I hired Barry to do several jobs around my house. He replaced the door sweep on my front door and fixed a flapper on a toilet for me and did some caulking in my bathroom. He also removed some laminate flooring in a room and will be painting several rooms for me. He is very professional and always responds in a timely manner I feel confident hiring Barry and would highly recommend him to anyone needing home improvement or repair tasks.

We had a small repair job in our restaurant. We also had a small window of time to complete the job, since we open at 7:00 am every morning. Julio worked on a Sunday so as to not disrupt our business flow. Very nice job. Fast and efficient. We will use Julio for other R & M needs at Milton's.

Gene was great! He was on top of every detail and made sure that the sub-contractor's work was good, even if that was asking a few of them to come back and fix mistakes. We will use him again for future projects and highly recommend him!

I hired Nick (Top Notch Roofing) and his team to reroof my house in September 2016. Overall I was satisfied with the job that was done. Nick is patient, creative, and committed to customer satisfaction. My project included working with a second company to insulate the roof at the same time that Nick's team was re-roofing my house. When the insulation company increased the scope of their work at the last minute, Nick was flexible to accommodate those changes. He also stepped up with a plan that would keep the project on time. There was minor damage to the inside of the house from the roofing work but Nick was accommodating in making those repairs. I received estimates from five roofing contractors and I found Top Notch Roofing to be price competitive. I recommend Top Notch Roofing. Nick takes pride in what he does. You will be well cared for.

We are so pleased with beautiful craftsmanship of the recently completed remodel of our employee break room. From the moment of my first phone call with Bruce Stasch , I knew we had found the right person and company to complete a very challenging project. He provided a free estimate, and was patient with our questions. He always responded in a timely manner to all calls and emails, which was much appreciated by myself and the management team. There were no surprises with the estimate either. The kitchen back splash tile and granite counter tops are fantastic ! Plus they cleaned up every step of the way- no mess left. We would highly recommend Apex Construction & Tile for a business or a residential remodel project. The professionalism and courtesy demonstrated by Bruce and Jordan was outstanding. Thank you !

Kel did several projects around our home including electrical work, rehanging closet doors, and re-engineering a tricky down spout. Kel listened carefully to what we needed done and developed a work plan which he shared at the start of each project. We really appreciated Kel's careful attention to detail and thoughtful approach to the work. Kel was reliable and got all the work done quickly and with a minimum of disruption. We highly recommend Kel and Studio Rebus and will definitely call again as home needs arise.

See for yourself. Could not be more satisfied. This is just the front. The backside got even more work to include a patio door, lighting, deck, and new cement work for a patio and sidewalk. BARC also took care of some badly needed electrical work, & chimney repair. The quality of the windows is unmatched and comes with a lifetime guarantee. (Window issues solved forever). My home, to include the garage, is pretty much maintenance free now with the new siding, windows and gutters. Best part is the whole process, aside from really quality workmanship, was how quickly this big job was completed. It never felt like a rush job, and it didn't drag on either. These guys stuck to their projected time frame and got to work to complete the project. Digging into this project, a couple of fairly serious issues in the existing structure became apparent, water damage rotted a garage wall, and ants were making a home in the living room wall. BARC fixed these issues without a losing time or cleaning out my checking account. If you want windows, or a couple of up-dates, they can take care of you. If it is a major overhaul with unforeseen issues, they still take care of you. Keeping all this work coordinated, me updated, and always available for any questions, concerns, thoughts was Jim McCrank. The guy is really easy to work with and none of that "slick salesman" nonsense. So pretty impressed with BARC from my first contact with them all the way through the process and the finished work. Very satisfied on my end and highly recommend BARC

We hired Nate after soliciting several bids for repairs to our large redwood back deck. We are THRILLED with the work he did. He was thorough and professional throughout, from his initial correspondence in response to the request for a bid, through the completion of the project, communicating regularly regarding progress in the order and delivery of materials as well as written updates of the work progress. He was tireless in his search for the very best redwood for the project and it was definitely worth the diligence. The wood and his workmanship are beautiful. As soon as the wood was delivered, he worked efficiently through the project and his site prep and cleanup were greatly appreciated. He is knowledgeable, professional, dependable and does fantastic work. We will definitely call him again if we have need for further home repairs or improvement.

It is so hard to work with insurance to get the right amount money to fix damage done to your home. I am so glad we had Andrew and team on our side! Andrew came a couple times to evaluate the extent of the work then worked with our home owners insurance to get us 6 times the amount of money that was initially thrown at us by the insurance adjuster. He was very adept at maneuvering through the red tape, etc. Even then, with Homestead's persistence, it took us several months to put our home back together after a 3rd floor toilet overran all night!! Darn insurance companies! Despite all that hassle, Greg was a great project manager and the subs were all respectful, on time, and communicated well. I would definitely hire Homestead again.

The project was a siding replacement for house and garage. Half of the house is two floors. In total there was about 2400 square feet of floor. We used heavy duty vinyl siding. There were a lot of lights, doors, windows, corners, etc to work around. The crew did excellent work meeting these challanges. Additionally, we went with full metal cladding for all window & door trim as well as fascia, and veranda support structure. The metal cladding was formed on site and perfectly fit everything it was applied to. The crew was here at 7:00 am ready to start and worked till after 6:30 pm. Mr. Lessard was here most of the time when he wasn't retrieving additional materials that were needed as the work progressed. The result was a project that went smoothly from start to finish. It is now a year later and there have been no problems due to winter weather or spring storms. We are totally happy with the results and have no regrets for choosing to go with Tier1 Restoration.

Job Scope: 1). build 24' x 32' garage w/9' double+ vehicle door & attached 8' x 24' covered porch, in backyard 2). convert existing attached single car garage into house to expand kitchen, livingroom, & dining room. Conversion to have a french door w/. Timbertech deck facing the street & glass door with side lights facing backyard & new covered garage porch. 3). Refinish old oak floors to match new addition oak floor; change out millwork & interior doors to match. 4). Reinsulate old attic 5). Install 2 egress windows in basement. 6). Upgrade downstairs bathroom 7). Upgrade electrical service to home & cable lines. RESULTS: We have lived in this house since 1984 and I have never been so comfortable to the house. Plenty of elbow room to relax and entertain, where it was once loud and crowded to the point of nerve racking. The curb appeal is great. Our house has never been so warm (existing furnace was not changed out) - no cold spots, no ice dams (a first). We interviewed 5 general contractors to rehab our home, we did not know Morgan until we met to discuss this work. Morgan is a top shelf person of honor and integrity, he lives up to his commitments and his finished product is outstanding. My wife and I would reccomend Morgan for any home construction project (and have). Thanks Morgan - job well done.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
