Hired a contractor a few years ago to build a deck and he totally cut corners and Mickey moused the job. I'm selling my home and when inspected the deck was found to be a serious danger. John answered my request the day I put it in, as did a few other contractors. I needed this done ASAP. It was not an easy job but he gave me ideas on how he could fix the mess and told me he would give me an estimate and could begin immediately. The other contractors seemed to be overwhelmed at how they could repair the deck but said they would send an estimate anyway. One came back saying he couldn't see how it could be done without total destruction and reconstruction. Another told me it would take no less than a week with a couple guys and I would lose some footage on the deck. His estimate was also more than double johns estimate. John got this job done in about 3.5 days. My deck looks better than it ever has. He treated me with respect, courtesy, and was extremely professional. He even cleaned up after he was done ( I've always had to clean up after other contractors). If you want honesty, professionalism, and respect, John Phair is who you need. You will not be disappointed. I've hired many contractors in the past. I've always been made to wait, found the job was done wrong but the guy disappeared, was lied to, and my last guy before John never finished the job because he ended up in jail for arson and his wife is harassing me to pay for the entire job. Finally ONE GUY that made me feel like I actually mattered as a client!

We have been using Hill Cleaning Service for approximately six months. Karen is very detail oriented going back through the house to make sure she didn't miss anything. The house is very clean when she is done. We have been through several house cleaners as they seem to drop in quality of work as time goes on. Karen has maintained her high standard and I would recommend her. Rose W.

Bruce Montville conducted his job very professionally. The job site was always left neat at the end of each day and the quality of construction was excellent. Bruce was very good about making sure that loose ends were tied up which cannot be said of many contractors. We are very pleased with the final result. We get compliments from passersby every day.

Steve was incredibly helpful and patient with me as I evaluated options to re-do the exterior of my house, giving me multiple budgets and alternatives as well as an honest evaluation of the condition of the existing siding. Once he got started, Steve was punctual, his crew was friendly and respectful, and they finished the job in exactly as many days (12!!) as they anticipated and stayed within budget. After a horrible experience last year with a contractor; who charged thousands over their quote, left me with no stairs for 4 weeks, and overall left me feeling screwed, working with Steve was like having a family friend work on my house. A true pleasure and I can't wait to have him back for more interior projects!!

Mike was punctual and responsive from the get go! His estimate was more comprehensive then any I've had from other contractors. He took the time to help me with design and budget options. Even when there were changes he was always accommodating and enthusiastic to get the job done right. I would hire Mike for all my home improvements in the future. Brad C.

We had a storm door which was poorly installed by another contractor and was the wrong size. That contractor was unresponsive to our calls. We again contacted thumbtack and Mr. Sheehan responded that afternoon, measured the doorway, explained the problem. The next day he and his assistant installed a new Anderson door which is the correct size and fits perfectly and works as it should. However, we did think the labor charge was somewhat high.

Bob and his crew have done two significant projects for our 1870's home. One was our large barn which needed sill replacement, rock foundation repair, some joist repairs, a door replacement and a partial wall construction. The second job was on the main house and involved reconstruction of two sets of stairs, one with concrete, mortar, slates and wooden handrails. The second set of stairs involved wooden stairs and handrails. Handrails and steps were also added to one barn door and handrails were added to steps from a sun-room. I was very pleased with all aspects of the jobs and would highly recommend RH Bennett and Sons Construction. W.L. Harrison

Lucas built a superb addition to our home--two story garage and apartment above and completely remodeled our home. Extraordinarily responsive to our questions, to our changes as the process unfolded and numerous trips afterward to fix minor problems. I would recommend him to anyone who wants quality workmanship, someone who listens and who responds quickly at all times. First rate and I plan to use him again and have recommended him to others

Orson was a lifesaver! I had 3 other reputable contractors agree to do the job which was drywalling two bedrooms and a bathroom and they all were no shows when it came time to start the job. Orson started the day after I hired him. His work and work ethic are unprecedented in this day and age unfortunately! He did have a few issues with a subcontractor that he used for the mudding portion but I don't blame him for that and he did his best to manage the issues that arose. I would highly recommend Blue Jay Carpentry for any work! He's not only a professional and a hard worker but also an amazing artist as well as being helpful with design ideas for unique spaces.

Wayne has done every job in my home. From start to finish! I have tried others and always ended up calling Wayne to fix or just finish the job. He built my wife a walk in closet in great time and was very affordable. He takes pride in his finished product. He has done my roof and also redone my bathroom. He can do anything that you may want done in your home. I trust him and with his 40 years experience, I know the job will get done right!

They were very respectful the whole time. Paul went out of his way to make sure everything was exactly the way I wanted it. Their work and attention to detail definetly spoke for itself and it was great because they handled everything so i didnt have to make a thousand phonecalls to different contractors..

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.
