When you work with SHIFT Property Management, you are working with individuals who are attentive and responsive to the needs of both the property owner and the tenants. There's no "too busy" with SHIFT -- they are always available and have the resources to complete projects in a very timely fashion at competitive rates, whether it's a work request from a tenant or seeing the property through its required Grand Rapids Certificate of Compliance. SHIFT picks up the phone when you call -- that's essential to a business taking itself seriously and understanding the needs of its customers. SHIFT can vet tenants and rent properties -- something not to be taken for granted -- and they can provide property owners with excellent rental rate analysis, too, which is very helpful when adding properties to a real estate portfolio. SHIFT's online portal for reviewing income and expenses is well designed and easy to understand, allowing property owners to see individual line items with back-up documentations (work orders/invoices). If you want good stewardship of your rental property -- go with SHIFT Property Management. D. Sparks

    About

We provide the better way to buy and sell real estate. What makes us better? Note: If you are serious about selling your home, please take the time to learn about what makes us different from other real estate companies in Grand Rapids. 1 - More Choices to Sell Your Home in Grand Rapids We provide more plans, more choices, and better options! You are selling your home and deserve to have better options that fit your goals and budget. Keep more of the money you have invested in your home over the years. Click here to see all our plans to sell your home. 2 - Way Better Marketing (Yes, we said "way better") Other companies rely on their sales professionals to market your home. Well, we thought it would be better to have a real estate marketing arm to handle that. So, the only thing our agents do is handle the other hundreds of things that go on with selling your home. Oh, don't worry. We don't outsource this marketing. We are local, and we can even stop by to say hello. Oh, and when you are working with us, you are working with an agent that actually lives in the area where you are buying or selling your home. Other companies don't even care if you are assigned an agent that lives 30 minutes away! Be seen on thousands of real estate websites! 3. Way Better Service (Yeah. We said it again.) The little things matter. I remember once when my car broke down and needed a tow. I called a towing company; they came out, did their thing, and all was good. But later, they not only called to make sure things were going o.k., if I needed any additional contacts for a mechanic. But I also received a thank you card in the mail as well. You know what? I kept that card and told a ton of people about their service! So yeah, we like to not only go above and beyond for our clients, but we love to do all those little things that really count too! 4 - Saving You Money We have plans to fit any budget. It's your home. Why not sell it how you want to and save money at the same time? Take a look at all of our plans and find one that you love. Have questions or want to change something? Let us know. We are here for you.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

Hire skilled professionals for absolutely everything.
