I had a large single family house that needed to be demoed and within hours I given Ed a call. Other contractors I knew were not qualified to do the job and had total faith in EBRR handling the project. Ed beat all of the other estimates I had for the work and the quality of work was superb! Make sure you have EBRR do all your demolition needs.

I can’t say enough about what a great professional and thorough job Kelvin did! He came out within hours of my request, bought all the material he would need, and fixed the piping under my bathroom sink. It didn’t take long at all and he is the most reasonably priced contractor thus far! Thank you and I will be using you again for several projects!

Mr. Carlos did a great job removing mold from my home. Out of all of the contractors who bided on the project he noticed the mold not only in the washer and dryer closet but the bedroom closet as well as underneath the flooring in the bathroom and bedroom. He was very thorough. I would recommend him to anyone who needed this service.

After meeting with four different general contractors, Mr. Marvin Guzman with Baiza Construction, Inc showed his best attitude to take part on a serious complete home improvement we had for our 1956 home. He didn't only provided a quick estimate, But time frame to complete and over all his price. My project was based on a full 2 bathrooms remodeling, plaster walls removal/replacement, insulation, plumbing, electrical, kitchen remodeling and about 2500 square foot of hardwood floor installation. My best recommendation to future hires and families of his great quality work. My contract worth 86k were put on the best hands.

To say Paul and his friend are amazing is an understatement. Paul solved a toilet clog that had been ongoing for 2 years & we had 2 plumbers before who could not fix it. He was able to remove a towel (accidentally flushed in) that had been stuck deep in the drain for 2 years. Really thankful to the team for fixing a toilet that had been unusable for 2 years. Their charges were very reasonable. Additionally, they also assembled/fixed our porch screen door that had been left partially assembled by a contractor before. The Langway Brothers are amazing. Would recommend them for any job.

I needed someone to refresh and re-design my laundry room (if you can even call what I had a room!). Patrick came over to look at the present situation and the surrounding areas. Within a very quick time, he visualized a design, analyzed the pragmatics, and suggested in a clear and reasonable fashion a possible alternative. I had had no ideas of my own, but I knew a change was necessary. I liked his ideas and his quote was reasonable, and so I decided to proceed. Patrick dove in, repurposing old materials from the minor demolition, as well as acquiring new, appropriate, and improved materials. He was creative, hard-working, conscientious, problem-solving, responsible and timely, and always excellent with his clean-up. And his skills were versatile: carpentry, painting, minor wiring and moving of light fixtures, minor plumbing and moving of plumbing fixtures. The result was fantastic aesthetically and way more comfortable than the original layout. Additionally, the surrounding areas were improved, as the flow was changed, i.e. one now loops through the laundry room area from two entrances. I am thrilled with the new space and Patrick was a pleasure to work with. It is rare to find someone of his talents, spanning from construction knowledge and hands-on home repair to final decorating vision and implementation. I highly recommend Stare's Restorations.

Jorge did an awesome job on my staining and painting project. Bonus points for working around the other contractors who were putting in pavers and fixing concrete work on site. I feel I got an excellent price. And finally I was impressed that he kept me updated. He did everything right. Great job. Will call again.

Thumbtack and other similar sites have always been my primary source when selecting home service firms, as I appreciate the feedback/reviews and have rarely been disappointed - my recent experience with Victor H. Landscaping Services was no exception. The owner, Hugo, responded promptly to my call and came out to give me an estimate within two days. We recognized the importance of hiring a contractor who is (MHIC) licensed, insured and bonded, providing assurance workers are fairly compensated and a lien isn’t placed against our home in the unlikely case of injury. Our recent experience with Victor H. Landscaping was our introduction to the company and we were pleased to enjoy the level of quality service and reasonable price which characterized its positive reviews from other customers. It is without hesitation we recommend the service firm to others and happily add our own positive feedback (on both price and quality) to the already published outstanding reviews!

