MJ Home Services is the Queen of it. She kept us up to date before, during and at project completion. During the project, it was on a day-to-day basis. She was also able to work with the crew to achieve a scope that's truly above contract. I am very grateful to have MJ Homes Services work on our home project. I will certainly look forward to any opportunity to use their services in future.

Hi, Richard and his Ramon complete this kitchen renovation for me 4 months ago. I've a little tardy in giving them my review but its better late then never. They did a wonderful job on my home renovation, though we had some communication issues in the beginning but you have to understand how these contractors work. It felt like forever but not having a kitchen can feel like forever. The complete my whole kitchen, mud room, first floor powder room, and upstairs bathroom within a month. My and my fiance area bit hands on, so we did choose and pick all the materials that you see in the picture and we bought most of the materials and had it delivered to the house. They are down to earth guys, and sometimes you have to hold them by the neck but they still did a wonderful job. Everyone loves the kitchen now and its going to give my house sell appeal when its that time to upgrade.

Mike and team did a fantastic job today. I requested for a junk removal service initially. When I spoke to Mike over the phone, I explained to him what other thing I wanted to get done to see if his team could offer me a one stop shop. Mike was able to give me a quote rightaway without hesitant. Mike was extremely well communicated on pricing, arrival time and estimated time for completion. We maintain communication prior to the day of the job and I was impress with how responsive and polite Mike was. I took pictures of the stuff I had and he was really confident that him and his team can do all of it in one trip. My husband and I was skeptic at first but we decided to give Mike and his team a try. We want to respect our contractor’s time as well as our time. We already did all the initial work and move our stuff to the garage and front door, making it easy for just to lift everything into the trunk. Mike didn’t ask us to, but we just renovated our floors and re-painted our walls so we didn’t want the moving of stuff up and down the stairs to stratch any of our new flooring and walls. Upon arrival, the team got to work right-away. The inspection of the junk was about 5 minutes, then they just started breaking the furnitures into smaller, packable pieces for the truck. I didn’t even know they can do that. The team load the junk in our entire garage, the mattresses, and finished the caulking service I asked for initially in an hour and half. Total trip for moving our mattresses to another location and loading the truck full of junk takes about 3 hours. That was pretty impressive. They were all included in the price quoted upfront. Note that I specifically described what I wanted done and distance travel prior to the day of the job. I’ve used many movers and haulers in the past and I wasn’t happy with the results. This was why I always try to look for a better team that I could trust. Thanks to Mike and his team, now we know who to call for our future projects. Will definitely use their service again.

Approximate Cost: $45,000.00 Description Of Work: Total remodel of third floor master bath, small addition and remodel of second floor bath to add shower, moving laundry from basement to second floor, painting, general repairs, structural repairs. Member Comments: Larry is a character! When we first started asking contractors about our renovation project, everyone was excited and optimistic . . . until they brought out a tape measure. We have a tiny downtown rowhouse and as it turns out there was almost no way to fit what we wanted (a second shower and laundry room) into the footprint of the house. Larry was the only one we talked to who could figure out a creative (our CHAP rep said "innovative") way to do what we wanted to do within our price constraints. Larry listened to our needs and budget and really made it work. And we love our remodeled house! The job was not perfectly "seamless." There were little details that went unnoticed without a few reminders, and a couple of things that either needed to be fixed or redone. As with any contract, it is very very important to be clear up front on the scope of work and budget for fixtures, etc. or you may end up in a Home Depot in the middle of the night looking for the only faucet in your range. And paperwork is not Larry's forte, so if you are doing something like a 203k prepare for some emails for documents, etc. However, in the end I can say that Larry took on and worked with us through a very complicated job, complete with 203k delays, complex permitting, surprise structural repairs, and various long standing leaks. Larry's crew was up well into the night getting the job done so we could move back in on time, and returned to fix an ongoing gutter leak until it was right. The work is beautiful and really adds to the value and functionality of our house. And Larry was very responsive to our cost constraints and concerns, and returned texts and emails promptly. And I truly appreciate all of the work that he did for us to ensure that we were able to meet a tight budget for a lovely home.

What is a general contractor?

A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule.