I am so glad we selected MJ Home Services LLC for our home's basement waterproofing project. We listed the project on Thumbtack and had 3 companies respond, MJ Homes Services was one of them. One of the other companies came with a complicated and insulting sales process, that had us spending two hours looking at few brochures and lots of out of business company records of former competitors while recommending options to leave our basement busted up with another project to renovate. MJ Homes Services was different. Apart from being the first to respond and show up for a free inspection, they were very professional and studied our home's problems in detail. They were genuinely interested in solving the problem, once and for all rather than just earning the business. They came out twice for pre project assessment. The owner of the company, John, came and lead the design of the solution to remedy our flooding problems. The solution was comprehensive tackling the problem from all directions e.g. Competitive French Drain Network, Landscape Grading, Awning Construction, Sump Pump flow redirection, Concrete Patio Demolition, Surrounding Neighbor Water Flow Analysis etc. When the project started, just like most constructions, the crew ran into issues with valid grounds for variation. Rather, Brian and the team under John's leadership took the professional route to honor their commitment to working within our budget. In fact, the crew were so professionally that they made innovative design and construction choices should have costed us about 5 thousands dollars more for the project. I could not help but think what would have happened if we went with the other company. They would have been so rigid on the approach and inflexible with scope. I have no doubt in my mind that MJ Homes Services was a God sent answer to our home's basement floodings problem because we had spent thousands over the years on different remedies including a complicated sump pump system with another company to no avail. Finally, when it comes to being responsiveness and customer delight, Melissa of MJ Home Services is the Queen of it. She kept us up to date before, during and at project completion. During the project, it was on a day-to-day basis. She was also able to work with the crew to achieve a scope that's truly above contract. I am very grateful to have MJ Homes Services work on our home project. I will certainly look forward to any opportunity to use their services in future.

J-Construction is awesome!!!They were very friendly, did great work, and were very reasonable. It's scary when you use these services because you never know what you may get. J-Construction relieved all my fears and exceeded all my expectations. Jaime understood the scope of what I was trying to do and knowing I was on a limited budget, made helpful suggestions that I hadn't thought of that saved me money. They did absolutely beautiful work; I am happy to have found a contractor that can do so much and that I can trust. I was having such bad luck with contractors that I feel so lucky to have found them. I plan to use them for any and all future projects. I highly recommend J-Construction, you wont be disappointed.

A tree outside our house was struck by lightening and threw branches on our house. It wasn't until three months later during a series of torrential rainstorms that we discovered it punctured our roof (all the contractors missed it!) and was leaking. Wilder came out and inspected the damage within hours of me contacting him. He gave a fair quote and returned as soon as it was safe to complete the repairs. He was timely in his work and even did a little more shingle repair than we originally agreed upon (he discovered more in need of replacement when he was up there). He took pictures of each step of his work to show that he did the work he promised, and followed up with me at the close of business to confirm the work was okay. Wilder made a very stressful event pleasant to fix. We plan to contact him for future repairs and recommend him to our friends.

I hired Goggin Floor Installation and More to do several projects at my house to include installing a new kitchen floor, putting up light fixtures, remodeling 2 bathrooms, crown molding in the dining room, building a new pool deck, and outdoor electrical work. I could not be happier with the results of all of my projects!! Dave Goggin is the best handyman service I ever experienced, he is extremely reasonable, honest, trustworthy, and truly cares about each project he takes on, but more importantly, he cares about the customer. When I initially put out my request on Thumbtack for service, he contacted me right away, came out to my house the next day to give me an estimate, and had the estimate prepared that same night. I had other contractors come out as well to give estimates and it is now over a month later, all of my projects have just about been completed by Dave Goggins, and I am still waiting on estimates from the other contractors! Dave is also a great communicator. He walked me through every step of each project and always maintained communication. He has been in the business a long time so was able to walk in to every room or project and visualize exactly what I wanted then give me recommendations and feedback on what would work best given his experience. He also had the experience to give accurate on the spot estimates. I went with every recommendation that Dave had and I am very pleased with how everything turned out, way better than what I had could have come up with! I have Dave on speed dial now and I plan to use his services for every project I have around the house. I give him 5 stars!!

My experience with Mike was awesome from my initial email to the minute he completed the work. It is difficult to find a contractor who is honest, knowledgeable, fair, professional, and friendly. Mike is the total package and no job is too big or too small for him. My closet shelving and hanging rods fell to the floor one morning. One company said it fell because it was cheap shelving and quickly provided a $745 solution. Mike saw that it wasn't the shelving but that it was installed incorrectly. He was able to reuse the shelving and recommended a way to increase use of space in the closet. He ended up improving both closets in that room, and 3 other small projects I had been unable to address; and the price was right! Mike is now my "go to" contractor for all projects in my home. I trust him, his knowledge and his work!

David did an excellent job painting the inside of my home! It's not easy to find trustworthy contractors in Potomac, most try to scam you into something you don't need or charge a ridiculous price because of the area. However, with David, my husband and I could tell immediately that he truly cares about the service his business is providing, and wants you to be happy. He was very quick to respond to my call, gave me a great price, and made sure that I was happy with everything before he left. He was also clean! Very skilled painter.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
